I started dabbling into real estate for a year now, got my house, and renovated 1 room, got my building permits & hired contractors, to rent it out on Airbnb as a separate studio, with a bit of luck, I got a long term tenant & a mid term tenant (Or as other people would say a roommate :/). Now I'm counting my money & fixing maintenance issues whenever they come. From that I understand the need and value of small real estate projects, for the life of me, I can't understand why people go all in with people they don't know with no oversight.... Hell, when I hired my contractors, I not only checked on them every 20 min, I would bring water bottles or stuff just to find dumb reasons to talk and see the project coming alive, I would send emails every 2 days to get update, when their was delay because of waiting on the building permits(and their always will be) I made sure to get in writting what we would do if permit get approved or denied, and lastly i looked at my cost religiously on a excel graph. I can't understand how you would blindly trust someone....

We have a friend who is bald on the top of his head; had been like that from his early 30s. At the age of 55 he went to a 'doctor' that told him he could grow his hair. He had taken us with him. When we met the 'doctor' , the doctor was totally bald! In our friends language, our friend was told, "so this doctor is charging you $8,000 guarantee to grow your hair and he is bald?" The friend laughed so hard and we all left that doctors office and our friend never looked back. The waiting room had 10 other unfortunate prospective patients ready to be scammed.

The promoter holds free real estate seminars, offers 4 days for $200, and then pitches a master real estate session for $35,000.00. The promoters hide behind LLCs and states where this is tolerated. This is 95% of the seminars offered today! There is no real estate market in the USA.

@Orlando, I would love for you to talk about those multifamily training courses that people spend $20k-$40k to learn about multifamily. My friend and I spent money on a coaching course and found out later they are crooks. My friend actually found a multifamily property and closed on it and now is not getting any or her investment back that they promised. Now they are ghosting her. She is in a big lawsuit with the major coaching course/company regarding her role in the multifamily property. I would love for you to interview her and I so no other people can get scammed out of their money. 😢

Here is an example, I watch every day on zillow. 2 acre property, home over 100 years old, livable, 125k sold in 2 days this month. Good area. They are out there but far and few in between and you have to be on point and have cash. Do yourself or hire reputable contractors. You could make a hundred grand in six months to a year.

There is always 2 types of people who fall for this scams, the people that is married or have some relative that is rich or have a lot of money and that they will try anything to get to the same level, even if that means losing or risk money, bottom line is not their money most of the times so they dont care if they get scam, and also most of the times young people who think they have time and skills to be reckless with their money. The second type of person is the real beginner, someone who just want to start on this kind of investments but have no clue about what is going on, specially elderly people or middle age that try to catch up with the "young trends" and that are easy to trick in to this numbers because they never see such numbers in their lifes so they dont know what are they talking about. Any other kind of person either are part of the scam of get some other kind of benefit of of the scam, is that simple.

If you bought silver before march this year 22 to 23 per ounce than sold it in may june or july its up between 28.50 and 30 per ounce now, you would have made about 20% return on investment in 3 to 6 months, but too late now its leveled off at 28 to 30 oz now

A friend of mine was a flipper. He did a great job and did well. Again, people like these give flippers a bad rap. If you're gonna flip, do it yourself, know what you're doing. My friend tried to get me to start flipping, but it just wasn't for me. It is hard work and I'm just not that handy with the tools. House across the street from me was flipped. 30 days after she closed on the property she had it gutted, renovated and sold. That's how it's done.

What you are witnessing is Atlanta is a big target 🎯 area. Many years ago you saw real estate investing programs being sold like Carlton Sheets. Those programs would come to town advertised on TV and people would show up at the hotel ballrooms to buy the $1,500-$2,000 program then the upsale coaching. No pun, to Mr. Sheets he's just one that I remember. Now days they only sell the dream and take the victim's money. At least you had a program whether you were successful or not.😢
