I’m in Ohio and the housing market here over the last 7-8 years is unlike anything I’ve ever seen. Homes that were bought for $130K in 2015 are now being sold for $590k. I’m talking about tiny, disgusting, poorly built 950 square foot shit boxes in quiet mediocre neighbourhoods. Then you’ve got Better, average sized homes in nicer neighbourhoods that were $300K+ 10 years ago selling for $750k+ now. Wild times.

Home prices will come down eventually, but for now; get your money (as much as you can) out of the housing market and get into the financial markets or gold. The new mortgage rates are crazy, add to that the recession and the fact that mortgage guidelines are getting more difficult. Home prices will need to fall by a minimum of 40% (more like 50%) before the market normalizes.If you are in cross roads or need sincere advise on the best moves to take now its best you seek an independent advisor who knows about the financial markets.

I wholeheartedly concur; I'm 60 years old, just retired, and have about $1,250,000 in non-retirement assets. Compared to the whole value of my portfolio during the last three years, I have no debt and a very little amount of money in retirement accounts. To be completely honest, the information provided by invt-advisors can only be ignored but not neglected. Simply undertake research to choose a trustworthy one.

I smoked for 40 years. I knew I had to quit but I just couldn’t. I tried and tried but I’m just not a good person🤣 But, I found a vape pen setup that tastes and feels like a real cigarette but it’s only water vapor with nicotine. You can start with a big dose of nicotine and gradually lower the amount until your just puffing out water vapor. It will solve the biggest issue ALL SMOKERS HAVE WHEN TRYING TO QUIT, the matter of what to do with your hands and the motion of smoking ??? These things saved my ass and I quit!!! Be careful what you wish for. A crash could mean fire sales, but it could also mean banks tightening lending standards. Getting a mortgage might be tough.

I totally agree with you, Ben. The indicators are all there - inflated prices, increasing foreclosures, and tightening lending standards. It's going to be tough for a while, but those of us who are ready will find great deals during the downturn.

A contractor bought it and will rehab it. Remember supplies are DIRT CHEAP it’s the LABOR THAT IS 80% of the cost!!!!!!!!!!!!! Sheet rock in bulk is $7.50 a sheet!!!!!!!!! Reccessed lights 4” are $20 each!!! Light switches are $5 each with the cover!!! Cabinets for these apartments are Chinese Special style $2000 per unit with a countertop!!! Paint is $80 per 5 gallons in bulk. Vinyl flooring is $1.95/sq foot it ain’t nothin!!!! The plastic siding is dirt cheap also! The guys who bought this don’t care about the 9 million, it’ll cost them 1 million for all units and 400k to fix the parking lots

Whew! This episode had a nail-biter vibe. Almost a war type aspect. If you've been watching 5 or so years, to see what Ben has done to those sons--creating 3 age levels of soldiers at different levels of involvement and skills-and himself as the General, who can more or less put decisions in their hands, but still fund/guide as needed, is amazing. It's been a rough ride, but it's a smooth operation now. I would say he can sit back and make fishing game commercials, but Ben is NOT a "sit back" kinda guy.

What Ben is saying at the end of this video is some of the most valuable information people should hear. I have a mortgage up for renewal in November that we have had for ten years at incremental 5year. Never remortgaged on a home we live in with a one bedroom rental unit that has had out fairly share of tenants from he'll. Paid 450k have about 220k in equity in it now. I'm Newfoundland Canada where demand is higher than most of North American for housing and rentals. Ben's insite on everything has been great over the years but I value it more than ever these days. Thanks Ben. Lots of money to be made here in newfoundland if you got money to make the money! Cheers

Most scrap metal goes to China 🇨🇳 Who else is still in manufacturing and needs the materials? Just China and México. The Chinese are here in México City basically taking over the factories and laundering the cash for the cartels. The funny thing is, the Chinese love tacos with all those cuts of meat gringos are scared to eat like Ram's head, tripe, intestine, brain 🧠 etc. You know, everything you think is NOT in a McDonald's burget.

That buyer must've been all cash, but that still doesn't make sense with the amount of capital you'd need to fix that amount of obsolescence. A lot of multifamily buyers in suburban areas have been getting hosed for the past year because they weren't hitting their pro formas for rent bumps, buying at insane projected cap rates based on rents they could never achieve. Even if this buyer isn't working with a lender, I don't see the upside at the price they paid with the amount of work they'll have to do. You guys were 100% right to pass- pray and delay is a good one, but you can only extend so far. Lenders don't want to be taking keys back but at some point those loans mature, and once we see the cascading effects of extensions timing out, Ben's right that a correction will probably happen.

They probably intend to do something else with the property or expand, wouldn't be the first time some one redeveloped and old property there's a lot of land there for a new vision. I think about redeveloping old properties all the time with tear downs and expansions......or they just aren't that smart and are about to lose their shirt.

Ben would love to see you travel the US evaluating different markets. In Nashville, Vegas, Austin there are just neighborhoods that are built and unoccupied. There’s fields of flattened land with sidewalks and no homes.

I used to sell big apartment buildings way back before 20 years in NNN. If area is sh&t it doesn't matter how nice you make the units you get lots of tenants that will trash the place. Talk to any hard money lender that knows areas block by block. The over spenders who buy this auction stuff usually are newer syndicators trying to buy anything to make a fee and give a crazy pro-forma to LP's to induce investment. You literally would have to buy up blocks of the area to change the outcome of the investment. I have friends who do that but it can be a 10 plus year journey or longer and success is not a given. Forget this auction stuff. Call up lenders with loans on the multifamily that are in trouble and see if you can buy the note at a discount if in a foreclosure friendly state. Then go to property owner and do workout or let them off the hook to give you the property back.
