Vegas developers can hit the mark when it comes to the bones of a property like this BUT completely miss the mark when it comes to the finishings of the home. This house has great bones but a very underwhelming finish with a lot of patterns and materials that do not compliment one another and were outdated as soon as they were installed.

It’s a nice home for someone. A real nice home. But as a Chakits sub. I only have one issue with this showing. And that’s at the 5:00 minute mark. “The videos, I’m not going to take to long on this video is due to the fact. I think it’s over priced. Some are dated when compared to the other houses comparative market analysis. With 11 M , compare this to a brand new house, I’ll just go for the new construction one. If they’ll priced this for 5 M, then it’s competitive. But 11 M, no. Thanks for the tour! You’re awesome man!

While I certainly can appreciate a high-end custom home, I don't understand builders making this kind of investment given the water situation in Nevada and the SW in general. Additionally, $11+ million in Henderson? Way to hot in the Summer months to enjoy the outside so this is essentially a 4 to 6 month home. So Chakits, what is the average time on market for a home like this?

I decided not to move to Vegas because of Lake Mead. It's what broke the 🐫 back after the extreme high cost of housing there.

Hi Finn. Las Vegas does not have a water issue, a very small percentage of the water used by the city only comes from Lake Mead. Average days on the market right now is 55 plus days.

@@chakits1 i wasn't until i seen this, now vegas is a maybe. i have been looking at florida. i am in a wheel chair and this place with those matching interior and exterior walls and then there are no-steps entering the building. add an elevator and a third floor and it could be as perfect as i would settle for. the reason is that portland, or. is now a third world country, it is sickening what you see as you enter portland. and the police spend more time administrating narcan to over dosing addicts then anything else. that is politics oregon style now.

So would I live in this home no way it's to big for me and $12 million come on man I wouldn't buy it even if I could I have no need for all this space but if I could borrow it for week just to sleep and shower in it hell yeah I would.
