For anyone who doesn't know: the federal Pacific electrical panels are very likely to not trip when they're supposed to. The wires just keep heating up and they'll burn your house down. If you're considering buying a house but it has this panel, I say buy a different house. Unless you plan on doing other (usually extensive) renovations along with it. Also, negotiate with the seller to have them replace the panel before you close. It's much easier to get insurance that way.

That garage door opener install reminds me of the place I currently rent -- the garage door opener plugs into an outlet in a box, which is connected to romex that runs across the ceiling and down to another outlet on the wall, where it plugs in.

House on fire. The only way out is that door... You get there, thick smoke, you're coughing hoping to get out, and it's locked and you can't find the key. I've had many firemen tell me they often find deceased bodies near exit doors with double keyed locks.

@@hands-to-work1601 A few years ago, while house hunting in Bainbridge, Chenango County, we looked at a house that we loved, but needed some things fixed. It was priced at $200K and the repairs would take around $30K or so (new roof on the house and 2 standalone garages, electrical panel and plumbing updates, amongst other things). We offered $150K. They, a divorced couple, said no, everything was fine and didn't need fixing. The roof was fine--he did the patches himself! We offered $160K. Nope. We went up to $175K and they basically told us to F-off. The house had already been sitting on the market for nearly 2 years. It sat for another 2 years before it sold for $145K. They should've taken the $175K.

Come on Mr. Preston. You absolutely need sealant where the counter flashing is cut into the brick. ("caulk and seal dissimilar materials" ) I suppose you never worked as a roofer or a mason. I'm not a huge fan of home inspectors sharing their profession on social media (very unprofessional in my opinion) but PLEASE refrain from giving bad construction practice advise unless you absolutely know and have experience in that trade.

Sealant on counter-flashing is different than what I was talking about. You are correct, but different context. If you work as a roofer or a mason, then you definitely know that sealants are not a proper or adequate replacement for proper metal flashing. Sealant at the cut in the masonry is not replacing the metal flashing, which is the context I was covering. And on that point, in that joint, it is mostly protected from UV exposure and less prone to failure. However, as you well know, it WILL fail before the metal flashing will...
