Being a home inspector is a good way to make extra money in 2021. Starting a home inspection business doesn’t take a lot of money on the front end but can pay out over $80 per hour. You can do it on the side or work it into a full time job. This will allow you to control your work schedule to enjoy life to the fullest.

One thing worth mentioning is the liability risk of being a home inspector. People do try to sue home inspectors if they believe something important has been missed and they are stuck with a major house problem. Its a business where you want to cover your butt and take it as a professional endeavor.

That is very true. As a home inspector you always have to be on your game and not go into auto pilot or you will mess up. Thank you for bringing this up because it is a reality.

If there is a liability risk for being a home inspector can you elaborate what the insurance is for and what it generally covers?

@@273050shantb you are required in Oklahoma to have “errors and omissions insurance” which is to cover anything that the inspector just straight up misses. A home inspection is a VISUAL non invasive inspection. You can’t inspect what you can’t see. As humans you don’t have X-ray vision so you can’t see if there is damage behind a wall. If you do miss something that is visual or evidence of something and do not notate it in a report, you are liable for that. That is were the E&O insurance comes in. It is also good to have general Liability insurance on your business. Say you are climbing in an attic and you miss a beam and your foot goes through the ceiling, you want that to be covered. I hope this helps out. They are relatively cheap to have. My insurance cost under $100 per month.

Wow. When I was in Drone Pilot School I was taught that I would be making $100 an hour flying my Drone commercially. Now that I'm flying about 6 roof inspections a day for a total of $150 for all jobs, I can see that the projected income isn't working out as advertised so now I'm looking to become a Florida Certified Home Inspector and right from jump street I'm being told $80 an hour. How utterly inspiring.

I’m sorry that the drone stuff didn’t work out! Home inspection is very lucrative. The thing is that you will have to build it from the ground up so $80 an hour will be something to work toward.

its also a competitive job, specially for new ones...you will be lucky if you get one house a week to inspect...after all brain drain training and test, the side fee to be active...not a job for all, its like real estate thousands of licencies just few succeed...

This is crazy, I’m watching this video a month after I started my own LLC for home inspections in my area and I’m in your exact same boat, extra income so my wife can stay home with a 10 month old baby! On paper its a very good side hustle business however It's not easy getting clients starting out. Marketing and various ads to find business is very costly and establishing trust with enough R.E agents is extremely time consuming and costly. Also different states have different regulations which also may be costly.

I love the feedback. I would say that I am blessed because it only took me a short time of grinding to get business. I never ran adds or anything like that, I just knocked on real estate agency doors and built those relationships.

Appreciate your content. Been thinking about this profession in addition to what I am doing now. Would you have any insight into becoming an inspector in California as well as going about getting business. Also when it comes to liability, would it be prudent to have an llc? Definitely would like to see more of your content on this subject.

I forgot to mention you can do this as a sole proprietor - however - I STRONGLY recommend E&O (Errors and Omissions) insurance to protect yourself legally in case of a lawsuit. I pay about $1,600/Year for my E&O insurance with a deductible of $1,500.00. You can pay monthly. This includes General Liability and a $10k Bond in case you get accuse of stealing the diamond ring. If you incorporate I paid LegalZoom online about $500.00 and had my Articles of Incorporation and corporate kit within 2-3 weeks. Keep a separate bank account for the business and DO NOT CO-MINGLE assets between bank accounts. I hope this helps !!

I'm in Oklahoma I'm looking to get into home inspections . I do currently have a property adjuster license and do mortgage field inspection but I will like to know more information about the test itself

It sounds like you are building your business from scratch. I am guessing that it is a side gig while you are waiting for the new business to ramp up. Your prices seem too low. In my neck of the woods it usually costs about $400+ per house and 300+ per apartment, base price right now (2021). You also may want to make it clear if they are required by law to operate a hose bib and if that is a local law, or a requirement of the contract, etc. Some things are not required by the basic scope of inspection and you might want to upcharge for those things. You also might want to discuss advertising (what works or doesn't) if you are comfortable with doing that. And don't just settle on buying donuts for real-estate agents like other people do. In my experience, it’s typically an evening deal because you want the buyer to be there and most people will be at their 9-5. You can work with your schedule and theirs to make it work.

you didn't mention how you get hired. What sort of marketing do you do to get your name out there?

Hey there, thank you for reaching out. So I started my own business. There are companies that do hire inspectors but I’m not sure about how that works. I did organic marketing by leveraging my relationships to get clients. I also know a lot of realtors which helps out a lot. Going to real estate offices and dropping off cards is a great way. I had no trouble getting business here in Oklahoma.

I will be praying for you! Study study study! One important thing to remember is that it’s a national exam so you have to know a lot of stuff that, depending on where you live, you might never use but it will be on the exam.

A side hussle as a home inspector is a very poor choice to make extra money. For one, you need a lot of training beforehand. Secondly, You need about $10,000 in equipment to do the job properly. Thirdly, you need to make about $800 a month to pay for your expenses. As well, it is very tough to get the phone ringing without being established so you can expect to spend a huge amount of time doing marketing. In the first two years of business you are a salesman offering a service. Not the best side hussle in my books! I own an inspection company. I know.

I started with the realtors I knew and told them what I was doing. I then went to to real estate offices and introduced myself as well as dropped off cards. This business is all relationship driven.

If you plan on doing home inspection "on the side" or as a "side hustle," you are doing home buyers a great disservice. Home Inspection is an industry that has struggled over the past twenty years to become a professional business. As an experienced home inspector I, and many of my fellow inspectors, warn real estate agents to look our for part-time inspectors. I wouldn't want a part time doctor or a part time lawyer either.

Hey David, I definitely respect your opinion but I would not say that a “full time” inspector is automatically better than someone who does it on the side. I have met many full time crooks in this industry. I also wouldn’t compare it to being a doctor or lawyer because they are in no way even in the education that they require. I would also recommend someone who is just starting this business to do it on the side before quitting their consistent income. Most businesses take time to build before they are mature enough to support a family. Thanks for reaching out!

I wouldn’t necessarily agree with that mindset. I get that experience can make you better at your craft, but on the flip side of that, people can get into auto-pilot if you they do something every day, causing you to miss things. Some of us are already in the trades and are looking to make a little extra cash without having to work outside of the industry. There’s no need to try and take food off of anyones table when there’s more than enough to go around.
