𝐇𝐞𝐫𝐞 𝐰𝐚𝐬 𝐭𝐡𝐞 𝐩𝐫𝐨𝐛𝐥𝐞𝐦:
The home was built in 1952; originally, it had no insulation in the attic, walls, or in the crawlspace under the home. In the Sacramento valley of California, temperatures range from 32 to 110 degrees, depending on the season. Over the years, about 4 inches of insulation was added to the walls and the attic.
Clear Efficiency used Flir Thermal imaging camera technology to identify 20% of the wall stud bays missed by the previous insulation company. Another problem was the moisture coming from the crawlspace under the home was causing the hardwood floors to warp in areas.
Raised foundation homes have a lot of air leakage that can make the home uncomfortable and drafty. The air escaping around the holes of the framing in walls and light fixtures on the ceiling will be replaced by the coldest air from under the home. This particular home had a lot of groundwater that kept the soil moist year-round, and the moisture was damaging the floors in part because of the air leaking into the attic.
𝐓𝐡𝐞 𝐒𝐨𝐥𝐮𝐭𝐢𝐨𝐧:
𝐒𝐭𝐞𝐩 𝟏: 𝐀𝐢𝐫 𝐒𝐞𝐚𝐥 𝐭𝐡𝐞 𝐀𝐭𝐭𝐢𝐜 𝐅𝐥𝐨𝐨𝐫 𝐚𝐧𝐝 𝐚𝐝𝐝 𝐈𝐧𝐬𝐮𝐥𝐚𝐭𝐢𝐨𝐧 𝐭𝐨 𝐭𝐡𝐞 𝐚𝐭𝐭𝐢𝐜
To slow down the moisture draft, we need to slow down the air leakage. The best way to do that is by sealing the attic floor using a single component closed cell spray foam around all the gaps in the plumbing, wires, pipes, and the top of the interior walls where they connect to the attic.
Working with their existing insulation, we were able to air seal the attic floor. Then we blew in non-toxic fiberglass insulation to bring the entire attic from the existing R-13 (4"deep) to R-60 (20" deep)
𝐒𝐭𝐞𝐩 𝟐: 𝐈𝐧𝐬𝐮𝐥𝐚𝐭𝐞 𝐭𝐡𝐞 𝐂𝐫𝐚𝐰𝐥𝐬𝐩𝐚𝐜𝐞 𝐰𝐢𝐭𝐡 𝐚 𝐯𝐚𝐩𝐨𝐫 𝐛𝐚𝐫𝐫𝐢𝐞𝐫
Under the home was a crawlspace that had no insulation. We Installed R-19 fiberglass batting between the flooring joists.
Then we installed a heavy-duty six mil vapor barrier with overlapping seams taped together and fastened to the ground using nails. We typically trim the vapor barrier close to the soil around the post and Pier and foundation concrete using the nails to secure the perimeter. Our primary objective is to keep the vapor in the dirt.
𝐒𝐭𝐞𝐩 𝟑: 𝐅𝐢𝐥𝐥 𝐭𝐡𝐞 𝐰𝐚𝐥𝐥 𝐰𝐡𝐞𝐫𝐞 𝐢𝐭 𝐰𝐚𝐬 𝐦𝐢𝐬𝐬𝐞𝐝
Using our advanced Flir Thermal imaging camera, we can detect minor temperature differences to pinpoint the missing void of insulation in the walls. We marked them as needed and blew in fiberglass insulation in the missing areas.
The results are this 1950's home is now more comfortable and energy-efficient than a brand new home in 2020. You can hear it in Tom and Suzy's voice, after 28 years of owning this home, they can now enjoy their golden years thriving in comfort!
