Rule no. 1 --> take EMI of Home double of your current rent which you are paying so that by the time it will nullify your rent and all EMIs which you paid will be same like rent only(and property to ban hi rahi hai) Rule no. 2 --> dont buy CAR on loan take time of 5 years and do SIP for it and sell that SIP when market is at peak at 5th year and take CAR of that money only what ever is amount (SIP amount shoud be same as your dream CAR EMl in this time for 7 years) Rule no. 3 --> Enjoy your life yar, jindagi ek bar hi milti hai

This is conditional. I bought a land in 2018 for 80 lakhs today people are asking to buy it for 2 cr. I took a loan of 44 lakhs to buy it. If I keep paying EMI for 15 years off course I won’t make much profit even if the land appreciates. I did part payment over and above the EMI. The loan is still 10 lakhs left today but I m still siting on a good profit. You do the calculations. I bought another land in 2019 for 60 lakhs today its worth is 1 cr today. If I sell it today I can do construction on the other land. And get rental income from 3 floors. Buying property is like picking stocks. If you buy a stupid property like a flat in tier 3 city, it’s not going to appreciate much. If you invest in upcoming projects like smart cities which are going to create jobs and bring end users the property will appreciate a lot. Also if you take 80 to 90 % of loan and your salary is so low that you only pay EMIs and nothing above, and property also is not a good pick and won’t appreciate much, then you have put yourself in a difficult situation. Buying a prelaunch property from a reputed builder and selling it in few years after RERA is approved and other such tricks can help you make some money. Emotional buyer in real estate buy over prices properties at saturated markets hence they suffer.

I constructed my house 25 years back and now constructing again (for children). Normally people say everything will be at least 10x in 25 years but not true for construction material. Land price is exactly 10x. Labour 35/sqft, now 175 Bricks 1500/1000, now 6200 Cement 140/bag, now 360 Steel bars 1300/Qtl, now 6000 Material and labour cost has just increased 5x😊

@@gursharandhillon2931 it depends how you construct your home. 25-30 years back no body use to focus much on building strength. Usually most of the houses were single storey or maximum double storey. Now you can't construct more floors over that same house if its structure is not good enough. Otherwise you can simply renovate the house and live in the same house for another 10-15 years. And when it's come to construct cost, yes it will increase due to inflation. 25 years back 10000 were good enough to run a family of 5-6 members but nowadays same family would struggle to survive in 70-80000 per months and that's why labour is also increased.

Main aaj se 5 years pehle yehi sochta tha.. bilkul galat soch hai.. 1. Jo ghar aaj 4.5 cr ka hai woh 20 saal pehle 1cr ka bhi nai tha. Iss hisaab se 20 saal ke badh ye ghar around 15 cr ka hogga minimum. Tab apki saving 5cr hoggi at max 2. EMI hoggi toh apke fatlu ke expense nai hogge. 3. EMI utni hi lo jitni easily de pao. EMI should be equivalent to rent + - 10%.

Yeh logics har jagah apply nhi hote Maine khul plot buy kr ke 75 lakh mai 2 floors ka ghar banaya and 30 lakh ka loan uthaya jiski 27k with insurance emi ja rhi jo ke first floor ke rent 20000 se nikal rha mai. 7000 khud dal rha hoon. Ab 3 sal baad ghar ki keemat 1.3 cr ho gyi hai and rent bhi badh rhe hai. 2026 tak meri emi 27k sirf rent se jaygi and ghar ki kremat bhi badhti rhe gi. Is ke logic kuch specific case mai thik hai.

Buying house for self use is always better.... The trick is how much emi you want to pay... Dont commit more than 20% of the income towards EMI and Loans liabilities... Always contribute 30% towards investments and remaining towards exp. Most people fails here, they dont plan on how to service loan liabilities.. Dont commit 40% of the income towards EMI

I am talking about pune Car: aap cash leke jao, aap gold leke jao aap crypto leke jao ya loan leke jao. Dealer have nothing to do with that. car nai bik Rahi discount lo, car demand me hai 0 discount ya black me uper se paisa do. Car rental: ola uber and zoom car ke rate dekh lo. It is partially right. 2007 main ek flat ka price 7 lakh tha avi same flat ka price 35 lakh. Vai flat ka EMI 35000 hain tho first 5 to 6 year pressure hoga... after 6-7 years valuation of 35000 will equivalent to 17500, after another 6-7 years equivalent to 8750. So, EMI reversing and price of flat increase rapidly and land super rapidly.

Some facts which were wrongfully stated in video 1. 2bhk price in pune starts from 55 lacs in some good regions of pune, the property cost mentioned is not correct by any means 2. We always talk about diversification in financial planning, investing all of your hard owned money only in mutual funds dosent make sense, buying a home on loan makes sense if you buy it as end user. There is always emotional aspect to it. The only thing to be decided is the amount of emi in percentage terms according to monthly salary 3. It is not easy to move out of your rented home and find a new one everytime when your owner asks you to, you have to look on for your children's education, schooling etc etc.

You can buy a home and there is no problem in that , but we have to manage our finances accordingly, think twice before buying a flat and When you are capable of paying the part payment with emi to finish the loan as soon as possible. Aur jaldi pura karna hai home loan to aap extra EMI Har sal ek Ya do bhar do to aapka interest bhi bachega 20 ki jagah 10 sal mein hi aapka home loan pura ho jayega isliye kuchh bhi socho mat pahle ghar le hi lo. My plan: Invest in good MF until my corpos become 60L/flat price equivalent at the time of purchasing flat/property put down payment from pocket. Rest should be loan for 30 years and swp of equivalent amount. Benefits 1. I dont need to worry about EMI 2. My investment keep compounding 3. I get my own house Disadvantages 1. It takes time to build corpos (price might raise) 2. If market goes down i might need to pay EMI from my pocket (dont want to withdraw money when market is down) Overall this is good plan if executed properly.

Its wrong , buy a Flat which is equivalent to your rent .. you save on your rent + tax exemption and flat / property / land increases . In Delhi Ncr flat rates doubled in last 2 years and rent is going 30 K + for 2 BHK + brokerage + deposits and availability

It all depends on the stage of life and the capital a person has. 90% of the people don't have enough money to buy the house , not even the eligibility as financial literacy is very poor in our country for a reason. Most people live on rent because they don't have money to invest. Forget about buying a house. On the other hand, if you have elderly parents , or above 40 it highly makes sense to buy a home which should fit your pocket even if it is a one room set.

All this sounds stupid to me. I live on rent. Every 1/2 years, owners will say something and I need to vacate and entire headache of packers and movers, deep cleaning, brokerage etc is big problem for me. Can't do anymore once you start family. So owing home is of utmost priority.

Regarding the home, i would say its not fully correct. Probably case to case basis. Bought a home for 2.5cr a year and a half ago and today it’s valued 4.5cr. You can have these sudden surges in value in real estate. You need to be smart to buy a property, buying is not bad.

I bought a flat in Pune in 2021 with prize 64 lacs. Now it's prize is around 80 to 85 lacs. And by the end of all loan payments I would have an asset and a permanent shelter for my next generation. Now I have 3 properties in Pune. Predict the valuation of these properties after 10 20 years. Young guys who are in there 20s or 30s, real estate investment is a safe investment. Now in any case if you failed to pay the EMIs. Sell the property with inflated rate. There is no any loss.

बाकी का तो पता नहीं, पर ये मकान मत लों ये चुटियापा है । अरे भाई emi भर रहे हो तो जगह कि value भी तो बड़ती है । मेरे एक दोस्त ने 15 लाख का प्लॉट लिया 25 लाख लोन लेकर उसपर मकान बना लिया । टोटल खर्चा हुआ 40 लाख ओर अभी 2 साल हुए है उसकी कीमत आज की date में 90 लाख है तो भैया कौन सी ऐसे इन्वेस्टमेंट है जो ऐसा रिटर्न देती है ।

Sir, you did not mention about black money involved in buying a residential property !! In Mumbai, almost 30 to 50 percent is black money. Flat price is 4 crore then one has to give approx 1.2 to 2.0 crore in cash !!! The height is that everyone knows the price of flat except the Govt and hence ready Reckoner price is much lower than actual transaction price. That means the Govt itself is supporting and promoting Black Money !!

75 k rent on 4.5 cr house. Rental yield 0.17%. Itna kam rent kaise ho sakta hai. Normally it is in range of 2-3%
