In 2006 I purchased a flat in Pune @12.5 L. Taken loan of ICICI Bank. Now the market price is 65 L. I lived there for up to 16 years and saved my rent, now earning rent.

Exactly his point, the apartments these days are priced at a huge price.... Folks who bought apartments till 2020 made a good profit but in just 4 years prices are just ridiculous

@awatadeSanjay, when figures are big the illusion is bigger. 12.5L for 28 years with 12% will give you around 3Cr. I am sure you have brought it on the loan so invested amount is even bigger. rents must be super low In this flat plus the maintenance cost. I live in Baner, costing of houses is huge, compared to this sometimes I feel mumbai is cheaper. Lodha is launching 4-5cr project on a place where electricity & water is not 24x7. But ya, no amount is compared to mental stability. You did right in a way.

Koi flat maat kharido.....loan pa....life zaand ho jati hai....apni wife gf ko dikana k liya flat kabi maat kharido....pichla 12 saal sa stress may ji raha hu...agla 8 saal loan pending hai......budda ho gaya may 50saal ka....jissa impress karna k liya tha wo bi buddi ho gai.....maat pocho life kaisi gujri hai.....jiss k liya kiya wo hi galli deti hai....😢

The buy vs rent depends on the situation. Which city, property value, mental set up etc. Mobility is also subjective. Your children, your family will not be happy to shift from here to there in every 2 years leaving friends and family behind.

I am on 25LPA job... I bought Home of 53L 2BHK in Wakad, near Hinjewadi IT park, With 42L home loan for 8 years with 60k EMI, 2 years completed, now I see rates at 80L-1 crore for 2BHK,but I am not reselling it. This will be my last real estate. Currently saving 70-80k every month, after 6 years, will save 1.5L every month.

@@praveshrawat3554 I am 29 now, my plan is to be debt free by 35... I have second hand cng wagon R, and not buying car now. My priority will be to clear home loan first. Because in Feb 2025, new budget, direct tax code will replace income tax, and all deductions are going to get remove. So no tax benefit on home loan now.

Let me tell you something. My father invested in HUDA govt scheme of flats in gurgaon and was alloted a flat. The total cost of flat was 10Lakh around 2005-06 The amount was supposed to be given in emis as he invested through bank. Cut to 2019. Me and my brother were also earning. We bought a land and built a house worth 1.82 crores in panchkula. Took a loan of 60L from hdfc and all 3 of us invested all our savings in it. Including the retirement money of my father which was major portion. The flat is recently sold at 1.30CR. The house current cost in market is 3.20CR The house has a passive income of rental which is 13k per month as top floor is rented out. If we were living on rent, we would still be paying rentals with constant bickering and interference of owners. BUY and BUILD property for yourself and screw these guys. Because they'll make money and buy property for themselves to keep you guys on rent

In India owning your own house is a sign of prosperity. If a young guy goes for marriage the first question being asked by ladkiwale ki kya aapka apna ghar hai. In that case if you say that you dont own a house even after 10 years of job your reputation as an attractive match reduces considerably. Nobody in India wants to hand over his daughter in a rented house. In India having an own house gives a prestige in society. Secondly your loan emi should never exceed 50℅ of your income. Always payoff the principal amount whenever you earn any incentive rather than going out for a vacation or buying extremely costly consumer durable instead of a cheaper one. Financial discipline in life would help you in loan redemption.

This is conditional. I bought a land in 2018 for 80 lakhs today people are asking to buy it for 2 cr. I took a loan of 44 lakhs to buy it. If I keep paying EMI for 15 years off course I won’t make much profit even if the land appreciates. I did part payment over and above the EMI. The loan is still 10 lakhs left today but I m still siting on a good profit. You do the calculations. I bought another land in 2019 for 60 lakhs today its worth is 1 cr today. If I sell it today I can do construction on the other land. And get rental income from 3 floors. Buying property is like picking stocks. If you buy a stupid property like a flat in tier 3 city, it’s not going to appreciate much. If you invest in upcoming projects like smart cities which are going to create jobs and bring end users the property will appreciate a lot. Also if you take 80 to 90 % of loan and your salary is so low that you only pay EMIs and nothing above, and property also is not a good pick and won’t appreciate much, then you have put yourself in a difficult situation. Buying a prelaunch property from a reputed builder and selling it in few years after RERA is approved and other such tricks can help you make some money. Emotional buyer in real estate buy over prices properties at saturated markets hence they suffer.

Rule no. 1 --> take EMI of Home double of your current rent which you are paying so that by the time it will nullify your rent and all EMIs which you paid will be same like rent only(and property to ban hi rahi hai) Rule no. 2 --> dont buy CAR on loan take time of 5 years and do SIP for it and sell that SIP when market is at peak at 5th year and take CAR of that money only what ever is amount (SIP amount shoud be same as your dream CAR EMl in this time for 7 years) Rule no. 3 --> Enjoy your life yar, jindagi ek bar hi milti hai

Buying house for self use is always better.... The trick is how much emi you want to pay... Dont commit more than 20% of the income towards EMI and Loans liabilities... Always contribute 30% towards investments and remaining towards exp. Most people fails here, they dont plan on how to service loan liabilities.. Dont commit 40% of the income towards EMI

My friend bought flat in 2022 with good amenities @60lak with registration in Hyderabad. With loan of 30lakh. Now his flat value is 86lakh. In just 2 yrs 26lakh profit. Rent income is 35k. 😅

Yeh logics har jagah apply nhi hote Maine khud plot buy kr ke 75 lakh mai 2 floors ka ghar banaya and 30 lakh ka loan uthaya jiski 27k with insurance emi ja rhi jo ke first floor ke rent 20000 se nikal rha mai. 7000 khud dal rha hoon. Ab 3 sal baad ghar ki keemat 1.3 cr ho gyi hai and rent bhi badh rhe hai. 2026 tak meri emi 27k sirf rent se jaygi and ghar ki kremat bhi badhti rhe gi. Is ke logic kuch specific case mai thik hai.

If you dont buy now, it will be impossible to rent in future...salaries are not keeping up with rent....i am very sure rental yield will increase in future...i am talking about cities like Pune, Bengaluru... not nabout small city ... and there may be situation of rental crisis...so own it before you lose opportunities

I understand Avinash bhai your point, but buying a home on a loan can be emotionally draining. I took one, thinking it would secure my future, but the constant EMI burden and financial stress made life difficult. The mental toll, job uncertainties, and unexpected expenses often outweigh the joy of owning a house. Renting gives flexibility, while a loan ties you down. It’s not always about "rent vs. EMI"; the emotional cost can be much higher.

​@@MasterinTechnologywithAjayAll your EMIs (home, car, etc.) must be less than 40% of your monthly salary. If you're going above that, you're punching above your weight division. Then either buy a cheaper home/car, or increase your salary and then buy. Anyways, always focus on earning more, rather than just doing 5k SIP your entire life.

I constructed my house 25 years back and now constructing again (for children). Normally people say everything will be at least 10x in 25 years but not true for construction material. Land price is exactly 10x. Labour 35/sqft, now 175 Bricks 1500/1000, now 6200 Cement 140/bag, now 360 Steel bars 1300/Qtl, now 6000 Material and labour cost has just increased 5x😊

@@gursharandhillon2931 it depends how you construct your home. 25-30 years back no body use to focus much on building strength. Usually most of the houses were single storey or maximum double storey. Now you can't construct more floors over that same house if its structure is not good enough. Otherwise you can simply renovate the house and live in the same house for another 10-15 years. And when it's come to construct cost, yes it will increase due to inflation. 25 years back 10000 were good enough to run a family of 5-6 members but nowadays same family would struggle to survive in 70-80000 per months and that's why labour is also increased.

बाकी का तो पता नहीं, पर ये मकान मत लों ये चुटियापा है । अरे भाई emi भर रहे हो तो जगह कि value भी तो बड़ती है । मेरे एक दोस्त ने 15 लाख का प्लॉट लिया 25 लाख लोन लेकर उसपर मकान बना लिया । टोटल खर्चा हुआ 40 लाख ओर अभी 2 साल हुए है उसकी कीमत आज की date में 90 लाख है तो भैया कौन सी ऐसे इन्वेस्टमेंट है जो ऐसा रिटर्न देती है ।

I have seen house owner asking tenent to vacate house with one month notice even though tenent is paying the rent regularly. So, its better to buy house after you secure yourself with emergency fund, medical & term insurance and enough money left for investment after home loan EMI payment. Have at least one home which will not stress you to the limit.

Main aaj se 5 years pehle yehi sochta tha.. bilkul galat soch hai.. 1. Jo ghar aaj 4.5 cr ka hai woh 20 saal pehle 1cr ka bhi nai tha. Iss hisaab se 20 saal ke badh ye ghar around 15 cr ka hogga minimum. Tab apki saving 5cr hoggi at max 2. EMI hoggi toh apke fatlu ke expense nai hogge. 3. EMI utni hi lo jitni easily de pao. EMI should be equivalent to rent + - 10%.

My plan: Invest in good MF until my corpos become 60L/flat price equivalent at the time of purchasing flat/property put down payment from pocket. Rest should be loan for 30 years and swp of equivalent amount. Benefits 1. I dont need to worry about EMI 2. My investment keep compounding 3. I get my own house Disadvantages 1. It takes time to build corpos (price might raise) 2. If market goes down i might need to pay EMI from my pocket (dont want to withdraw money when market is down) Overall this is good plan if executed properly.

I’m on 46 LPA job. Bought a MIG home in Noida of 57 lacs in mid 2020.. Now it’s value is above 1cr.. I took full amount loan (that time salary was less) in the form of personal and home loans.. I am making part payments now and will complete the loan in next 2-3 years.. I saved rent plus some amounts in tax.. And then will buy other real estates.. One thing I found here is piece of living.. during rent, I had to switch homes many times and I was not allowed to modify anything according to myself..

Its wrong , buy a Flat which is equivalent to your rent .. you save on your rent + tax exemption and flat / property / land increases . In Delhi Ncr flat rates doubled in last 2 years and rent is going 30 K + for 2 BHK + brokerage + deposits and availability

Sir maine 2 bhk Nov 23 me rent par diya tha 18000 me and this year rent increase in Gurugram rapidly and the same tenant offer me to pay 25000 because rent are somewhere in the range of 27-28000. Finally I agreed for 26000. Now u see the increase in rent. 33% in just one year. Salary increases in the range of 5-8%. Also flat value increased from 35 to 80 Lakh. So when u will think to buy after 10 years , you will not be able to buy and at the same time you have to compromise on rent demand or every time move to other inferior location to cop up the increase rent

It is partially right. 2007 main ek flat ka price 7 lakh tha avi same flat ka price 35 lakh. Vai flat ka EMI 35000 hain tho first 5 to 6 year pressure hoga... after 6-7 years valuation of 35000 will equivalent to 17500, after another 6-7 years equivalent to 8750. So, EMI reversing and price of flat increase rapidly and land super rapidly.

Summary (what I understood): Don't buy home at the early age, be free minded, upskill yourself , explore world as much as possible as that increases your chance of having more active income. Invest most of the savings. When you feel settled (preferably near your 40s), buy the apartment from your savings only if that is not much significant %. Brought a 3 BHK flat in Gurgaon at 40 Lakhs, Put it on rent and was getting 12K rent every month, Now the flat is 1.25 crores. Still getting rent and saving tax in 80c.

रांग डेटा न दे! गरीबों पर सरकार कितना खर्च कर रहीं हैं और कारपोरेट पर कितना खर्च कर रही है! किसानों गरीबों मजदूरों सरकार ने दो चार हजार करोड़ रुपये खर्च किया जबकि कारपोरेट का लाखों करोड़ों रुपये का कर्ज माफ कर दिया! सोने पर टैक्स तीन प्रतिशत और पेन कापी पर 18 प्रतिशत!

Yaar yeh koi expert kyun nahi btata hai ki rent hrr saal badhta rahega lekin emi wahi k wahi reh jayenge. 3 mahine emi nahi diya toh bank wale nikaal denge, rent wale toh tumhari aarti utarenge… if u know agle 10 -20 years ussi city me rehna hai then go for it…. Also do not over extend, so that it feels suffocating. Emi should become a breeze after 5 years given current rate of inflation… and govt is presenting deficit budget year after year and that is not going to change if some other party comes to power, so there is no chance of inflation coming down in near future…. So do the hard work for first five years and let the inflation erode your debt away and let these experts sweat it out paying increased rent every year.
