1. Never outspend your neighborhood. 2. Never take out a HELOC or an additional loan to do renovations. 3. Think about your timeline. Home upgrades that increase value: - Neutral tile backsplash in the kitchen. - Hardwood floors - Fresh coat of paint - Updated bathrooms - New closet systems - New fixtures Home upgrades that decrease value: - New carpet - Ultra custom choices - Getting rid of rooms - Eliminating variety in your homes' features - A swimming pool

We’ve had a pool over 30 years! It’s been a great fun addition and my kids and their friends spent tons of time in the pool. Now, my grandson’s have tons of fun in the pool.

Grateful, grew up wit pool. All strong swimmers by 5 yrs old. N summer started day n pool b4 breakfast. Spent most of day entertaining selves n pool & staying cool n 90-100° heat. Last swim b4 bedtime. We grew up 2 b on 🏊🏽‍♂️ team, play HS H2O polo, 🏄🏽‍♂️⛵ body surf, boogie board, scuba dive, wind surf, water ski, paddle ocean & river kayak. Worked as lifeguards, 🏊🏽‍♀️ instructor & assistant 🏊🏽‍♀️ team coach. Now surf & 🏊🏽‍♀️ 3 miles weekly. Good investment 4 r family. ☺️

It was a great addition FOR YOU, and worked great because YOU were planning on using it and keeping the house forever. But a lot of home buyers don't want one, and if you had been expecting to sell someday, it would have been a liability.

#1 IMO Air seal, insulate and replace old windows. Will save you thousands over time and obviously pay for itself while also making your house more comfortable

Really glad someone said it, and don't forget efficient heating/cooling/hot water systems. It makes me tick when housing market types forget what actually makes a home function is lot's and lot's of UTILITIES!

It actually takes 30-40 years to get money back out of replacing windows, then you need new ones again. Not saying its avoidable but you will never recoup that money now with the prices.

Depends really. The houses in my area landscaping doesn't matter. It doesn't affect price. So a lot of people do hardly anything.

When I bought my house, it was winter. I didn't know my house came with a fire pit in the back yard until sometime after I had moved in & the snow melted.

Landscaping lasts about 15-20 years and becomes more expensive the larger the trees and bushes get. If it is not maintained($$) it will not add value when you sell.

The biggest drawback of a pool: it's not a one-time expense, and requires an ongoing budget for maintenance and use.

Yea and it’s not like you can detach it and sell it when you are done or tired of it. At least with some of the other toys you can sell them.

My son didn't look at any with built in, didn't want the upkeep, insurance increase or bother. Too bad, because some houses were nice.

It’s like $100/mo for pool service, maybe another $100/mo in gas and electricity, and $100/mo in long term budgeting for repairs. $300/mo for a middle/upper class family is not going to break the bank.

@@rich5164 I've heard home insurance is higher too. My brother is getting one. Safety of course and I've seen some homes for sale and I wondered about fence which I thought was needed.

Once you install the pool, give a 1 year update on how often you use it and how cumbersome it is to maintain. As I actually consider homes having pool as a deterrent to potential buyers

Agreed. My husband and I recently sold our old home and bought a new one. In the process of our home search, we saw a lot of homes with pools in the area we were looking, but that was definitely a deterrent for us. We definitely did not want the burdens that come with having a pool, plus we're in Canada and will only get to use it a couple months out of the year, so for us it wasn't worth it. But if someone can afford it and will get great use out of their pool, then I say go for it.

I have a toddler and would never buy a home with a pool. Too many stories of kids drowning that I would not risk it.

I agree 100%. My husband and I once rented a home with a pool, and the kids enjoyed it a lot. However, I am not sure if they would have continued to enjoy it once the novelty had worn off. It was a pain to maintain ourselves, and I would not have wanted the extra expense to have a professional come out to do it. We only lived in that house for about a year. Fast forward a few more years, and after my husband and I divorced, and I was house hunting, I definitely did not want a house with a pool. Just one more thing to worry about my kids’ safety, and also any friends of theirs, or even anyone sneaking in while we were not at home. For a very reasonable amount, I got a family recreation pass, which included access to the swimming pool. When my kids were younger, I always accompanied them, but there was the added assurance of lifeguards on duty. Also, they would meet up with friends there or sometimes make new friends. They got to enjoy all of this without the stress and headache of owning and maintaining a pool of our own.

What about a new roof/gutters, furnace/air, along with plumbing and electrical upgrades? These fetch a higher ROI than anything else.

Depends on your area. As long as those expensive items are near mid life there's no impact on price

Over the years we have replaced roof, gutters, windows, HVAC, rewired the house for more Tech options, painted exterior! It’s maintenance! I don’t expect to get my money back, but I’m keeping my house up for future inspections and it’s nice to be updated and not have to worry about unexpected repairs!

I'm an older millenial and I am excited grey is going away! It always felt so cold and drab to me but to each his own when it comes to preferences. When we looked for a house I was excited to find homes without grey paint. Ended up in a home with beige walls. Still don't regret it!

This is great advice if you want to SELL your home. If you want to LIVE in your home, don't listen to ANY of this and just make the small changes when you do decide to sell.

Installed a pool two years ago and enjoy it very much. I did all the paver work around the pool and electrical and saved thousands. It's a vinyl liner inground, not plaster. As a result I don't have to worry about repairs to the plaster. It's a salt water pool, so I don't have to buy chlorine for it. Easy to maintain. My grand kids are in it all summer long. We have lots of pool parties. the most work I do is when I open it in the spring. Once it's up and running, there's not much to it. I bought a automatic vacuum that does a great job at cleaning the pool. It climbs the walls and scrubs the water line. No manual vacuum for me. The most I do is test the water and backwash the filter. Add some chemicals if need be, and that's it. No big trees in the yard, so the pool is in full sun all day. No need for a heater. In my case there isn't a big cost in owning a pool. Next I'll be building the outdoor kitchen.

My grandfather, his coworkers & my Dad built us 20 x 10 pool & patio w/ brick barbecue & counters. Had a picnic table, ate lunch & dinner outdoors all summer. We kids 🏊🏽‍♀️ b4 breakfast, entertained ourselves most of day n pool, staying cool n 90-100° heat. Last 🏊🏽‍♀️ was b4 bedtime. We all grew up 2 b active n many H2O sports & worked n aquatics jobs. Now, semi-retired we continue 2 surf & 🏊🏽‍♀️ Pool was great investment 4 r family. ☺️

We put in a pool and love it. Be ready for an increased electric bill. We did a salt water generator and LOVE IT. 😊

Use galvanized square steel, expansion screws borrowed from your aunt, and eco-friendly wood veneers.

Chip and Joanna flips, paint the bricks white or gray, gut the interior and remove all the load bearing walls, paint every interior surface white, install all IKEA style cabinets, install an acrylic bath tub, install a large walk in shower with 6 shower heads. Paint all the exterior trim black. With the last few dollars in the budget, put down coal black mulch with some small anemic Hawthorne bushes and some cheap annuals. Then when the new owner moves in, they order a dumpster and tear out everything the flippers did and start over.

Pools are very dependent on area. Most people really want one in Vegas. But your likelihood of being able to use it almost year-round is very high. I live in Greater Seattle. We can use an outdoor pool two months of the year. They are usually turn-offs here.

Yes in CT my son didn't want one when looking. Not worth the bother, the worry about safety issues and insurance and above ground pools were never in good condition.

I’m not sure about markets outside of mine but in the northeast, do whatever works for you. If the home was built as part of a neighborhood, it’s value will go up no matter what you do even if you do nothing as it deteriorates under your feet until it’s torn down to have a custom home built in its place.

6:00 I live in western NY and the home upgrade my parents regret the MOST when I was growing up was installing a pool in our backyard. It was an endless money pit. Pools do add value in southern Florida, but up here in NY, they aren't attractive to those who are looking to buy homes.

In this housing market taking out a heloc to make a house what you need (for example, and expanding family) vs moving and losing your rate is a viable option worth exploring.

Finishing your basement or Attack is another one that will generally cost you more than you make back. But if you do a reface of your kitchen and countertops for about 8k you can double the value of your kitchen if it hasn’t been done in a while

When I bought my condo, I had them change it to a walk in shower. It is a one bedroom. I looked at it as if I sell, someone who needs ADA would already be set. I do not plan to move until I die, but it is important to maintain. Good ideas.

The problem with that is eliminating families with small kids who need to take baths. I have a condo with 2 baths, and the master is a tub shower combo and the spare is a walk in. Which means if I sell, families with kids would have to bathe their kids in their own bathroom, while the walk in is useless. Having kids is more common than someone needing accessibility, however if it's also a 1 bedroom then probably not many with kids would be buying it, so there's that. I wanted to upgrade the walk in because it's old and gross, but really don't know what the better choice would be so for now it just sits

Sound advice. The best thing you can buy for your home improvement project is a note pad. Go room by room identify wants vs needs. Some people hear its a forever home for most its the home you live in today. The one thing she didn’t talk about much was timeline. If you plan to sell or are these lifestyle renovations. Some renovations are done to fit your lifestyle others are done to attract a buyer know what your plan is. Renovate closer to selling then your goal should be to attract buyers if you are 10 years out from selling then renovate for you don’t live in a house for 10 years with a color you hate just because it will sell better somewhere down the line. And if you’re selling right away neutral colors for paint and do nothing else cosmetic the new home owner can replace carpets and fixtures. Work with the realtor and be prepared to make concessions for items like flooring or paint or minor repairs. Taking money out of the back end of a sale is easy compared to trying to read the mind of potential buyers.

The pool will create so many memories, and you may save money by not going out to community pools or looking for activities for your kids. It is worth it. Also, it is good for your health and joints.❤

How do you feel about board and batten pannelling (using pine wood NOT fiberboard?) We had a leak in our kitchen and our insurance paid for 1) Classic white subway tile backsplash, 2) Wide laminate flooring throughout our condo (covered), I paid about $800.00 more for a nicer countertop than the insurance company was going to cover - I also paid for stainless steel vertical door pulls $200.00+..ALL new appliances were covered by our insurance. My total out-of-pocket expenditures cost about $3,000 (the items mentioned above) and I also had my area rugs and runners cleaned organically $500.00.) My kitchen is a classic white and I did pay extra for horizontal pull out pan drawers... that I consider a worthwhile upgrade.

One big expense that can decrease a home's value is fake grass. It's extremely expensive to install and not family or pet-friendly. It looks cheap, it gets hot, you have to hose it down if you have dogs, and installing a new lawn and ripping out the fake grass is expensive. People got tax rebates to get rid of lawns in California and a lot installed that fake grass and it's a big turn-off for a lot of home buyers.

Ive heard it is better to improve the outside than anything inside. Most buyers will change things when they move in, the likelihood of you choosing something they like is near impossible.

I agree about the pool. It will not add as much to the value of your home, or maybe not any. However, my sister-in laws 1980’s pool served her sons for years, then her grandchildren spent long hours there. My friend put a pool in when she had two small girls. Now the entire family including three grands use it nearly every day. How many thousands of dollars worth of enjoyment have these pools given them?

What does it matter ? You upgrade your home to be comfortable living in it. Unless of course you are like some folks who buy a house (and I am not calling it a home), live in it for 5 hrs or less and then sell it again. I say folks should do what they want in their castle and as long as they are comfortable and happy so be it!

I got a pool. I didn't buy it for "home value." When housing became an perceived investment in the 1980's, affordability dropped. And look where we are today.

Havc system, if you know a tech he can hook you up for a fraction of the cost. A new system isn't necessary better per say. It just gives people peace of mind

Purchased the home Depot vanity and it works but it's made if cheap MDF. Got a $1,100 vanity. so much better. Yah it's expensive but it's much better built.

Had a good friend that once had a pool put in at his house and he said it best "the definition of a backyard pool is waking up every morning, go downstairs and throw a $20 bill out the backyard door" haha. And that was 15 years ago. I'd bet there are at least as many people that will not buy a house because it has a pool as there are those that will. Including me.

One thing to remember, is how long do you plan to stay in this house? For example, are you remodeling to sell the house or remodeling to live a long time in said house? A pool is a horrific investment if you are remodeling to sell. It can be a great investment if you are remodeling to increase your family's lifestyle and life in the house. Especially if you live in say, California where average temps are 110 degrees in the summer. It is also a great investment if you plan to stay in the house and you want your house to be the place where everyone gets together! If you want to be the hostess of the year and want your house to be the fun house for all your family and friends. The thing is, you need to make sure you are eeking every dollar of fun, cooling off, parties, and relaxing out of it for years before selling your house, because those are a lot of dollars you will not get back. If I am going to be living in my house for years then I am going to paint my house pastel colors that are sensory-safe for me, but when it comes time to sell, my kids will have to repaint all the walls back to a neutral. Although, I have recently learned that I can use LED RGB lights to change the color of my walls every day to a new pastel color.

Bathroom vanities….yeah you used to pickup for a couple hundred bucks. Not anymore though! Better off refinishing your current or one off marketplace. I wanted to get a new vanity until I priced them. 😂

Love our pool, at any cost worth it for us. Kids are growing up and grandkids are loving it. As far as maintaining it, people are ignorant as to how easy it is to maintain a modern pool. Very little work or cost associated with today’s salt pool!

When we moved into our home there was a light blue accent wall in the living room that was terrible. But we painted over it. Here in Oklahoma adding a storm shelter will increase the value of your home. Ours is in our garage and we were lucky that my in laws paid for it. Peace of mind can be worth a lot. One thing I was unaware of that was kinda pricey for what they are is undereave vents with attached screens that go on the outside of your house. I assumed they wouldn’t be more than a couple dollars each but I was wrong. And we have 17 of them! Sheesh!

Weird. Here in Texas a pool adds value. 15 years ago that was not the case but currently it is a good investment

There's nothing worse than looking at homes and they've completely remodeled it and it's not your style. It would be beyond wasteful to redo it again. I'd personally prefer that they just pain the kitchen cabinets, if they were waaay out of style that way if I don't like them, I can just paint them a different color or get new ones without feeling bad, because they were already old.

Disagree a bit with her first point, outspending your neighborhood a bit may keep you in a house longer (and allow you to build more wealth in your current home). Second, it also allows you to upgrade your home and increase your storage and utilize more aquare footage. If there's alot of homes for sale in the neighborhood (especially in a starter home neighborhood), having a few homes that are really well upkept may increase what buyers are willing to spend on a home in a starter home (or not as nice) neighborhood.

Personally, I don't want a pool. I have herd enough stories on Ripes KZbin channel about them attracting crazy neighbor's (aka Karen's) that I honestly think there more trouble then there worth.

The best home upgrade is to add a dormer. This is a very cost effective way to increase the square footage of your home. After that, focus on lowering energy costs through insulation and/or heat pumps or solar panels. These will pay for themselves AND increase the price of your house. Honestly, I had higher expectations for this video. There is research available which home upgrades increase the value of your house. Renovating kitchens and bathrooms are NOT on that list because they are very dependent on someone’s taste and don’t enter most valuations.

Shiplap will never go out of style. You upgrade your house for you. Not the resale, and future buyers. If you like hot pink paint. Then use hot pink paint.

You will have hours and hours of fun family and friend time with a pool. Please never ever leave a child near the pool without an adult to supervise. ( from a Gigi that sits by the pool counting heads every time the grandloves are in the pool.)

My wife had me put up a yoga shed in the side yard. Her and her yoga instructor do yoga in it all the time. I asked her why a bed was needed for the shed? She wanted a king sized bed?? Like it's a shed bed! Get a twin!

LVP is not more durable then real wood floors, I've done renovations in houses that were over a hundred years old with the original floor still in it, you cant just refinish LVP.

We didn’t plan to make upgrades to our house, but when it flooded due to a burst pipe, there were repairs we HAD to make and while we were at it, we figured we’d make some upgrades! So we’re switching out carpet for vinyl planks that look like wood, painting, removing popcorn ceilings (no asbestos, we tested 😊), and a few other things. The flooding was definitely a blessing in disguise because we’re going to come out of it with a home we love!!

Vinyl planks are harder to clean than tile, and the ones in my house are starting to lift

We put a pool in. Love it fantastic upgrade. Made our whole backyard much more functional. Fantastic having 2000sqft of hard scape and pool in the backyard.

If you love having a pool and are not selling your house it a good investment in your lifestyle but don’t do it if you think you are going to make money off of it for resale.
