Thats why when building a new house, you should show up everyday at different times to walk thru and take pictures before you take possession. Call the builder daily if necessary so he will know he isn't going to get away with shoddy building. Otherwise buy a home over 40 yes old and renovate.

That's why I'm staying in my 1919 home...the frame studs are steel hard! I've experienced three earthquakes here [San Francisco] with no real damage. I see newer structures built here showing sighs of sagging, dry rot and paint peeling. Some are barely ten years old!

The old home inspector has no clue. this story showed 2x4 material with parts of it missing due to bark of the tree it came from. and fork damage to a Truss unit. I have been a actual Carpenter since 1983. Yes the framing is horrible. but than so is the material. Homes were built with much more lumber solid beams and stick built roofs. and can last 200 years. These are match stick structures

My grandfather passed in 95 came from Jersey I was born n raised here n he was the head of FHA in the 80's here. He was a master at building n surveying properties, he took serious. He would be disappointed. He worked along side his good friend Ron Rudin the best multi dollar realtor ever here, that was murdered by his wife. Stop taking advantage of ppl. Start building custom homes with quality n care for families give them wat they pay n ask for!

Your public officials are also to blame. In Woodstock, Georgia every builder is irate with the inspectors for the city. They city takes a long time and is makes builders replace many items before being allowed to move into the next phase of construction. The homebuyers in Woodstock Georgia LOVE the city and the inspectors for ensuring that they residents are safe and the builders are held to a much higher standard.

City inspectors suck and unless you hire a home inspector to go at every stage they can't see behind walls you need to hire someone to follow the city inspectors around to make sure they don't miss anything and it gets denined

I am not a builder but qualified as a sub-contractor involving my 3 housing structures and 1 cement block warehouse. I had a loan that required the Bank to hire their OWN inspectors at 4 different phases of construction before they would release more funds to continue the projects... Buildings continue to "settle" forever, but it causes very minimal damage. What's happening to these properties is definitely NOT the norm! Yes, inspectors have a duty to OVERSEE the construction, not just look at builder's sheets.

To be fair, I am a bathroom remodeler and I’m constantly getting comments about how long my work is taking and how some other builder said they could do it in half the time. So a lot of this is because of customers being impatient and builders competing to be the fastest.

This is the consequence of having corrupt builders/developers and an unskilled labor force. I bought a new home, paid for an inspection and the nightmares never ended. The dwelling was a money pit with constant problems. There was nothing that I didn't have to repair/replace. Because I'm a single woman who couldn't afford to just pick up and move, I've spent 20 years fixing, fixing, fixing!!! Just spent another $10,000 completely repiping the entire house. Defective construction has become a nationwide problem that should be addressed. Greedy, unethical builders should be exposed and prosecuted to the full extent of the law.

I’ve been a carpenter for 40years now and the quality and pride of these carpenters nowadays are terrible , I bought a new home and could have been there for days on the walk though but I did point out a lot of things before I moved in , I used to track homes when I first got into the trade for about-the first fifteen years and we did take pride in our work but had to get it done as well , these carpenters nowadays are not trained very well and most don’t care what they build , I learned to cut a roof and a set of stairs most don’t how too , the biggest thing is common sense which most don’t have nowadays

I've seen some of the WORST repairs/builds that the owner did. One was a hatch-looking door in a sunroom. Well, guess what? It's because he put a ceiling in and it didn't clear the door! Lol

@@windsofmarchjourneyperrytr2823 well I got one for you I went to look at a house for sale what a one thing that caught my eye was not only the front porch with illegal stairs but was they built an walk in shower and put a shower door in that was for a tub so the door was five feet off the floor , it was investors that purchased the house for a quick buck and had no idea who was woking on it . there were numerous things wrong with it maybe the average person would not have seen all these things they were hoping LOL

Not only new homes. Remodeled ones are also as dangerous. We bought a home and in the summer we only get hot water even if we turn off the water heater the water is still hot. Bath paint is removing from not being painted right. I think the best we could do is buy destroyed homes and deal with the struggle to find people to remodel the home because sooner or later you have to do it either way

This is literally what my husband and I have been talking about. New homes/remodels are frequently done cheaply, you can just see it all around in the quality of materials. Some are ok, lots aren't. It would be better to buy an older outdated house and just fix it up. After the cheaper initial cost plus the renovations, you'd be around the same mortgage as a comparable home...

You are so right, I'm in citrus heights,ca and 23 new homes being built on my block. The beer cans and food scraps are everywhere and the quality of work is so bad. It's the builder going cheap on everything. I feel so bad when I see people coming to look at them. I dont know legally if I can warn them, if I'm out front when the realtor is showing houses I shake my head and point to the houses when the potential buyers look my way. The houses are around $600,000. It's sad to think someone is going to buy a house for that price and I'm pretty sure going to have issues later.

William Ryan Homes in Wisconsin is the same thing. A lot of my 2x4 was split in half and they said it's not structural so they didn't replace it. I fought for it. I ended up selling my house fire a $60,000 lost. Just so I don't have to hear their name anymore.

Now what buyer beware? If someone is walking away from a new house and it seems too good to be true, "walk away". No disclosure, "do not tell" agreement. Fancy words for if you buy it, you're screwed.

Ya, I'm at many construction sites and I'd never buy any of those homes. They build the frames in a day and have everything but the fixtures done in a week. All 2x4's and glued together wood scrap paneling.

I spent $100,000 to strengthen the foundation with concrete piers and steel piers. Also I personally had to replace the studs that shrunk or simply not there with LVL which is 10 times more expensive than the regular lumber that can shrink again. After that, I am not selling my house.

Home buying in general is risky. All the emergency spending on unforeseen repairs become a headache really quick. I prefer renting I was actually saving money when I was a renter vs a homeowner barely able to save anything

You have to learn to do stuff yourself, up to even small dormers. You'll need your own tools. You need to follow your guys around to see what they're doing, ask questions and such. You need to know if stuff looks right and what's wrong w it. You need an idea of what stuff costs to fix. They'll see a woman coming, so be ready for that. Get a brother or someone around. You need to know what's a good house w decent bones and what's definitely not worth the money.

I build houses and I told my lumber yard people to picked through every single studs, lvl, top plate and bottom plate. When it got to the work site, me and one other worker we both go through every single one. If it’s not straight or defected, it’s going to a pallet where we call junk pallet and return it. The 14ft bracing we didn’t care that much. A good home.. start with the cement Fundation and framing. This builder and framer is complete shit. I will return the whole entire lumber back if I have to

No quality control. When developers beat the subcontractors down Too Much , this is what you get . Short nailed drywall , excessive concrete cracks , shoddy trim work. When money too low , the quality goes with it

Nothing shown was actually a big deal,, I could have fixed everything for a few dollars in a few hours. And trash on a construction sights has always been this way going back to when they built the pyramids.,, Here's a suggestion, if your meek, soft-spoken you will be ignored, getting hand's on involved with your new home construction process from the beginning sends the message of what is expected. The worker's will see you coming and cring, doing it the right way to avoid the hassle. If Aggressive isn't you default personality,.. ACT like it is, it's only for a short time.

Most people today cannot fix the things that you know how to fix. If you pay good money to have a house built, I think it goes without saying you shouldn't have to fix any mistakes, because YOU are not the builder. You shouldn't have to pick up the slack of negligent and unprofessional workers. New Construction neighborhood developments often do not allow people on the construction of the homes. It's not like when you have a custom home built on a private lot, and you're working directly with the home builders. These new construction developments are semi-custom, and they are building multiple of the same type of home at the same time. so you cannot go inspecting on the jobsite, and get personal, because nobody knows who you are. You could be the owner, or you could be there to disrupt.

When I moved to Vegas my realtor tried her best to get me to buy a new house in North Vegas But I insisted on a older townhome. I stuck to my decision cuz I was seeing houses getting built super fast and the material looked cheap. I’m 70 y/o. I remember back in the day they used hard wood and frame work had much more detail.

People deserve to know who not to hire when they decide to get a brand new home just for their families. The workers will always cut corners and make mistakes. This falls on the builder to be paying attention to everything and having the workers fix everything that's not right. The comment made by the builder is such a weenie cop out thing to say.. Not smart at all because at the end of the day, he knows it all falls on him and that he was negligent and if he can't handle the position himself, then he needs a foreman or lead guy to delegate to. It's not rocket science, just a present, conscious leader that's detail oriented for quality control is essential.

No, that's wrong. I have plumbers, painters and HVAC/boilers repair guys I don't have to follow around to know what kind of job they're doing. I wouldn't hire someone that doesn't understand English on basic principle, tho. You don't what to know the horrific stories...minus stuff like leaving trash all over and being ignorant on not blocking neighbor's gangway and such--after asking SEVERAL times.
