So you're totally helping me. I'm thinking about LGI as an option because research shows they have on site financing etc with no money down and paid closing costs. But when something seems too good to be true, then hmm it normally is without a catch. I saw your video yesterday that mentioned LGI. So I can't wait to see your open honest feedback for me. Which is better HOA or VA? We can comfortably afford 1,500 a month and we live in the Charlotte metro area.

I am sure you mean FHA or VA (HOA means homeowners association). It really depends on you. If you are a Veteran, first thank you for your service, I would suggest using the VA loan since it is 100% financing. If you are not a Veteran then the FHA loan would be a good option. Currently rates are well below 4% and you only have to bring 3.5% as down payment. Just say you can't afford it right now because if you really want it you can get it speak it into existence. Have you tried looking into mobile homes or tiny homes they have beautiful trailers and they're not expensive at all
