[00:00:10] I'm going to begin at the beginning with Happy Trails Farm. I don't think you're going to find a prettier place. Of course, I'm a little partial to this area. I live here in Perryville and this is a pretty good place. The most beautiful sunrises and sunsets you'll ever see. This is this is called Cocanougher Lane. And if the mail's running, you'll have the mailman school's in. You'll have a school bus. And if my mom goes out to the store, you'll have her drive through. If not pretty much aren't going to have very much traffic on this road. I did want to point that out. My mom was right. Right down there. [00:00:52] This is a little garage. It's actually really nice. And it's got it's got a gravel floor in it and it's got a little concrete. It makes an excellent penthouse barbecue shack. That's what I would put in it or make an excellent garage. This is Scott Pebble Tech here in the driveway. It's a full circle driveway here where you come right in. There's not a whole lot to say about this house. It is cute as a button. It's decorated to the nines. The property is well taken care of. So no maintenance fence. The whole house is no maintenance. It's got a metal roof on it, which I love. I love metal roofs. Why do I love metal roofs? Because our farm manager has gone through five or six or seven shingle roofs every time we have any kind of windstorm. The shingles blow off of that rascal. My metal roof just on there, it's built like a tank. This barn has a running shed for the horses. It's not it's not Fantastic on a great barn, but it's there.
[00:06:31] This is all tile out here. Stone. Stone, veneer. Ok. Come right on. What can I say about Happy Trails? Just absolutely adorable. French cottage. Everything's essentially brand new. It's got the central heating measures all new. The plumbing, the electrical, new sidings, new windows are new. And it's decorated so well, so well taken care of. This is a master bedroom. Make sure that it's a big double closet here. And then the door goes into another bedroom, real fireplace, real wood logs. The dining room and other bedroom is really nice. Is in here. And then that door around that, you could open it up. You could actually have a really large master bedroom.
[00:07:47] Here is the bath, the upstairs bath. Really beautiful. Now the cellar has the conversion can't. So you can put you know, they have the head and then the. Curtain rod that goes in a circle or oval over there, she's got all that information. You can hook that up if you are a shower kind of person. Pedestal sink. Just so cute. Look at this. All kinds of details here. These French doors divided light go out to the sun room, which I'll show you here in just a little bit. Talk about entertaining. This is Paul Open. It's just fantastic. This is like a program for Laman for very nice stuff. It's almost like a hand scraped effect on it, which is really nice. And then this is one of my favorite parts here is this sunroom. So the stone veneers carried inside as well.

I like everything there except for the Pebble Tec driveway I hate Pebble Tec it will fall apart over the years you have to maintain it constantly I hate a Pebble Tec driveway that was the worst thing he could have put in there I would have waited till I had the money for concrete
