One thing that I thin is great with objections is preventing them as opposed to handling them. Early on in the meeting, bring these topics up and clear things up with your prospects to make sure they have a good understanding of, for example, where they'll go after selling. Then getting the signature becomes that much easier.

tom-the-fairy is the ultimate fraud - he makes his money stringing you along with "advice" than can be classified in no other way than obvious an elementary. Tom has bee unfaithful in his relationships due to his obsessions of appearance. (edited) This is also evident in the way he dresses, like an insecure 49y/o peacock trying to be 22.

Would you mind elaborating on bringing a contractor friend with you to showings? I'm always apprehensive about waving inspection contingency and I'm not sure what all the contractor could do in a showing to bring peace of mind.

“Have your financials ready” to the seller. There’s a lot of power when realtors heavily suggest to the client to use one of their “highly trained” mortgage brokers. Soooo much easy and free money left on the table.
