In my poorish area in Spain that house would be +400k. It's ridiculous.

You have to keep in mind that the Eifel Region is for sure one of the worst real estate Regions of Germany due to high unemployment rate, people leaving the area, low birth rate. Very less companies to work for... Keeping this in mind the prices are far to high under these interest rate conditions.

They are, I'm actually looking at buying a second home in the Eifel region, prices are all over the place. Some are far, others are waaaaaaaay to pricey for what you're getting.

Probably, but if you took a look at the Real estate in Portugal 😂🤣 Our economy is dead for decades and still they ask like 200k€ for any decaying "barn".

Then compare these prices to Canada...in many major cities a 20-25 year old, 200m3 home is 550,000 EUR-equivalent and up!

@@NoahBB here in North Germany a house which was build (I know) for way under 200.000 was sold for 480.000€ . Ist has around 130-140m3. Property around 500m3. It is no city here.

lol no offense at all to Jens, I think that was a good presentation and a good smattering of the prices in the area, but since my mum was a broker I can only laugh at someone having an epiphany at the whole "location location location" thing. lol sorry. Wow! That garden is THE selling point for me, in that first farm house! As love a huge garden with stairs to it,as it feels like a hidden gem,as from above,you couldn't tell there was a garden... Absolutely love it!

Very interesting video, i did't expect that prices 😯 We are about 140kms from the ring in Erkelenz. And some months ago a house was sold here for tripple the price of the last house in the video with only having half the size and definately not that view we have seen in the video 😅

the Nurburg area is very rural so thats why the prices are less than what ppl are expecting. im sure areas near the major German cities have very high housing costs

This is really interesting and good content. Great idea to venture out of the standard form for a bit, I wouldn't mind if you want to do it more with other ideas for videos around your neighborhood. The prices are mouthwateringly low compared to where I live in the Stockholm area in Sweden 🇸🇪.

I'd be quite tempted if the car laws were not so utterly insane there. Every last one of my cars would be illegal. Buying new ones would be a bit more expensive as well. Good video!

Those laws have found there way to the US as well. When you have folks like Charles Schwab buying up politicians to push his narrative it become a threat to every facet of life. “You will own nothing, and like it”.

@@krismartin1181 I guess Nobody Noone is talking about the very strict laws concerning modifications of your car: most mods are illegal or it's quite expensive to get them approved, generally speaking.

You can't have one without the other. You can't have the Autobahn with sections of unlimited speed and at the same time a liberal regulation allowing crazy project cars and/or no or only minor safety checks. That would be the perfect recipe for disaster. And looking at the statistics you can see that in the US this lack of regulation isn't working in first place. The US have strict speed limits but higher numbers of traffic related deaths (relative to population size) than Germany. Obviously our strict safety checks, rigorous training to get the driving license and strict regulation on modifications has a greater impact on road safety than the speed limits.

This is what I was waiting for! We are also looking for a holiday home in the Eifel, we live in Belgium (three hours from the ring) and are monthly in the region (Nürburgring, shopping, hiking, ...). good to see what you can get for your budget.

Great video! Thanks for making it. Interesting to know housing prices in different areas. When you said a 300 year house, I was thinking to myself 300 years ago there was nothing but grass fields where I now live.

prices still went skyrocket over the last 10 years. they more than doubled. just insane. the reason why houses are relatively cheap compared to other places in germany is because there is no big city or many jobs near the ring. cologne is away around an hour.

Being a fully remote worker a house purchase here would be very tempting. To buy any house where I live would be a minimum of 250k and the cheapest house in this video is much nicer than those would be 🤔

German government will take roughly 50+% of your salery though, include this in your calculation when coming here, the taxes are crazy

@@dragonsmonk Yes I do but that’s not the point… 😂 you realize that there is more to taxes than only income tax? If you consider sales tax (which is 19%) and other taxes like on fuel or alcohol even your average joe takes home less then 50% of his paycheck 😂

This was a fun video, and kinda neat for those of us who don't really get to travel or are kinda trapped where we are to live vicariously through your videos. David's house was pretty damn cool, I like the garage and the room above it. Living in the country all my life, I've always liked those little places in the city with small garages squeezed in where they can.

As a German living here I just want to mention that the next highways are 30min away, cities like Bonn 40min, cologne or Koblenz 1h; few jobs! Houses imho old, low energetic and with horrible room Layouts… yeah many views are nice tho but U get so used to that

Does he showcase or make a point about garage spaces in his adverts? That’s important for a lot of us. On my first trip to nurby a couple of weeks ago I noticed a lot of houses in the area have multiple garages or carports; many more in comparison to where I live. And when properties like this do pop up here, the garages are rarely ever mentioned in the listings…

That property next to the busy road with an adjacent garden is crying out to be converted into offices, a 1st/2nd floor apartment and a drive in garage/workshop type facility similar to what Apex have. It would make more sense than the way the property is right now.

Loved today's video. Used to watch Homes under the hammer on BBC. So interesting. House prices in the UK are mad right now. I bought my 1st house 12 years ago now. The last house shown would be perfect. 😂. Maybe a option for retirement. ✌😂

Those properties are cheap for a reason. Besides the track and the companies that settled there because of the ring, there is absolutely NOTHING in the Eifel. If you don't work somewhere nearby that's a problem

If it wasn't for my job, I wouldn't mind living there. But living there would get expensive real quick. After all, there would be no more excuse for not having a ringtool and a season pass for the Nordschleife. It's probably better if I just stick to sim racing, go to the virtual Nordschleife whenever I want to and visit the real one about every other month

Keep in mind that there is not much employment in that area. Koblenz/Trier/Köln, yes, but unless it's Ring-related (for how long still?) or you can work completely remote, might want to think twice about it.

I am living in istanbul Turkey. It was used to be said houses in Germany in expensive. However, after all the inflation in housing market in Turkey, you have to pay at least 200.000 euros for an small house like at 10:00.

My goodness…house for sale at “loose change” values! Gosh Misha…we are just moving into a house we bought Dec 2020 and have been renovating completely…it is worth c€760!000 but I wish it was the size of some of those we saw on your film! In the U.K. your prices would be just unbelievable!! 😱😀

I've always wondered about housing in that said area, great topic to cover. The 300k house would be about 450 k where I live in Britain and the 75 k home would be double that price here .

IN-SANE prices over there... Just crazy to think that these houses, let say the last one in the video (€225.000,-) would cost up to €800.000,- here (Amsterdam area). Makes me wonder, why not sell our house and live there. Such a beautiful area, nature and of course the track nearby.... Wow

Indeed and property around the Ring is considerably cheaper than here in LA, which is ridiculous even when you have money. I have the opportunity to work in the UK for the next 5 years and I'm very tempted as things are a bit rough here in the City of Angels...on almost every level.

Having just lost my job with a Porsche dealership here in Australia due to spinal issues, prior to this, I was planning to come back to Germany for 12-24 months which is on hold until I’m 100% but this video has increased my want to move to Germany and with the housing prices in Sydney Australia I’d much rather live in Germany, especially near Nurburgring and the ability to drive to Spa Francorchamps is easy as I’m used to driving 13-14hrs between Sydney & Adelaide 😂 Thank you Misha & I’ll see you as soon as I’m back in good health 😁 🏁🏎 🏎 🏎 🏎

Just as a warning, in my region of germany (like a 100km range around munich) you wont find any house below 800k. This is sadly not representative for all of germany. But for the Eifel i guess its still cheaper and a worthy option. Good luck with your issues and have fun on your visit if you ever get to it.

London is so out of touch with house pricing and what you get for your money. You’d probably find similar houses in North of the UK for similar money.

One thing to consider, in Germany you pay off a mortgage in 10 years vs to 30 years being the standard in the US.

Your mortgage is tax deductible. So big mortgage over a long time has become the standard. In Canada, the primary residence is free for capital gains tax, but not the mortgage. So we want to pay off our mortgage to save interest carrying costs.
