House 100 square meters in one of the quietest villages in Vratsa region.
✅ The property is located in northwestern Bulgaria, about 20 km. from Vratsa and 120-130 km. from Sofia.
📌The house has a ground floor of about 50 sq.m plus a first floor about the same sq.m.
It was built with red brick.
📌 Yard 1600 sq. according to documents. Sunny - all day. The house is in the middle of the yard, which allows for an agricultural part at the back and a park/decorative part at the front.
📌There is an outbuilding - massive, from which, with some restoration, you can get an ideal children's house, a summer cottage or a place for guests when friends are visiting...
It is located on a slight slope, which made it possible to have 2 floors - ground floor and first floor.
⚠️Both the main house and the outbuilding are noted in the documents.
📌In the property, on the side of the house, there is also something like a basement dug into the ground (about 20-30 square meters) with walls made of large stones. Over the years, the roof has disappeared somewhere 😆😆, but anyway with a little effort it can become a perfect tavern.
📌The village has 30 permanent residents and families who come for the summer.
📌The village is on a southern mountain slope, very quiet, beautiful, calm and sunny.
⚠️The population is entirely Bulgarian, with the exception of one English family and an American (whom I found out about from a TV show about the village)

People there, as far as the locals told us, don't even lock their cars.
⚠️Houses are NOT broken into and robbed.
⚠️There is no animal husbandry in the village, i.e. there are no smells of cows, pigs and the like.
⚠️There is no movement of foreign people and traffic in the village, since the village is remote, or in other words - the road that leads to the village ends in the village itself.
📌The village is kept clean.
A new water supply system was built. There is a small chapel in the center. The village is just small and apparently not much is known in the area, since we spent 3 years looking for a house in a safe and quiet place around Vratsa, and in the third year it was recommended to us by a shopkeeper from a neighboring area.
We bought the house a year ago. We had plans but things have changed and unfortunately we will have to sell it.
The house needs renovation, but as far as can be seen, it is in good condition.
It has not been lived in for a long time (if at all).
Downstairs are 2 large rooms and a small room. Upstairs - again 2 rooms and a small room for a closet or wardrobe, or a bathroom with a toilet...
The house has NO GUTTERS and the water from the rains (from the roof) has been falling over the years onto the house itself and the plaster on the ground floor of one wall has come off the stone. I guess gutters have to be installed first and then fix it up inside, but that's something someone who understands can say.
The foundations are stone.
Electricity (lot) is available, water is also available (they installed a new water meter from the plumbing department). The power company ran a new cable from the pole to the house, but the internal installation needs replacing.
On the ground floor there is a water supply and a sink.

If anyone needs to speak to the English family who live in the village, I guess it wont’t be a ploblem to arrange that via Viber, Messenger, Telegram, Zoom...
