First off, a very belated congrats! I hope you have even more properties by now! question - Am I missing something, or does $16,796 o na $430k purchase seem a bit high to anyone else? Roughly 4%.

4% of 100k = 4k. 100k x 4 = 400k 4k x 4 = 16k. 4% is much better than 25% or more down. It does require you to live in that home for at least a year though. So considering the alternative, 4% is not high at all. If you’re arguing the exact amount that she had to put down, there are a lot of factors in play.

The 50% rule is for expenses, not including your mortgage. However, in this video the amount listed for her monthly expenses does include the mortgage. So you would have to deduct that amount, which would bring the ratio under the 50% threshold.
