Exactly rochielin, I agree with you 10000% if you dont work at a bank or government facility they Don't want to rent you their home, my friend sell food, hair and clothing and she making over $300,000 a month she making way more than I do every month, even in the pandemic and she having a hard time getting a place to rent in mid class or upper class environment, i hope they change their mindset, these are different times now, modern times, technology is the go to, most business are online and is transitioning to online, good content, love your channel, continue on this wonderful journey, ❤🙏🏽

So true, my cousin sells clothing and accessories and she makes over 400k monthly. I know persons that are professionals in “society acceptable” professions that don’t even make as half as what she makes in a month.

It's great that your friend makes a comfortable income as a self employed person. Does she have an accountant and file taxes regularly? She would be then contributing to the society (teachers, nurses etc) and improvements(road building etc) that is happening on the island now. She would also be able to verify her income and rent a decent apt. In the USA, an application is filled out asking pertinent information such as salary, length of time employed, where did you rent before (were you evicted) how many people will live in the unit etc. The real estate agent then verifies info to determine qualification to rent.If Insufficient income, then a co-signer is needed on the lease agreement. One month's rent pays for this. The renter must be prepared with three months rent: app fee for agent, one month security to cover damage to apt and the first month's rent. Grandfather used to say that he preferred the American way of completing a form rather than telling your business to a person who cannot help you. This is a great business opportunity but Jamaicans need a new mindset. On an app form or a personal grilling, property owners need to know who will occupy their house!!

I can understand why they ask so many questions. I live in the UK and have a house in Jamaica which I am renting. The tenant who doesn't work in Corporate has not paid any rent for over a year. I have had to hire a lawyer at great expense to get her evicted but corona has delayed the judgement from the court. So I can understand Landlords making these checks. Over here in the UK they run credit checks, you to provide at least 3 months pay slip and copies of your last 3 bank statements so these need your incoming and outgoings

Since you are addressing apartment/housing hunting can you also address income/salary that it takes to afford those apartments that you are showing as well as the housing for non-corporate types... the housing for the store clerks, hair/nail techs etc. I enjoy your vlogs they are very informative

the reason for wanting a corporate job is because it is a steady stream of income... one month you could be making 200k next 50k next 100k. Even thou alot of places are over price you have to keep in mind that renters have mortgages on that property so when you are late they are late and they have to pay late fee. Its bias and unfair to some extent but you have to look at it from a business perspective.

I actually like the one with the bright colors. The veranda is screened and laundry in house. The bathroom is a good size too.plus having screen means you can get a breeze and not use AC. Some of these units look like they would get too hot and we know how much running that AC will be. The place just need a good cleaning, otherwise could be cute. I understand all the questions, because look at the condition some of these renters left the place in. It goes both ways.

I’ve officially watched all the videos so far in this series. These are extremely informative. You’ve earned a follower on IG and a subscriber here lol. On to the topic at hand in my honest opinion I think a lot of these landlords in Kingston ask certain questions re employment because Kingston is one of the BPO flushed cities (amongst other high turnover rate industries) and people tend to be fired as immediately as they’re hired so they are trying to establish that the potential tenant, in the foreseeable future, can live up to their obligations. It’s a two way street tho I don’t think that while viewing certain personal questions should be asked, leave those questions for a case in which some form of follow up happens to take place.

You can say that because u have never had to deal with ppl weh not paying and still living in your place... The landlord needs to do all they can to reduce the possibilities of inconsistent payments as they have that location and other areas to cover... The questions will not eliminate but will assisting in making a wise financial decision when choosing a tenant

I think it's good to know pertinent information about a potential tenant, as though there is no guarantee, since people's circumstances can change, you choose the best candidate for you. Establishing employment history helps to determine people's pattern and stability. Additionally in some instances some complexes have rules that can impact who is a potential tenant, such as a someone who will have clients in their apartment as the space doubles for an office and home. I also think that tenants should remember to ask all the questions they have about the shared space, the area/community, et al. I would love to hear some insights from a landlord and realtor, may give some insider view 🙂.

Prices in Jamaican Dollars? Beautiful! That will bring some value to our local currency. Good stuff. Also Rochielin, this was how I learnt it in Jamaica back in the eighties where I studied Business. We were taught at the time that there were two main Markets. One was "Labour", which was inclusive of the "nine to five" as, you've mentioned where, an individual would wholesale his or her daily hours and paid weekly and, the other was "Commercial" where an individual would become a "Business Owner" and sell either Products, Services or both to Customers. As I see it nowadays, students are taught mostly to have a good education and, after graduation, find a good job. Back then we were taught to expect either scenario after graduation. Either finding a job or, not finding one. If we found one, then good for us but, if we didn't then we would take advantage of the Commercial Market by drafting a Business Plan, Register a Business, have it financed and, start to work for Customers. To afford one of those Apartments, one is better off working in the Commercial Market.

People might as well approach the bank and mek dem invade dem privacy to qualify for a loan and just go buy supn cause these renters are ridiculous! How me sure when me pay u the bank nah come repo you house and left me homeless or if anything needs fixing you going to use some a that money and address it. Some a dem too extra. As it comes to type of job I believe tbe landlord are looking at the stability of the income. Most landlords need that income to offset money so they are trying to determine the potential tenant's ability to pay without hassel. But I take your point, non traditional jobs are becoming more main stream and can provide a decent and stable living.

Sometimes as they declare the type of job they are immediately turned down. They could show their bank statement or their contract or something to prove that they have a monthly income .

I would go with my own questionaire for the Owners....I would open by saying that this a two way interview to see if we are compatable....with me as tenant and you as my landlord.....sometimes you rent a place to live only to find out that the landlord is not professional in keeping to the agreement.

I don't think snobbishness exists anymore in JA,with regards to rentals,all people want to know is that you can afford the rent. In England before you rent they do a credit check and you have to fill out an extensive questionnaire, and provide two months in advance. I used to live in Jamaica ,left in '99,travel back and forth.

You’re right about there needing to be a mindset shift in the rental space. Though I don’t think that will happen because it seems that most older owners are just set in their ways and belief systems. I think that the more that Gen Xers and millennials come to own and rent out property the more the standard will change to be more inclusive of renters working in non traditional roles and industries.

Enjoying your content and the information you provide on cost of living in KIN. Im in Toronto and I'm learning rental rates in KIN are very high - salaries need to match ie: we say up here budget 33% of net sal towards rent. If a Jamaican has to pay 65-90k per month, that requires 200k net sal per mos (at min) to cover 65k on rent. That is steep! Rentals here are sky high too though: 1bdms avg 1700-2200/mos w 2bdms 2300-3000/ mos cdn.

It depends on the area. Those apartments you showed those reminded me of the apts on Hope Road or Waterloo area in st. Andrew. Those are really expensive from I was living in Jamaica 27years ago. But there are other areas that are affordable.

Maybe some of these landlords are not aware of other ways of doing rentals especially to those who are entrepreneurs. 12 months of bank statements should be provided in cases where persons are not employed. This should be your proof of income. Because being employed is easily proof of income. This situation is a bit sticky for all parties involved

I can never understand why!!! just why!!! these landlords put places up for rent in such shabby conditions. If the cabinetry needs repair.....repair it before you rent it. If the cabinetry needs to be removed and replaced, then do that before you rent it. If the tile needs to be repaired then do that before you rent it. What's up with these colors we nuh live a circus. If you are not renting a suitable place then do not rent at all. Scrise!!!

I totally understand your point but you have to understand that to fin6the right tenant it's hard became people are fictitious rent your place and pay the first month three months rent and then can't afford to pay for rest of months and sometimes they say they work somewhere and when you check it out they don't Landlord have lot of issues with Tennant's

It's definitely harder for persons like me who are entrepreneurs because as soon as renters hear that they're so dismissive of your ability to make rent payment or even manage better than a person in a 9-5 "office bound" job. It's a mindset Jamaicans need to grow out of because there's so much more to the world than dressing up in a "suit and tie" every day. Love that perspective and the video as usual!
