we bought our house almost a year ago and basically re-did the entire inside. there is SO much you can change inside so i'd worry about that less and focus on the area and neighborhood because you cant change that. we put in an offer on a house that was OK then found the perfect one for us, had insane views and was on a dead end street so its so quiet and peaceful and i'm SOSOSOSO glad we picked on in a good area. its worth it to put money into a house to make it better/ more comfortable for you, you can tear down walls, fully re-do the layout, etc.

You may need to understand that someone else’s house isn’t going to completely fit your style. Look at the bones and big tickets items and make sure you can live with those. Things like painting walls and changing out fixtures are typical fixes when moving. You need to see the house at different times to really know the area. Houses are a lot of work and money. And renovations always become more money and work then first known. So if you want to go that route be ready. Sometimes being a little bit further out than desired will give you a bit more options. Don’t max out the budget on the houses bones knowing you’ll need to do some small renovations and repairs. Good luck house hunting. Not for the faint of heart.

You'll never find something that meets all your criteria. Narrow it down to the things you absolutely don't want, but realize it will never be perfect.

My fiancé and I just bought a house and it took us 3 months. Every time we saw a house and wanted to see it, it would go in less than 24 hours. The perfect house will come I promise! Patience is key during this process. 🥰

It’s definitely not a waste of time looking at homes! You get a feel for what you like, what you want. What’s meant for you won’t miss you! The more you see that aren’t it or your offer isn’t accepted.. the more money you can save and there will be a next one!

Y’all should look into building a house! That’s what my husband and I did. You pretty much get exactly what you want and honestly it ended up being cheaper compared to the houses on the market.

My husband and I took about 6 months to buy a home. We looked at about 75 homes and went into escrow on 2 but found things during inspection that the owners did not want to pay to fix. But as soon as we found the one, we knew ! Definitely need your imagination to see what can cosmetically be fixed with time !

I just bought my house last year and here in California. It is the most stressful thing you will ever go through but it is so worth it. Have your list of things that are non-negotiable and stick to those things don’t make those big compromises you’ll have to deal with later. You guys will know when you find the right place. It will just feel like home. You have to kiss a lot of frogs before you find your prince. The looking is the most draining part but it’s the most necessary. I don’t know if they work out in Florida, but I used a company called fly homes. They helped me put together a cash offer to get my place. It might be good for you to bring an architect or someone with you when you look back and help you visualize what could be done when you get to the places that you like. I didn’t do any work on mine, but my brother is an architect and he told me a lot of things I could do that I wouldn’t even thought about.

If there’s one thing I can tell you is don’t settle and you will 100% know when you walk inside that it’s meant for you! I promise you will get that feeling.

House buying tip. Find your dream homes and leave notes in their mailboxes. It happened to my parents and they ended up selling their house to the couple. Years later they did the same thing to the house they live in now and the owners were planning to sell but wanted to wait until the time was right and said when they got my parents letter that was their sign the time was right.
