I just think people who rent people’s place and don’t pay the rent are wicked and malicious. They are trying to ruin people who work hard to achieve something out of life. It’s a very disgraceful and disgusting act to live in someone’s house and don’t want to pay rent. I’m a tenant hoping to own one day and would never want to go through this.

I am an attorney who has practiced within the New York City housing court system for over 30 years. The problem is not only a remnant of covid. It is also the New York State Legislature's passing of a series of laws within the past five years that (a) promote delay in the Housing Court system, (b) remove incentive of landlords to improve their units, and (c) promote the warehousing of units. The burden has become especially hard for smaller landlords, i.e., landlords of buildings with five or fewer units.

They want the small landlords to give up. In NJ, from eviction notice to first hearing is only maybe four months. This is with a corporate landlord. I wonder if it is the same for all of them. If nice landlords like this lady sell to the corporations or just take their units off the market, there is going to be less affordable housing. The judge evicted her but didn't sign a warrant of removal. I thought they had three days to get out after the ruling. That is the law in NJ. If they aren't out, you call the sheriff. This country is full of people who take advantage and then the rest don't care. It is going to fall apart. I don't think she is going to get in trouble for turning off utilities if the woman is evicted. NY seems to be weird though like what they did to the lady in Queens with the squatter in her inherited house. NY needs to get it together. Hochul. Adams.

My in laws and sister had this issue 1-2 years ago during covid, it caused them a great deal of stress as small time landlords thats just trying to rent their extra floor to help pay for bills and taxes, i guess they were lucky enough to "only" have them stay for around a year each before they left. Thousands in repair fees, and they never had to pay back the rent they owed. they stopped renting out to strangers after that; not worth the headache and hassle.

At a very low point in my life I landed in housing court my landlord was evicting me I saw more losers than winners. Fortunately the St Vincent De Paul Society secured a loan for $8000 so I could pay my arrears. The loan allowed me to rebuild my credit rating. I kept my beautiful rent stabilized apartment. I was VERY lucky. Housing Court judges and lawyers are in bed together. No vulnerable tenant should go to Housing Court without a lawyer. A lawyer will accept $100 a month forever.

Lets not act like Landlords are the “Good Guys”, often in most cases they’re pretty much the opposite. I had a landlord in the Bronx try to price me out of my apartment just after the birth of my second child. He wanted to “Gentrify” the building, despite the fact I worked full time, paid my bills, and paid my rent on time and were we behaved tenants. He tried to price others out as well. When we refused to pay the increase because we still under the original lease he sued for eviction. He lost in humiliating fashion as we counter sued him, and sued him in civil court and got a year rent fully paid up because of his greed backfired on him. Most Landlord are not the good guys, they know they have a needed commodity and take full advantage of it often in abusive fashion.

What if my apartment was sold to a new company and the new owners decided 4 months later that us tenants had to vacate the premises. Us tenants decided to meet up and all agreed not to pay rent because how the new owners treated us locked us out, no WiFi, no maintenance for at least a month, no communication I haven’t heard from them since September when they told us we had to vacate. But they are asking for monthly payments. Are we wrong for not paying rent until we all can find a place ? (I got laid off before all of this happened I used my savings to pay rent for July/August)

Why not create a mini task force of Marshals to carry out the evictions or hire a third party company to do it? Apply for a grant or state funding to do it. That would help with the backlog.

The Bronx is right next to Yonkers, Westchester by literally crossing the street, which is suburban. Or, visit Van Cortlandt Park, or other parks outside of the South Bronx & you'll see it's mostly suburban. Many Bronxites think that the South Bronx is always used to describe where they live when it's a certain neighborhood of the Bronx.

As much as I feel bad for this woman, if they're understaffed, they're understaffed. I'd tell anyone that if you're renting your place out, you need to use one of those facilities that collects the rent for you. If the tenant doesn't pay, you still get your monthly rent and they ruin the tenant's credit, so they can never do this again. You can't just say, oh, give me a check every month, because when they don't pay, there's nothing tied to their social security number and when you FINALLY get them out, they'll just find someone else and do it again. The fear of messing their credit up is they can only do the not paying crap one time, so it gives them more incentive to not rob landlords.
