Alesandro, I agree with you 💯%..had a senior colleague at work who was doing well but never had an investment. Unfortunately he lost his job and went from living a comfortable life to hardship. There would had been something to fall back on if he had an investment

There’s so much dignity and respect to be an independent woman.I spent my 20s working and investing. Now I’m 31 and I have about 10 streams of income . Supporting my husband and kids and buying anything I want without asking anyone for moneys. Not gives greater joy than that. lots of women need to get to work no matter your husband’s or partner’s financial status

@@kathythompson6021 I invest and trade financial and housing market. It’s been very lucrative. With the profit I made over a year , I was able to buy a restaurant. But trading is not what you do without proper guidance. i have a broker who handles my trades because I'm always too busy managing my restaurant

@@ellievon6479 Sounds good. Financial market is profitable and can make someone rich but it requires a lot of effort, consistency and time. I tried it 2yrs back but couldn’t handle the statistical analysis. It’s like mathematics

residential housing should be off limits for investors. Middle class is getting hurt by them, and if the govt isn't going to protect their citizens then what is the point of them?

Bought my 1st micro lot city townhouse in 2015 for $205k, no improvements, resold in 2021 for $375k. Bought a 5 acre larger rural house for $395k 2021. $38k left on the mortgage. Can’t imagine being a 1st time buyer.

Same here brother,thank god I own a house which I bought in 2009 for 280 thousand,it’s worth 900 right now with no improvement,I can’t imagine being a first time home buyer now,most of the people I know that just bought a home have monthly mortgages over 5 thousand dollars a month

Average US Home now cost $415K. That means a first time buyer will need $80K down payment. Possibly $15K in closing costs. That's just shy of $100K. Exactly where would they get this kind of $ cash ? Their parents tapping their home equity is where it comes from. Causing the bubble to grow even more. When it explodes both of those generations get hit very hard. The kid is in a house worth $250-$300K but bought it for $415K......His parents are out $100K, their home is worth 25% less- which is tied to their retirement plan. Nightmare scenario.

Most home buyers are putting 3.5 to 5% down. With the increase in FHA loan limits this now is possible at and over the average home cost. Although not ideal it is not quite to the point you are stating yet. Very few people including investors doing 20% down with rates this low.

When Ben Bernanke stopped the market correction of 2008 he didn’t save us he instead introduced massive market distortions and re-inflated another housing price to income bubble. The greater these Fed managed market distortions become the more homelessness from elevated housing prices and rents the more negative externalities you will find.

I paid $38,000.00 for my house in 1983 and could never afford to pay a penny more. I once worked for $1.15 an hour. People have too much money and are greedy.

It should be no surprise we are nearing the top of the expansion phase in the typical real estate business cycle (despite all who exclaim this time it is different). History will likely to repeat itself. Builders, chasing large profits, will over-build our country into the Hyper-Supply phase of the real estate cycle.

@@Corkfish1 the truth is housing inventory is at an all time low, demand at an all time high spurred by historically low interest rates and a larger pool of buyers than sellers , and asset prices are over inflated relative to average wages as a result of currency depreciation. There’s no way home builders can build their way into oversupply, because they are way too far behind to catch up. Also there are severe labor shortages and many other factors going on ie (rising material costs etc)

Young people seem to think it’s just them and that earlier generations had it easy, but most people I knew in my 20s and 30s rented and had roommates and couldn’t afford squat. I know the economic situation is worse now, but I have to say- I get pretty annoyed when I hear 20-something’s complain about not being able to buy. I know plenty of people in their 30s and 40s who have professional jobs and still feel that they are priced out of their local area.

With the housing crash can come bad job market and increasing interest rates that will keep even cheeper homes unaffordable. It will never be "easy" to buy a home. Jump in when you can and hang on for the ride you will see every up and down during your 30yr loan, only making it through the decades challenges will the struggle bare fruit.

@@kimferzoco6755 costs of major things has exploded... health care, education, housing, fuel... i'm 41 by the way. I have no clue how young people are going to start their lives at this point... me and my wife make great money, no debt and we've watched our standard of living decline.

Sell? That's exactly the easiest way to go neck deep into the inflation. Rather, you could go into something like foreign exchange. Maybe better with a pro or being well informed about where you want to put your money. Made my first million through it earlier this month as a newbie (through the help of a pro though). The inflation can get worse for all I care.

@@jd1671 Huge amounts of housing inventory is gonna come on the market late this year, early next. Other investments are going to seem more lucrative. This isn't going to last forever IMO..

The data says 2008 was far more inflated. What data are you looking at? Mortgage to income ratio is within normal range right now while it wasn't in 2008.

Excellent recap of the housing market. Thank you. I definitely feel the Wall Street push to buy up properties in the Spokane-Coeur’dAlene region. Bummer for primary buyer who has lived in the area for 10yrs. and now cannot afford to buy. The pressure to buy is ridiculous and scary. I’d promote buying some land and building in 2023 or 2024.

I think the owning VS renting is more clear now. Renting means notices of rent increases. Or the landlord having potential buyers come into your unit multiple times, to sell the property. Then comes rent hikes from new owners.

Right now, the housing inventory is an all time low. The pandemic caused building delays in a market that was already spread thin. Builders cannot keep up. Prices will continue to increase in 2022, along with interest rates. In 2023, there might be a decrease in price, possibly wiping out some 2022 gains, but interest rates will be up. Good for cash buyers, and not so much for borrowers. There is such a housing shortage, I see home values going up for the next few years before they drop, unless there is some major economic impact that causes many foreclosures to happen in a short period of time. No one hopes for a terrible economy and hit unemployment.

if you are looking to buy a house, NEVER go to a realtor first. Go to a mortgage lender, find out what you are able to borrow, THEN go to a Realtor.

I disagree. A good realtor will recommend several good local mortgage brokers who will then compare rates from different mortgage lenders. The rates of those lenders will affect how much you are able to borrow since it affects your monthly payments. If you try to find a mortgage broker first, you might end up with those mediocre online brokers that don't have local offices, give you a useless pseudo-approval letter, and may fail to actually give you a loan right at the time you need it.

Right we went to a lender...a year later we went to our realtor and he reccomended a lender and now we realize how misinformed and green our last lender was...we are now looking at paying 100k more for a smaller house because we wasted all that time. because of it.

Depends on the area. Some homes are starting to cut prices, I haven't seen that in California yet, Was looking at St Cloud Florida in Orlando, some homes were already down 16K about 5%

With less than a million children born for the first time in US history last year, the overall long term trend in housing is pretty obvious. Builders building huge 2,500 square foot homes that will become vacant monsters in a decade or two.

If you think real estate is going to crash 50-60%, does that also mean you expect the prices for healthcare, cars, college, clothes, etc. to also crash a similar amount? The average car in the U.S. is $45,000. Think about that. Homes in most areas will not crash 50-60% in the coming years. With all due respect, you are wrong. Unfortunately, higher prices is the new normal. That is what happens when trillions of dollars are printed and put into the market.

We are driving towards a renter's nation. Be on the right side of it because it's happening. Own property that you can rent. No matter what home values do in the next 2-10 years I can guarantee you rent is going up.

Actually ownership vs rental rates have been pretty stable. Home ownership rates are higher than they were 50 years ago and have risen the last 5 years.

I don’t see any slowing. 700k home had 23 offers and went 100k+ asking price. It is crazy. In fact now people know that rates are going to go up, buyers are becoming very aggressive.

This is just a given. As rates edge higher, payments get higher and start to limit the amount one can borrow to purchase a home. So then yes the housing market will slow because less folks can/want to buy at higher rates. Money 101 class.

Mortgage Rates have now hit 4.49% from 2.5 one year and 1/2 ago let’s see how many people go “rushing” out to buy moving forward not to mention fed will hike in March I can’t wait to see where the mortgage interest rates will be in April 5%?

@@AR-me9jy Yep, its going to substantially slow over the next few months as rates adjust. But doesn't necessarily mean the housing market will pop as supply and demand are still high, just less buyers and bidding wars.

in my town every old homes sell for over $200,000 way expensive can't even find homes with 3-4 rooms between $100,000 only some homes with 2rooms less than 700/800 square feet

Supply is still terrible, dealerships are still empty, my company has component shortage after component shortage, and I went into BestBuy yesterday and saw a lot of empty shelves. We're still in the midst of it.

There have always been investors in the game, and many of them. I do not think we are in a bubble. Housing inventory has never been lower since tracking began in 1971, and this is a supply and demand issue. Builders simply cannot keep up, and unless a bunch of builders pop up and starting building homes lightning fast, there will not be a crash. A slow down eventually, but not a crash like we saw in 2008, unless the country takes a serious economic hit, causing a ton of foreclosures. The US housing prices are still one of the most affordable in comparison to other first world countries. If you look to the north at Canada, they pay twice as much for less sq ft. Europe is worse, and so are Asian countries. I think the only country where you can find more affordable housing is Turkey, and it’s not far behind the US.

Why would they do that? Housing market crash, then they are buying even more homes for their portfolio. Prices will go up again sooner then later. 2008 we didn’t have Airbnb, people are going to buy them up and prices will increase faster. Even if you bought high it will come back up sooner.

With housing priced out many buyers, rent will certainly increase. With the increase in rent, there will be a lot of homeless people roaming the street - especially the elderly on fixed income folks of low income, and folks unable to work.

Sell high, hold the bag, buy later when prices are falling and more houses of investors are available. Investors will start selling once they see no profit. Sell asap before interest rate hikes cause the average home buyer unable to afford steeper mortgage monthly payments on top of increasing price of things, including gas and groceries. Search 2008 - 09 crisis news ... home prices went up into a bubble, a similar hike in prices just before the crisis back then. 500k houses went down to 320k, and no buyers who were waiting for it to fall even more

Its a trap. Once rates increase, the bubble cant be sustained because investor money will go elsewhere and most buyers will not qualify and the cards fall down...On the supply issue - is just temporary. Once things open up, housing supply will increase and buyers will get cheaper homes....If your are a buyer, hold on to your straps...If you are a seller, sell before the pandemic dies.

Tons of investors are holding and waiting for homes to be rehabbed for renters or flips. We have multiple problems, not enough moral discipline and people who want to do the actual physical WORK. Immigration influx has created insatiable demand that can't be filled. Home builders are stuck in the upper middle class price points above 300K, so millenials are getting left out as well. I'm a project manager after 20 years of general contracting. Home prices will not crash. Repeat there is no crash coming like 08'.

Yup, and every single time when the yield curve inverted we were in a recession within the next 12 months. Wealth was NOT 'created' during this contrived pandemic as you said, wealth was 'only transferred' from the middle class and working poor to the wealthy asset class, (largest transfer of wealth in history). We desperately needed strict enforceable wage and price controls to protect those most vulnerable when this National State of Emergency (still in force BTW) was first declared. Otherwise there's no incentive to leave a pandemic, nor intentives to prevent future pandemics, which, as we've painfully seen now, become highly profitable for a few. Wake up people, we're now being played like a fine fiddle, using disease outbreaks.

New construction is reaching 2006 highs. Population growth is the slowest in US history. Where does the shortage come from other than people buying homes that no one is living in. The lack of “inventory” is not a lack of housing, it’s a lack of listings. The listings will come, but buyers won’t be there.

Have to disagree. I mean yeah the glut of houses will come when boomers die off and new builds catch up. For now everyone is retiring in place since it doesn't make sense to even down size at a higher interest rate compared to their refi, or there are still covid scares in retirement communities. Milennials are exponentially wealthy after many years saving up in their parents basements, then many of them lucking out with crypto, stocks, and the tech hiring spree. Wealth is more distributed with people working remotely for west coast jobs, or wealthy people distributing to the sun belt and other parts of the US. It's unfortunately the new normal and I don't expect a steep correction at least for another decade. But I'm not an economist :) Good luck everyone.

Con artists scarcity, they turn up the heat the minute it took a breath. To a point this is a con because will prices be as high in the stock market if rates doubled, doubtful. So, who has incentives to make sure it stays low when it should've been higher along time ago! It ruined housing for average workers because flippers getting best deals with a rigged deck. Then the anchoring started. Sell only for a million plus unless really necessary, would be nicer. At least then, it'd be a fair game if this nonsense was cut out. They call them ticket scalpers online for other products and services. Time RE got the same label.

There are thousands of empty homes in the Pacific North West. There are thousands of homes for sell and most of them look empty. I think people bought them to flip trying to double their money when the pandemic hit. They may be bag holders in foreclosure soon.

@@AB-fq4mr I am not referring to closed sales, I am referring to what is occurring TODAY. I track pending sales and know the market quite well. The current supply of available homes has drilled down to a new record low level and demand is still elevated. I personally track all of SoCal, Phoenix, and the Bay Area and it is not uncommon for homes to procure 20 to even 30 offers. Many agents simply stop accepting additional offers because they have to sort through so many. This of course is all going to change soon given higher mortgage rates, but the evolution of change in real estate is extremely slow.
