Housing Market CRASH is Not Coming

Can someone explain where experts are collecting data that says there is less than 2 million Houses on the market for sale “in inventory”? When pulling data from Realtor websites it shows millions of houses for sale. Texas shows over 6 million houses for sale and California is over 4 million houses for sale. What is the qualifications for a house to be on the inventory list? Is the current inventory being falsely reported?

What websites show say that Texas currently has 6 million homes for sale and California has 4 million? Both Realtor.com and Zillow say Texas has roughly 250,000 total properties for sale and California has roughly 110,000 total properties for sale. Both Zillow and Realtor.com have a different number of listings in each state. Those estimates are somewhere in the middle depending on the site. Keep in mind that is ALL properties listed on their site. That includes multifamily, mobile homes, and land listings. Measurements of total homes for sale are typically referring to single family homes and condos/townhomes for sale. Using that criteria, Texas has roughly 185,000 single family homes and condo/townhomes for sale according to Realtor.com.
