A lot of people are not even concerned about the price but beyond that somehow people think that if rates go down a point or two that they'll magically be able to afford a home and that is not the case. I’m in Michingan and the housing market here over the last 7-8 years is unlike anything I’ve ever seen. Homes that were bought for $130K in 2015 are now being sold for $590k. I’m talking about tiny, disgusting, poorly built 950 square foot shit boxes in quite mediocre neighborhoods. Then you’ve got Better, average sized homes in nicer neighborhoods that were $300K+ 10 years ago selling for $750k+ now. Wild times.

A recession as bad it can be, provides good buying opportunities in the markets if you’re careful and it can also create volatility giving great short time buy and sell opportunities too. This is not financial advise but get buying, cash isn’t king at all in this time!

I agree, having a brokerage advisor for investing is genius! Amidst the financial crisis in 2008, I was really having investing nightmare prior touching base with a advisor. In a nutshell, i've accrued over $2m with the help of my advisor from an initial $350k investment.

Exactly he’s just blowing everything out of proportion for views. A large portion of homes are goin up in value in SF. I actually live here and work with homes in San Francisco, unlike this ex real estate agent turned KZbinr guy speaking his biased opinion from Florida. He’s conflating the Florida market with California and it’s not the same market at all.

@@gregh7457 not really the owners were probably retired and wanted to sell for a plethora of reasons. They likely just wanted to cash out, or downsize and the 100K probably didn’t make any difference to them. When you are old and your time is limited that money doesn’t make any difference for the most part. Especially when you’ve already received 10x on your initial investment.

Times have changed. You cant sell a house for less than it costs to build. Cost of labor and materials have gone up exponentially. Builders aren’t in business for charity, they have to make money or they won’t build. This would make house prices go up even more if builders stop building.

Only condos are down hard which brings the averages down. Single family homes aren’t really going down, especially in the Bay Area. Honestly it’s still going up past the peak during the pandemic.

Listen here...my parents purchased their house, the home I grew up in, for 24,999 in 1964 and sold it in 1989 for 219,999. You can't tell me that the cost of homes hasn't risen. They're astronomical. And they aren't worth what they're values at in any way whatsoever.

And the drywall job in that house probably cost around $600.00 and took a total of 10 days for 2 contractors to hang tape and texture.... are you willing to work for $30.00 a day in today's economy? This is why homes cost so much now because that same hang tape and texture job costs about $12,000.00 today. And that's only 1 of 19 trades that make up a home being built - So as soon as everyone's ready to work for $30.00 a day again we can buy houses for 25k again - Not being rude but this is how inflation of our money supply has screwed us all.

1964 was about 7 years before the 30 yr mortgage was introduced. And they went up astronomically *because* of the introduction of 30 yr mortgage. Also keep in mind that the average person was getting paid about $1.50 an hour back then. At $12/hr you would be living pretty comfortably especially when you consider that the dollar went further back then. So it must’ve taken your parents quite a bit of time to save up that much money assuming they earned a pretty decent wage for back then. Not to be rude or anything but it’s just fascinating that how inflation becomes this time capsule of how small changes year over year become huge differences over time.

The dollar has lost its value. You need $10 today to purchase the same amount as $1 in 1964. In other words the dollar has lost 90% of its value. $250,000 today is equivalent to the $25,000 your parents spent in 1964.

As a newbie that wants to invest, you must have these three things in mind 1. Have a long term mindset. 2. Be willing to take risk. 3. Be careful on money usage, if you're not spending to earn back, then stop spending. 4. Never claim to know - Ask questions and it's best you work with a financial advisor.

My brother sold his condo because his HOA fees doubled. Realized he would pay more in fees over 5 years than his loss on the sell. Crazy. This is Southern California.

I was buying condos for $35 a foot in 2010-2011 in Melbourne and Vero beach. Now they are $350 a foot.. which is absolutely ridiculous. What goes up like a rocket always crashes like a rocket. I moved to Blowing rock nc and sold most of my properties in Florida and just rent now for $850 a month. After 60 years in Florida the heat and humidity finally was too much. Be patient and wait for prices to come down to earth. I bought at half replacement value so that’s a pretty safe metric.

I was buying homes in seattle suburbs for $100 a sq ft 2009-2012. Unfortunately sold most in 2018/2019 at $250 a sq ft prices just looked too good. Now they are $400 a sq ft. Seem outrageous

Money laundering doesn't need to increase the price of anything to work. We've all seen businesses where we live that never seem to have more than one or two customers at a time, but usually none, and wonder how they stay in business year after year. They are likely businesses that were set up to launder money.

I dont agree....I live in CA.....Every city has 20 times the homeless population. I have video footage of all of it. in the last 20 years CA has totally gone to crap. The condo that sold was right in the middle of the crisis. plus every store is empty right there. Stores closing all over the state. I film it.

The Bay Area is a special kind of bad though and it isn’t just people getting the heck out it’s also businesses. Do you know the percentage of commercial real estate that is sitting empty there right now? It’s insane. Tiny pieces of property in SoCal are still selling for millions.

In 1983 I bought a brand new flat in da yookay.. It was 15k GBP. I got a 100% (no deposit) mortgage and it was cheaper than rent ! Now I live in a 100% paid for, bugger-off mansion in Wisconsin. 5 bedrooms, 2 acre garden, triple garage.. Annual > $1k insurance and $4.8k taxes

Always has. “They” got folks believing a mortgage is a wise investment. My parents and grandparents never had a mortgage. I did once. I sold, then built my own little pad out of pocket. Took me a bit over 5 years to finish. It’s nothing fancy. No debt though. Taxes suck. No way I could afford a mortgage now despite making six figures. Buy some land and build your own little house out of pocket as you go.

No one should feel lesser because they don't own a home. A lot of people don't actually own their home anyway, the bank does. For me personally, I absolutely have to have a level of privacy and freedom that renting just can't provide, but it definitely costs a lot more with maintenance and upkeep. Everyone needs to make their own decisions. Stop worrying about status symbols or what other people think of you. Do what works best for you!

Wake me when prices return to 2019 values. Until then, everything remains overpriced. During lockdowns, work-from-home, and the AirBnb bubble, prices artificially skyrocketed in some areas and then spread, as every homeowner caught the fever, hoping to cash in. That's over, but sellers cling to the illusion. When they come back down to earth, prices will too.

​@@tomka5714 Really? What happened beginning in 2008 through 2011? We saw RE prices in the Bay Area of N. California reset to 1995 prices. Prices dropped everywhere, which is why so many people ended up underwater even when they hadn't taken out equity loans. You think that won't happen again when so few can even afford to pay current prices? The inflation was artificial and intentionally created, so it can be undone.

I strongly agree that people put way too much emphasis on interest rates. It’s the price of the home that really matters. Yes interest rates do matter to some extent but it’s not the most important thing.

The price difference on a 500k house with a 4.0 rate and a 7.5 rate is about 1200$. Rates matter

He's right. In 1988 when we bought our house (Miami Beach) the mortgage rate was 10.25%. And the payments were affordable by any working class person. So we're the taxes. With the yearly taxes of today, you could put a down payment on a house back then.

Politicians allowed to happen on PURPOSE they devalue the land they do GENTRIFICATION and they have a lot of Rich crony friends from other countries to come in and buy it up. it happened in Miami. Watch that area in about 3 years. Watch how it rebound.

Yo MB, Im in Dallas and this place is doomed. Housing is completely gone off deep end. Property taxes on average digs are bonkers, ins $300-$400 month, Hoa $300 month, utilities are sky high and power grid on verge of imploding first heat wave we get. Crime is outta control. Traffic is horrendous. Shall I go on 🤣🤣. They nickname people of DFW the $35,000 a yr Millionaires that basically live on maxxed out Credit Cards. Its Comical to witness. ✌🏻🇺🇸

Traffic is bad but I have also lived in Los Angeles, Orlando and Seattle so traffic is relative. When I lived in Phoenix traffic was not bad but I heard it got worse since the shut downs.

The tech market is dog shit that is true. But because supply is so low, home prices aren't going down at all. In silicon valley, Youll see 1200 sq ft homes selling for over $2M easily. For the places closer to the companies, Those homes will sell for over $3M. Recently, in Cupertino, a 300 sq ft home sold for over $2M.

My immigrant family did rent a house split rent by4. years ago to survive in queens. None was mopping around. Now 2 owned they own houses in queens. Immigrant families are used to helping and sharing they homes and credit to benefit the new ones!!!!❤❤❤ but now some families just dont care and forgot the struggles and covid. Stay humble. In 1989, my RE Appraiser buddies were writing reports with the "declining market value" box checked. FNMA/FHLMC wouldn't buy those loans. Refi's and purchases with mortgage insurance were verrry difficult to do.

Michael your right i live about 100 miles south of San Francisco and i loved going to "the City" when i was younger but it's become a shit show there. ​@ajvintage9579 When 'applying' for a mortgage loan, the rate the lender is offering is subject to change. So several weeks later when you're ready to 'close' --the rate may be higher. It's recommended to have an expiration date on the rate, that gives you adequate time to close the deal. You don't want a sleazy loan broker to 'sell' you a 'cheap' rate, then find 2 weeks later that the rate has gone up--- BUT for 7K you can lock in the cheaper rate! Their math will show that you will save $$ over 30 yrs... (Spoiler alert) The average homeowner only keeps their home for 7-10 yrs. (Plus/minus)

Is there anywhere to move to left in the USA? Dallas, Texas is just falling apart, Florida is imploding, California isn't an option. Where are we supposed to go? Washington state isn't doing so well either- the crime here is spiraling and the houses are impossible to purchase!! The cost of living here isn't so great either! Hello Michael: Thank you for your honest opinion on this ever changing housing market. I realize the demographic dictates the pricing of real-estate while not focusing on the % of the loan. IMHO if you don't have a significant down payment + cash reserves you don't belong in a house. When I purchased my first home the interest rate was 11.75% & put down a 50% down payment & I still had it paid off in less than 10 years. All I did was keep my head down & worked hard. I should explain why I was so driven to accomplish this is that I grew up poor with not enough to eat at times but my mother did her best to always keep a roof over our heads. I started working at 7 years old & instead of having fun I was working. Instead of going to my prom I bought tools for my side business of working on cars & learning the power of money. I agree with your assessment on the dallas market. I live in Arlington, right between dallas and Fort worth. Not a good time to buy, properties are way over priced at the moment, it almost seems like California. I also agree with your assessment on mortgage rates. i was kicking myself for not picking up those 5% 10 year treasuries back in october but it looks like they are going to return to that. Some are saying that the 10 year will go to 8%. One scenario i could see that happening is if we hit a bad recession and tax revenues go down and people lose all confidence in the fed controlling inflation.

What part? Chicagoland region? Because the Peoria area and Southern Illinois has some very affordable housing. Jobs might be questionable in those areas though.

My 2 bdrm 2 bath condo in an established community only has $271/month fees. And it is only 2 stories so exempt from the engineering assessment and repairs. Well taken care of over the years it seems. $160,000

Just saw a listing in my town. New construction, sold a year ago for $1.075M, and a family moved in. Listed a couple months ago at $1.05M and no takers. Recently re-listed for $975k. That's an expensive haircut, if it ever sells.
