I live in the Netherlands and had a chat with my old man, they bought the house for 60000 gulden ( old currency) now it is worth 700000 euro. They only pay interest on the debt outstanding debt ( original purchase price) a 300 euro a month. I asked him if he knew what i need to pay a month if i want to buy the house nextdoor... He tought about 1900 euro. But with current rates it is 3900 euro... Then he finally gets it

My grandparents "know" things are bad but didn't understand until I gave them this scenario. I told them when they bought their home (back in the 60s) my grandmother did not work and their payment was about 1/3 of what my grandfather was making. I said for me to buy the house across the street both me and my girlfriend would have to work and it would take 80% of our current combined income. They then finally understood why it have become near impossible for people of my generation to start a family unless we want to live in poverty.

WARNING for anyone looking at HUD home store. "They are scammers" They do "as is bids" you have to take a wild guess on what it's going to need based on pictures when you bid. You get to do inspections when you're in the closing process and then you find out the AC unit is trash, the floor is rotting below the master bath floor and all the other problems.. then you know what they say when you ask for a reduction in price due to all the issues? "It's as is and you bid on it. All bids are final!"MEAN AS HELL HUD LADY her attitude was anyone that purchases from us is trash. I told my lender I couldn't come up with the down payment so they would cancel the loan and I got my security deposit back by jumping through many many hoops but lost a few hundred bucks in the process since you only get to look at the home with no power or water. Yes you have to activate the utilities in your name to look at the house functions then pay to winterize it when it's over. HUD is hell! They are not for the people. Not in South Carolina anyway.

It's like that everywhere. A real estate pro, I sold foreclosures during the GFC in California and I would never touch a HUD property. Your story is one of many nightmares I've heard of home buyers trying to buy a HUD home. HUD homes are trash and I think that's what Greenspan meant when he said all the houses should be burned to the ground. He meant HUD homes. Don't buy a HUD home. Also, what's with the 3-year string attached? That sounds like scummy HUD is sticking homeowners with a silent second. Don't do it. That will come back to bite you in the you know what.

One person commented on the live chat that you should only buy a home that is 2.5x your income. Amen my friend. We bought our house in 1989 at 1.5x our income and never moved up to raise our family and sent the kids to college with no student debt. Using a multiplier of 4.5 - 5.5x your income you become an indentured servant for 30 and dare I say 40 year mortgages.

Average family income is under $80k. A cheap 2 bedroom starter house in my area, which is desperate need of repair and renovation, is $400k. Good luck with that 2.5x thing, can't even get a trailer on 1/4 acre for 2.5x average family income.

Good for you. It’s 2024 by the way. Average income is $59,428 & the average sale price of a home is $420,800. That’s 3.5x for a two income household.

The problem is that working at sears and macys paid the bills. Right now working at them places now you can't pay no bills. Those jobs you could afford a home a living . So people say why work there and yo can't live

Those jobs (retail jobs including fast food) should have never become the main income for a family. Those jobs use to be for teenagers, moms looking for a little extra money for the family, college kids, etc.

My great uncle received a nice pension from Sears back in the day. He moved up the ranks and lived well. Retired as a district manager. Those pensions are gone.

I hope buyers understand if you're accepting a higher price because seller is offering a kick back, your new property taxes will be higher based on that higher recorded selling price. This is how you lose money when you buy, that higher recorded price is forever.

not all states base the property taxes sale price in the north east usa homes are assessed and the assessment does not change after the home is sold it changes every 10 years under reassment

At 1:20:00 the commenter said median home values in 1940 was $10,000 which when adjusted for inflation is $620,000. This data is very wrong. Median price in 1940 was $3000 which when adjusted for inflation is $67,800. So in real dollars the median price of a home in the U.S. has quadrupled. Obviously the market was different in 1940 but I wanted to point out the flawed data presented.

In 1940 most households were single income. Ever since dual incomes started the powers that be have just worked to increase costs so two incomes became a requirement. .Gov makes more money the higher everything is including salaries

Not to split hairs but $3,000 in 1940 adjusted for inflation in 2024 is about $45,000 to $48,000. These online inflation calculators that people use are a joke. I'm talking real world seat of the pants numbers not computerized java script fake/false data. That's why a lot of folks paid cash for their home back then. Anyone with half a brain could come up with $3,000 cash for a house in 1940.

Well don't then. Why not go out and buy some more properties right now? Put your money where your mouth is. If not stop watching and find something that fits your bias. Things that make you uncomfortable are usually the things we need to pay attention to the most. Fight your personal bias, it can get you into trouble. You will know in about 2 to 3 years and then you should come back on here and apologize.

I think it's mainly due to this type of events taking years to unfold. The signs started back in 2021 or before? And you can never fully predict how far a government is willing to go in order to prop up the economy such as the bank bailouts in March of 2023. Which can lead to an even longer delay of an expected downturn. Either way you can never been too cautious with your finances hence why so many of us find such videos so useful.

It’s coming, going to take another 2 years. Fred Harrison predicted bubble burst in 2026. His previous 2 predictions come true. Read 18 years property cycles. I believe it willl happen when Can, can not be pushed down the road. First they will de-value currency then market crash!!!!!!!!!!! Been victim of GFC 2008 , learnt hard lesson.

Thats disgusting that government leeches get 50% off. They already get a pension and dont have to save for retirement. Dont have to worry about health insurance. Get to retire earlier than the citizens who reluctantly pay for their over priced inadequate services.

If you know how to make a crap ton of money 50% donesn't matter really. But if you only make 50k a year... of course it matters. Depends on where you are at in the food chain. If you are in the bottom part, I would suggest figuring a way to get out of that into a much better income stream. There are lots of books, and ways to do it. But none of them are easy. I think a lot of folks balme their situtaion on anyone but theirselves which means they are doomed to live that existance.

You are spot on with everything you say. I renovated a kitchen exactly the way you said for an insurance claim repair after I had to fire the insurance company contractor due to poor workmanship. Everything ordered, inspected and staged before I started work and many items needed reordered. I drove 2hrs round trip to the cabinet shop at least 5 times for contract signing, and picking up replacement parts.

My son did 2 bathroom remodels/renovations because he doubled the size in a 1920s craftsman house, and my son in law is gutting and renovating a trailer. Both found contractors who could start immediately and had multiple calls and all could start right away. Mpls market. So do they not have work right now???

Good show mate. Mom and I are here in the Villages Florida and she's wanting to pay cash for a new home. I think the market is going to drop substantially but can't get this through to her. Avg price per square foot is dropping significantly. Any ideas?

Exactly. No one person should be able to fiat homes for investments against a person who’s just trying to buy a home for his or her family to live in. Or they should have a limit or cap on how many homes one person can buy.

You are talking about rigging markets. This never works out well. We in America believe in free market capitalism. The real issue is all the money that the government has printed that has benefited the corporations and the rich folks . Rich folks own are politicians until that is fixed we will continue to have issues. At some point we get a "fourth turning" event. I recommend you read that book.

Towards the end of your podcast, you mentioned agents that put in offers without ever having seen the property. As a broker, one of my major pet peeves would be agents/brokers that do not show for the open house and then want to place an offer while having zero clue about the property. That's not repping your clients properly. I look them up in MLS, and typically, they do maybe one or two deals per year. Maybe.

New construction is cheaper than used houses now . They have power and incentives like lower % mortgages, ability to discount lower profits

I think the builders over built. There is a lot of shadow inventory. Prices got so high that no one is buying now. They are in real trouble right now. Wait until people figure out that shadow inventory is out there. And if they are being sneeky... what do you think Wall Street is doing. In bubbles scams and theft goes up ... classic indication of topping markets. We are getting close now.

Imagine that a new home can’t sell even with very low rates and with no closing costs (around nine months of inventory). I don’t think rates lowering a bit for existing homes will matter.

The market price of the house my parents bought in the 70s was $48k back then. Now it is older, needs a lot of work, and was just appraised (as-is) at over $1M. There is absolutely no way the house is actually that much more valuable now than back then. It is clearly the value of the dollar that has declined. By my calculation that's an average inflation of about 7% per year compounded yearly for the last 4 decades.

They are absolutely trying to stop “work from home”. Local and federal governments are incentivizing companies to utilize downtown office space. They think it will help their failing cities. And remember….they want you all in the cities…working AND living. I’m am certain there are people out there who work very well from home. But as someone who is self employed, I can tell you that you can’t shop on weekdays anymore like you used to. The area I live in isn’t growing, but cars bumper to bumper 8 am to 7 pm. Are these people unemployed, or are they running errands on company time?

For the HUD home located at 6012 Clairemont Drive Owings, MD if someone were to buy this property you should have EXPERTS do the home inspection not a home inspector. For example, a HVAC, Plumber, Roofer, Electrician, Mold Remediation, Foundation experts should inspect this property. Too many banks and government agencies will try to mask problems with paint and new carpet and then you will forever regret all of the items that home inspectors fail to report.

Exactly! Happened to us in Colorado. One month after closing and moved in, we all almost died from carbon monoxide. Furnace and hot water heater both leaking . Utilities came in and red tagged both. We should have sued the inspector.

Thank you for putting out such valuable content. I will continue to listen to you because you are an honorable person. What is wrong with being a 1099 worker? You can still make a good living and work the hours you want to work. You never have a boss telling you when your scheduled. I too am disabled and need to work from home or I cannot work.

Great video. This will soon to be turning out to be a buyers Market. I live in Hunt Valley, Maryland. The inventory is very low, and the prices are ridiculous, but I have seen huge price drops recently. There will be more price drops in the upcoming years. All eyes on the labor market and the layoffs which are already in motion. A few forced sells, and the prices will drop, but it will take time. Everything seems frozen right now. Thank you for another great and informative video. PS: I am planning to move to Shrewsbury, PA. Homes are so much affordable in PA, but they are such high property tax, I am not sure if i would want to pay that much yearly. Any suggestion on PA housing market?

Redundancy is also on every company to have for their own systems. Sadly many smaller companies do not give much attention to Disaster Recovery plans for their systems.

Well we the people allow companies and rich people to give our politicians money to run for office. That means those rich people own them. Until that is fixed, the rich keep getting richer and the poor and middle class keep getting poorer. At some point there might be civil unrest. I mean if you read the book "the fourth turning" it talks about all of this stuff. I think we are in the middle of a "fourth turning" right now.

I’m thinking of selling my house that I thought I was going to live in this state for ever. Well I don’t like living here and want to move from this state. I was thinking about waiting until march of next year? The agent keeps saying New Mexico never has that bad of a market drop. I just don’t believe this at all.

The housing market in Missouri is really messed up. They're not trying to sell the houses by the real square footage of the inside living spaces. They're using the outside square footage measuring from around the building. Some of them are using the extra square footage from people building rooms in the basement without egress windows or closets. All of these homes are post-war houses from the 40s and 50s and the real estate agents and the people are marketing them like they're in a brand new homes. The HVAC systems the roofs the windows are all outdated. And a lot of times you were unable to get insurance on these homes because the roofs are so old and HVAC systems are out of date . And people are backing out of a lot of contracts.

Hey Todd, hope all is well and thank you for the great shows. Wanted to know your thoughts, in the coming months will it be cheaper to build or buy. We sold our house last November and have been waiting on the sidelines trying to figure out what to do.

I recently had to cut down a huge old pine tree in my backyard. I noticed it looked different, but overall it seemed ok to me. It was not until I pulled up picture of it from 10, 8 and 6 years ago that I was like "oh, wow that thing used to look so much better! Its clearly slowly declining." I got an arborist out who confirmed I should go ahead and remove it before it removes me..... I imagine the housing market is like that. You realize a difference but you will not see the difference right away. Its a slow death like the tree

Houses ain’t coming down ever. The ship has sailed. I’m renting a dumpy apartment til the rent goes to high and then buying a RV to live in hopefully I’ll die before the rest of inflation makes me homeless and starved

I don't see much of a price drop. I just see expensive junk on the market . The guy I sold my home to said he has been waiting ten years for prices to drop. I sold my home on Facebook last year . Saved $30,000 in realtor fees. Title co required MLS contract.I downloaded one online. a cocktail napkin is legal. But title co in bed with realtors. Show home sold on MLS,but didn't say by owner. Everything is corrupt these days.

I hate the “price cut, bidding war” percentage metric. It tells you absolutely nothing. It has zero to do with value of the property and what you can expect to pay for similar properties.

Had a very dear friend I grew up with,cabinet maker, was doing a kitchen renovation, him and his helper were getting high,shooting dope,and he didn't do a lot of it,the lady came home,my friend was DOA,EMS revived his helper,I don't think that lady will forget that renovation from hell,my friend had a one yr old,I miss him,I serpose that puts this market collapse in perspective. ✌️🙏

Yes my husband and I were affected by crowdstrike outage. 2 millenials w white collar jobs and Ivy League educations that are broke. Lol. We’re not all bums according to Sachs. I do know a hell of a lot of boomers that have been on disability their whole lives and could afford houses tho ! 😅

I see this often and it makes absolutely no sense... House listed for $629k, 134 DOM, increase price by $10k. In over four months we cannot sell the house so we increase the price to spite the buyers...jokes on you seller/agent!

Raising rates is supposed to be deflationary because it’s supposed to discourage borrowing. Low interest, cheap and easy money is what really causes inflation. The pandemic was a perfect example of that.

if you're a seller and you didn't downsize.... you gained nothing. If you sold a property at inflated values and moved into a lower end property.... that lower end property is also going to decline in value proportionate meaning your new 'cheaper' home is about to be worth a lot less also. There is no upside to buying in an inflated market unless you are a CORPORATION who made block purchases like blackstone ( complete evil...) or you were an investor who bought up multiple homes and flipped them and are now getting out which is EXACTLY what they are doing.... dumping. Bottom line is... housing prices are going to NORMALIZE. That's not a bad thing at all.
