Be cautious about flipping it is an entirely different game. You may want to consider wholesaling first and learn the game that way.

Congrats on your success with the 3 rentals! And thank you for reading the book. Flips are all about (1) desirable locations so that you can sell it quickly (2) buying low (usually 20-30% below full value, not counting repair costs) (3) estimating repairs well. On your first ones, focus on cosmetic rehabs where you don't have major unknowns to deal with like foundation issues. Good luck!

Great video! I have a strategy in question that I am considering that involves recasting my mortgage. For example, I recast a 30-year, $400,000 mortgage with $350,000 remaining by paying a lump sum of $100,000 five years after the loan was originated. Recasting the loan would involve amortizing the remaining $250,000 balance over the remaining 25-year term. Under these circumstances, the monthly payment-assuming a 3.5% interest rate-would decrease from $1,796 to $1,252 following the recast. This is an extra $544 cashflow that I could apply to the same mortgage as monthly principal or pay more principal on another property. I am not sure if this makes sense? Thanks in advance!

If you are in debt paydown mode I think it could make sense to recast a mortgage and free up cash flow. But if you are still growing your portfolio that $100k could be better used on new properties. Or maybe you could pay cash for a new property (or make big down payment) and avoid 8% mortgage rates. That'll make you more money than paying off $100k mortgage at 3.5%

I love her "school teacher" voice😂! My mom was a teacher for many years, and she would come home and project like she was talking to her classroom. Thank you guys for sharing all the details! I've discovered the same thing about being satisfied. One of my properties was marginal to me, but it did work as a rental. The appreciation has just blown me away. I know you can't always count on appreciation, but in this case, it turned into my best deal!
