I dive into how wet these walls and what is leaking.
Week 1 try to limit the damage to the original building as much as possible
by cutting out wet carpet and scraping off flaking plaster.

Considering the money that's about to go into this renovation I'm sure a decent return would be nice. Maybe turn it into multiple apartments for consistent income. Just a thought. 🤷‍♀️

When you get power, rent some industrial dehumidifying fans for a few days. It will really make a difference in drying the walls. Don't ask me how I know.

That is a really good advice. The dehumidifier will _prevent mold_ and suck the moisture right out of stone and wood. It takes weeks to get all of the moisture out but it is really effective.

@@john_ace Yes, I "just" had a flood in the garage from the washing machine. It took a few days to get the walls dry but it was only the first 6 inches or so.

@@suzanne529 I have really good experience with doing interval-drying. The moisture will creep to the surface again in the "settling periods". 8h dehumidifying and 16h settling. Saves costs on electricity bill.

A good flat roof isn't actually flat, they are supposed to slope a bit to shed water. Mike Holmes of Canadian TV fame has a video in which he and his team reroof a flat roof. The roof didn't look any different from ground level but it shed water nicely after it was done. Do be careful and always wear your resperator when you're in those damp rooms, mold is dangerous.

When you start getting into all the walls, floors, roofing, plumbing, windows, its easy to get overwhelmed. I dealt with that by writing a list. This way everytime I dealt with an issue I got to cross it off the list. Each room had its own list,so my attention was on the room I was working on at the time and not the others which could overwhelm me. Your doing a good job I thought you should hear that. Keep going one day you will look around and know you did it. Stay healthy, happy and safe always.

I like the list idea as well. It gives me a feeling of accomplishment when I can cross it off my list, as well as helping me to remember important details that otherwise I could forget. I always try to move forward, not backwards. 🙂

The fact that you have taken this on is inspiring. When I watched your first video I thought “wow! What a cool property” and I was envious. I bought a 70 year old house in a stunning location in the late 1980’s, it was a complete gut job and it took me over 8 years to complete. Now, over 30 years later, I still live there and still love the house. Sadly, my once new roof now leaks badly, and I have damaged walls and floors like you do. I typically do most repairs myself. I was in my 30’s when I remodeled the first time, but now I’m in my 60’s so what I am facing seems daunting. Your willingness to tackled this huge project is an inspiration to me. I’ll be following your progress. FORWARD SIR

Flat rooftops are hard to keep up and maintain. I would suggest fixing up the rooftop, making it stable, and then build a pitched roof on top of it. In the long run, it will last longer with a lot less maintenance.

Actually, any real slope would be a big improvement and require less maintenance later. One "trick" is to put foam "wedges" on the roof sheathing (after removing all of the old roofing materials). And then putting a roll roof on top of the foam. The wedges give it some slope so that no water can sit on the roof.

The roof top pipe sticking out of the roof with coaxial cables was most likely the base of a roof top antenna

Invest in a dehumidifier, it will make a huge difference as you progress. I think phases toward livability is your best plan. Escape to the Chateau style. Your abandoned school is mansion size so you have a huge amount of work before you, but sizeable rewards if you stick with it. I love watching the process.

Watch out for any asbestos when you tear out stuff. They used it a lot back in the day, and sometimes in places you wouldn't expect.

Wear protective gear, respirators and gloves and proper clothing and shoes. If this is an old school the paint could contain lead, because of the moisture and water leaks you have mold and you could have asbestos as well. So protect yourself when working in it. That being said, I’m so excited for you, came across your purchase and started to follow you, so I could be part of your journey and I could watch the transformation when you are done with it. I’m sure it will be amazing has a lot of potential. Thank you for sharing

Ok, Thinking from the money side, don’t replace the windows, re-glaze them. I’m too old now, but in my heyday, I reglazed some windows and loved the process. It is time consuming but satisfying work. This renovation will be a labor of love for you. Don’t give up on your dream! If you want a garage, I would gut the larger building and have your dram garage in the four walls of the structure! Think outside the box and re configure the floor plan to what you need.

Fascinating. I love it. My late husband and I looked into buying an old church to renovate. But he died and I’m 70 so can’t do that alone. This is a huge project. It would be very easy to get lost in all the details and give up. My suggestion is organize the tasks and prioritize them. Keep track of what your doing and any brainstorm ideas you might have. My suggestion, use a large 3 ring binder and notebook paper, sheet proctors for any receipts and bills. It’s a simple organizing tool. Then prioritize. You’re right that the first thing you do is stop any top down water leaks. Dry out the areas and make the outside water tight, even if you have to use temporary water protection in places for later work. Also, get up in that attic and check the trusses holding up the roof, check any wood structures up there for rot or mold, will any of that need replacing or fixing? Once that’s done. Next decide on some approach to the rest. My suggestion, take it one section at a time. It looks like there is a ‘core’ house centrally located. I would make that livable first ( or a core apartment area for living). You may not have to turn the water/ electric on to the entire structure. Once you decide which area to work on first then you can ‘cap off’ or disconnect water/electric to the other parts of the structure and only turn those services on when you’re ready to work on them. You may eventually have separate services for different sections of the structure any way. Then focus your efforts on this core living area. I would make a separate section in my 3 ring binder for each room in that section, and keep assessment,plans, and ideas for that room in its section of the notebook. This helps organize things. Prioritize what to do first, next, etc. take your top 3 priorities first then work on them first, when they’re satisfactorily done, work on the next 3. I wouldn’t start with the bushes, leave those till later, explore landscapers, is there someone who will take the bushes to use somewhere else in lieu of some of the cost of removal. Barter. Also the kids toilets possibly can be sold for reuse somewhere. Good luck. I’ll keep watching. Hope this helps.

I've had this thought to buy an old school for a few decades now, seeing all these schools get abandoned. Mostly I want 1 for the gymnasium, and possible pool. This seems like quite the gem and I'm a bit jealous. Can't wait to see how you change it, and what you do to solve your car situation.

You asked for suggestions so here is a couple thoughts. Determine if your zoning allows ADU or in law units in single family and check if there are restrictions on the number of unrelated people allowed. If ok I would convert the second floor of the annex to two bedrooms with ensuites. The bedrooms should be large enough for a desk area. Add a living and kitchenette area and you have a couple of rooms to rent for income and they have their own private living space. The first floor I would turn into a garage. You said it’s concrete floors. I think there is a full basement. Not that difficult to pour in some footings and add the structural support needed.

Yes Yason you definitely should be wearing your respirator while demolishing a wall, ceiling, carpet or anything else. you don't know what kind of mold spores are in this place. Mold can make you sick very quickly. Please be careful! Also, save your back a lot of pain later by not throwing the debris on floor and then having to come back and pick it up again. Always always have some kind of receptacle below you to catch the debris instead of throwing it on the floor and causing yourself to have to bend over and pick it up again. If you have to invest in more garbage pails, wheelbarrows, tarps, or anything to catch the debris as it's coming off the walls of the ceiling.

A few things: * The fact that there were so many bedrooms. I would suspect that this was originally a boarding school or even a former church Nun Convent, Homeless Shelter, Group home for the Disabled, or something at one point in its life along these lines before it was converted to a school. It is weird there are more bedrooms than classrooms. It would be interesting to know its ownership history. * The fact that there were so many bathtubs and showers is also a clue that this was more than a traditional school at one time as a lot of schools don't have many of them (usually only PE locker rooms, one in the nurses office, and maybe one or two in theater/drama). * The fact that there are so many kitchens. Usually schools have a main kitchen for the cafeteria, a smaller kitchen for the teachers lounge, and one in a classroom (for projects or home economics instruction). * The fact that there are so many restrooms. A lot of schools had two sets of restrooms, those for adults, and those for the students. I wonder if this is the case here. I suspect that if some of the toliets are youth sized and some are adult sized could indicate this was the case. * The other odd thing is that there is no playground or sports fields for Physical Education. Perhaps that portion of the school was sold off and separated and redeveloped at one time? * Schools may have a lot of deferred maintenance especially if they were public or if the organization running them ran into financial trouble. Schools tend to run on tight budgets and often let older fixtures and equipment run until it disintegrates unless bonds or donors come forward. I suspect that the leaks, windows wearing out, and others could have been part of the reason that this school closed. Sometimes school districts demolish and rebuild or move to new facilities because it is cheaper than fixing up old ones especially when the building contains asbestos, lead, or other hazards. * If it is leaking, I would recommend that you get a new roof on that place and repair the damaged walls immedately after testing for asbestos and lead. I would also have the plumbing and electrical systems tested before turning anything on. Make sure that there are no leaks, no electrical shorts, and the like.

Thanks for the insight, it was a boarding school! Also all the play ground stuff got torn down after they changed it into an office building for the school. Two years ago they had a new office building built and they left this one. The school was also private, but prob also deferred maintenance

For demolition, look for some re-usable bags of a more manageable size. They might be called "demo bags" or "contractor bags" or "builder's bags," and some are made of a tough canvas. You can turn them upside down into a dumpster and use them again. Good luck!

If this building was built in the 50s it's possible that there could be asbestos or even lead paint. Be careful and I'm excited to see your progress

You have taken on a big task ,but you said you like a challenge . You can do it ! In video #2 you said you worked on cars . I’m 74 and my husband worked and restored old cars . He was called a Motörhead lol . I subscribed. I hope you have time to update with videos . In the older buildings I liked how the windows were detailed in wood on the inside . I like all the shutters .

You should make longer videos of you journey no need to speed it up nothing is boring not even ripping up that carpet is a joy to watch. Its going to be so much fun .watching you learn, grow and transform this old school into your beautiful home. You could rent a few rooms out as you go to travelers for the few days or a week or two that will help with extra funds. The size of the buildings is crazy for your use, maybe consider tearing one of the buildings down to reduce the cost of renovating it. Could also convert some first floor area to large garage/workshop area i.e. just clear it out down to the concrete and leave empty add garage doors and don't worry about making it nice.

Get some leaf blowers for the roof in the fall, and water. Get a dehumidifier for a few days as well for each floor to dry out the house.

Q: "Who in their right mind runs coax over a roof and under slate?" A: Comcast. That is what they do. And also leave active cable lying on the ground. At least in my neighborhood. Unless their installer is supervised and told exactly how and where you want the cable run. Like I did. Lazy.

that wasn't the case with us at our house. Granted it was a new build home, but we had whatever cable company was in our area (aka no man's land due to the lack of cable and internet options in '96). Over the years when Comcast took over, and ultimately had to run a new coax, they left it on the ground in the back yard, only because someone else from Comcast was responsible for burring it. That person was out a day or two later and took care of it.

It must've felt great to pull up that damp carpet and scrape off those damp walls. I bet the air felt better in there. So glad you are working on the moisture issues first. some advice, be super safe on roofs and ladders, nothing is worth a bad injury and wear masks for demo on any mold and mildew for your health 🙏🏻

Oooh - don't we all love reno! I'm hooked, and can't wait to see what you do with this gorgeous property! PS, I'm a "yardener", and agree - do not be overly agressive with trimming or removing your mature plants. If you're not sure, hire a pro and let them help you whip the yard in shape. Best wishes😂❤!! Pressure washer the roof. I would definatley use elstomeric coating in the gutters and any flat roof. You have to stoo water ingress. Getting power to one building is a good start. Getting water and sewer going is a must for sure.

People have rehabbed homes in way worse shape than yours. You have a lovely lady with pretty good bones. You’ll get there. May I suggest not throwing stuff off the roof. A stray breeze may blow it back against the house and now you have two things to clean. Instead, create a chute that slides detritus into a contractor’s waste can or dumpster. And as always wear a mask. Looking forward to regular updates.

Alright, cool feature #1: a sturdy but decorative bit of block gingerbread to make cleaning gutters, a breeze compared to every stick-frame ever built. Still a dirty job, though. Can we get a robot on a track for that?😉👍

I hope this helps... I have a low spot in my driveway, I used to sweep the water into the street with a broom. The low spot is right at the street gutter of my lawn. I have loose rock there so a few more bags of rock may or maynot help. (After 55 yrs I need a new driveway!) I was blowing debris & leaves off the driveway with my Ryobi battery powered leaf blower and found it blows the water too. So I can blast the water into the street curb & gutter way faster (than the broom) with the leaf blower, plus Im forcing air evaporation as I go! Try it, nothing to lose. Get that water into your gutter in a few motions. It will work on any low spots on the roofs quicker also. Right off the building. 'Course your legs & shoes may get wet.... Really like your vids and cant wait to see what else you accomplish with the school. Does it have a 'name' or are you going to rename the 'campus'? Pick a name? Winner gets a free one week stay?

You need a window garbage slide. It can go directly down to a large dumpster that you can rent. With the humidity and on coming summer be sure to have plenty of supplies so you don’t dehydrate. Yes I’m a mother.
