Always consider the opportunity cost when buying real estate. You could also rent and invest the remainder in bitcoin or etfs. True real estate investment means generating cash flow on your property. If you live in it, you are just speculating while locking up funds that could have generated better returns elsewhere.

10 years ago, s&p had been in a bull market for 5 years. The economy wasn’t that great at all. S&p broke 2000 and it was almost certain that a big crash was coming. Now its going to 6000.
