The majority of sales that you were part of were no inspection? What idiot would buy a house without an inspection? What buyer agent wouldn't advise their client that this is a bad idea? Some people have too much money and/or too little sense. I know that some homes were going overnight, in cash, and WAY over asking, but I thought only the craziest situations were without inspection.

I bought my house almost 2 years ago (with Johnny actually) and having an inspection contingency was pretty much a death wish on an offer. Is a home inspection a good idea? Always. But when there are so many offers on houses as there was at the time, people would rather take a lower $ offer with no inspection vs a higher $ offer with a home inspection.
