great topic! i was on a residential 4-5 story, in Berlin, D and when we went into 1:50 we were overboard with the total hight, as the terrace on top needed isolating (normal), and we were all over the place, vacuume isolation (expensive, and does not work. one puncture,,,,bye-bye, scamming the floor height etc, was a dead end-street. of course, not a CLT-Timber build wish you were around...thanks for promoting wood-timber-CLT. highly needed. the investor (EU) gets the classic, concrete scam...sadly

Hey this seems to be true for smaller mass timber residential buildings (especially post n plate systems) but when we start looking at taller structures which require encapsulation or are supported by post and beam gravity systems doesn't this floor to ceiling height requirement start increasing? Also, with residential there is often a push to hide wiring and hvac. What are good solutons to reduce floor to ceiling heights when you start getting above 6 ST. I saw Ascent floor to ceiling heights were like 11+/- ft.

Another key measurement you might be able to stay below is the 75’ to top of floor that triggers high rise provisions. In this case floor is what you stand on, not the volume we live in. For details of how you measure, grab your code book.

What species would you recommend for mass timber construction, does it need to fulfill certain parameters regarding bending, weight, etc?

Mass timber is typically produced with softwood species that are common for sawn lumber applications, specifically Douglas fir, souther pine and spruce-pine-fir. All CLT used in the US must be certified according to ANSI APA PRG 320 which provides specific requirements for structural testing, among other criteria
