I would have taken the door/wall that leads to the kitchen from the entryway out, and move the walls that separate the existing bedroom & living area from the rest of the apartment "up" about 1/3 of the way. Then install an additional wall to split the old living room area into two smaller bedrooms - this will be a little awkward with the split window, but maybe set up a thing for the siblings to pass notes and such between the rooms to make it fun, and everyone still gets a window in their room. The big bedroom will still have space for a closets, and the smaller ones could have wardrobes if not small closets. For the rest of the space, I'd set up a designated entry, with a bench seat/coat & backpack hangers, along the wall shared by the shower. If you tile that small area, you can carpet the rest to designate it as the new living room (from entry to small bedrooms), and have plenty of space for a nice dining area, and maybe even set up a small lounge or workspace (for crafting, homework, and the like) in front of the new main bedroom. I think it would be easier for everyone to reach the bathroom from their bedrooms, expands the communal living area, and everyone gets access to the balcony. I really don't like the idea of everyone having to go through one child's bedroom to hang out on the balcony.
@emikotagahushi9415 ай бұрын
My first thought was to not move the kitchen because that sounds like a lot of work lol, move the walls up and make the rooms smaller and just put all of the bedrooms up there and have the entrance as part an open concept living room. Take down remaining wall to have one large open space as a family room/ dining room If you are already moving thr kitchen, take advantage of javing the plumbing out to add a new bathroom where the kitchen used to be. Parents now have a private bathroom. This adds both marketability and value to the condo (the value coming from the new private bath). And families(future buyers) may have a problem with one of their kids having access to a balcony. Traditionally, parents will take the largest bedroom and or one that has a private bath. And a property that is a 3 bed/2 bath will have an easier time selling than a 3 bed/1 bath

Since they own and the kids might need/want separate bedrooms as they grow older, it's probably worth the investment. Still... moving the kitchen is quite an undertaking, just to create two claustrophobically small bedroom. They'll need some storage space for clothes and toys and such, after all. Add a wardrobe to these rooms and there's barely enough room left to turn around.

I would put the washer and dryer in the kitchen, European-style, and keep the access in the kitchen/dining area to the balcony. You can air out the occasional smoky pan or overdone chicken tendies by opening the balcony, no matter the weather, plus it makes for year-round easy access line-drying of laundry on / near the balcony. That allows for a complete refurb of the bathroom space, which I would strive to make a full-on steam/wet room, with towel warmers and a beautifully installed elongated brass floor drain. Easy squeegee, clean up is a snap. Surgical levels of clean behind & around the toilet and bidet, because you can hose rinse it down thoroughly with the shower head. I prefer a window over the kitchen sink whenever feasible, and it looks possible under this configuration, even if the hob is gas. I agree with shortening the living room, and main bedroom. The living area can be divided into 2 symmetrical-ish bedrooms, each with a small window, across the foyer from the bath. My only beef is that the parents still have something of a trek to reach the bathroom, but a little side-sink in the kitchen for nighttime tooth brushing and face washing after the kitchen is shut down for the night, and early in the morning, would alleviate a lot of stress on the bathroom. That's my 2¢ it's certainly going to be expensive, but worth it, in my opinion!

I'd like dimensions of the full space and bathrooms first, but my thoughts are: take the wall splitting the bedroom and living room and move it another 8-10 feet close to the windows, kid 1 on the left, parents on the right. The doors will open into the bedrooms closer to the shared wall and on that shared wall will be closets for each bedroom. Then create a bedroom where the current kitchen is by building a wall perpendicular to the existing door to the kitchen/dining from the entry toward the far left, ending just before the balcony door with another wall built parallel to the bathroom wall. Add a closet in that little bumped out space on the balcony side. In the area just above the bathroom and to the right of where the new bedroom is, you have enough space to make an entry closet. The remainder of the living space is open and has enough room for a larger kitchen, dining, and living space.

If the adjustments for plumbing supply & drainage can't be adjusted to hide under the floor slab, a floor threshold/elevated platform that cross through the new corridor could be the pass-through for the pipes. This can also serve as a boundary to define the transition between the public space (entrance ante-room) and the private space (bedroom pass-through).

Then take out the entry/kitchen wall and entry-kitchen/living room wall to make it more open. Also costs less to add walls than move plumbing; But then it’s not as spacious and open. But one suggestion leaving the balcony to one or both of the kids is not a great idea (makes it easier for them to sneak out at night when older; when younger gives the parents nightmares about them falling off the balcony to their deaths; along with sibling fights) , better to have it in the master bedroom.

Nice layout! Totally works for houses. Provides every family member privacy while keeping large nice living room space for them to spend time together. May not be possible with apartments in multistorey buildings, though. In a place where I live there are rather strict laws and rules about bathroom and kitchen placement.

My solution was to basically push the middle horizontal wall upwards to create a bedroom in the left corner, master bedroom in the right corner and the last bedroom directly underneath. Dining/kitchen becomes lounge as well and all bedrooms have doors entering the dining/kitchen/lounge area. This way, no plumbing changes or changes to the bathroom and kitchen need to be made

I would split both upper rooms with the new wall across that changer (the result - two equally sized, though differently shaped, spacious rooms for kids instead of your offered tiny boxes 😅😁). The new kitchen and living room would be exactly where you drew that - perfect place (plus added space from the now reshaped big bedroom per my plan), and the old kitchen/dining room turns into patents's bedroom with balcony (hence, kids won't quarrel over that cuz it's in the adults' premises).

Hey, I really love your work and I love playing the sims. It would be incredible to see you creating your own dream house in the sims.

I would have done it this way (I am in no way qualified lol, just for fun). So, u build an horizontal wall in the current bedroom to downsize it, getting a bedroom (not too big tho, so maybe for one of the children). This way u get a nice space right next to the kitchen for ur living room. So on that side of the house u get a big open space kitchen (that still brings u to the balcony) with dining area and living room. From the living room u may access the bedroom, which is not too bad. Then, to make the other 2 bedrooms u could build a wall horizontally in the previous "living room", (kind of like an extension of the one u just built on the next side) so u get a space that u could make into a bedroom (which will be a bit bigger in size than the other one, so it could be the parents' one). To access it u could obtain a little hallway making a door opening in the little portion of wall adjacent the "previous living room" and the kitchen. And then, building a wall parallel to the "current living room", that will meet the wall u built for the bedroom on the right side of the house (that wall would basically be like an extension of the one coming from the bathroom and passing through the entrance). This way on that side u got a bedroom and another space, that would make a second bedroom. The only problem being that that last bedroom would not have any window... On a side note, if u don't want to access that bedroom on the right side right from the entrance, u could close that door and make a door for that room on the hallway wall. So this way the hallway would bring u to both those last, creating a more intimate - bedtime zone. But like this way u would get 3 bedrooms, without removing the bathroom from there like they requested and not moving the kitchen neither, getting also a big open space plan kitchen and living room. The only problem I encountered (which is not a minor problem, neither) is that window for the third bedroom. But I think this way the final result would be less intricate than the one he got in the video and everyone may access the balcony. Of course, tho I have no experience and no qualification, just wanted to solve the puzzle in an alternative way. If u read all this u deserve a prize lol 😂😂 sorry for the long comment!

Ivwish I could share a Pic here. I altered it so liv/din/kit is all open space and accessible to the balcony. The tiny bedroom next to the bath is the same as he has it. The current living/bed are now two smaller br's. I like my plan better than his, actually! LOL (Usually I love his designs better.)

If you’re moving the whole kitchen, might as well move the balcony door to the other bedroom too. It has a little more space and would allow for a more direct path outside.

In order to keep open access to the balcony, I think I'd sacrifice the nice master bedroom and turn the front half of it into the living room. Split the living room into the two other bedrooms and turn where the couch was into a hallway with a door on the left and right at the end for each bedroom. With room for the closets of both of them to be at the end of the hallway to. Then you dont have to renovate the kitchen either and could instead add a living room window where the wic wouldve been

add a wall in between the room and living room to create a hallway, make a small bedroom in the living room with a loft bed to maximize space, cut the bedroom in half to make an additional bedroom also with a loft bed to maximize space, and lastly knock down the living room wall to make more of an open floor plan to create more space. they’ll add an extra bedroom and their living room will feel bigger, and they’ll have a hallway to access all the rooms. at least that’s how i’d do it in the sims lol. in this scenario you wouldn’t have to move the kitchen and deal with plumbing and electrical issues, you’d just have to build walls which is far easier and cost efficient.

I think I would've kept the kitchen as it is and instead sacrifice the dining table and put the living room area there. because you don't really _need_ a dining area, since you can just sit in the living room. then the now empty living room would be the kids' bedroom, but I'd try to split it in half if possible so they don't have to share the room.

I'd make kitchen-entry area litte different. Remove wall and countertop in front of entry area for better flow, maybe add counter to the left of fridge for small island.

Im no expert but I think keep the kitchen, bathroom, and dining area where they are. Move the short Master Bedroom wall back to essentially split it into a smaller bedroom and create a dining/living room area. then where the couch is in the original concept: that space would be part of the living/dining, giving a little space for doors for two more bedrooms with the Master in the upper right corner and a second smaller one below it where the living room used to be.That way you dont have to move the entire kitchen and everyone gets access to the balcony.
