@@marcelrodriguez2067 the first step to making much more than 24k wherever you are located is to realize theres no way that that it is impossible for you to make more than that. Even my senior year in highschool I made 50k selling phones.... lots of applications, lots of interviews, lots of grind youll find something. Maybe even a second job. I'm not trying to give you $h#t just to be an @$$ btw I dont comment often and genuinely hope to make even a small impact on your perspective. However, if you can live happily of $24k good for you, but eventually that will have to increase to save for retirement.

How much was invested to produce that cash flow? $1.2 billion? If 25% down, that's $300 million cash invested. $18.7 million yearly is a 6.2% return not including property appreciation and increase in equity from paying down debt. How much goes to the investors and how much goes to cardone capital?

Hello SuperG, It looks like some properties you've owned for 7yrs for example make more than the projected monthly. Could you please explain how that takes place please because one could imagine properties are fixed in income projections so am wondering what takes place to change the projection. Some ideas. Funds were allocated for renovations in units and new amenities at the properties and the projects ended up being under budget. Or rent increased successfully across more units than expected without hurting occupancy rates. Or maybe just occupancy rates increased closer to 100.

When you sell a Cardone Capital property, do the investors get a cut of the profit or just the money that was invested back?

depends on the fund structure. I know in the prospectus for the non-accredited investor fund that Cardone has open is setup so Cardone Capital takes 35% of distributable profits and investors get 65% All depends on the deal structure. Go and read the offering circular for more info. :)

1% purchase fee for Cardone Capital. 1% every year managment fee for Cardone Capital. 1% when sold For Cardone Capital. 35% off the total profits when sold in a couple of years (65 % is for investors). The 1 % fee is based on the down payment or on the total purchase amount, they are not completely clear on this. Then every month the profits (casflow) goes to Cardone Capital, they take 35% and the other 65% is for the investors. This is a briliant business plan because if he find enough investors he can use the investor's money to completely pay for the down payment and he (Cardone Capital) doesn't have any money in the deal anymore. Then repeat the whole proces and buy another property, and again and again like he is doing now. He has 3 or 4 property's under contract now and every time Cardone Capital has enough money for a down payment on a property they buy if the numbers work. Cardone Capital take his fees and 35% off ALL the profits every month. Like Grant Always say : CASHFLOW is king ;-)

These aren't single family residences. They're entire apartment buildings, offices, hotels, etc. So that is why the numbers are so high

Keep in mind this does not include the four property portfolio of mediocre properties in middle TN that he sold to Jonathan Morgan / Morgan Properties. Could he be selling at the top? We'll have to see how it plays out........Sam

Let's see the numbers in detail Grant?! If someone would invest, say $150K, what would their return on that investment be each month on "average". You're not showing the real numbers. If you want investors that's how you will get them -- with specific details?! Also, what's your cut? And what are the restrictions to getting your money out if you want to liquidate? Do your investors get a portion of the sale when a property is sold? Otherwise, what you are offering sounds shady and your target is likely a dumb person with money.

@@bgwhalley return is 5-6% annually on your invested money. Then when cardone capital sell the property or refinance, the goal is to double your invested money. But that is not guaranteed. The returns are not that bad😉

SurfingKook I would say he’s looking for lazy people with money. You have a higher chance of building wealth through BRRR (Buy, Rent, Rehab, Refinance) & then selling all your units when you need the cash or just create your own fund like Cardone Capital. It takes a lot of work though and people don’t want to do it or have other goals. I would personally look for other funds that can provide a higher return although the fact that Cardone takes in non-accredited investors is the big selling point.

So if the market plunges, values go down and/or people start moving into cheaper units (which are not yours) how do you handle that? And is interest only for several years all that good if the market falls drastically?

There’s always a risk in every investment. You’d have to look through more of Grant’s videos to see how he personally handles crashes. Remember, For real estate investors, market crashes are the best time to buy because properties are at the highest discounts to pick up. It seems like Grant knows what he’s doing…. I would only assume that a market crash means more money eventually. And of course, if you’re making enough to cash flow into basic real estate yourself, you can pickup some amazing deals. I’m talking properties worth 400k now may drop to $100-200k in the next crash. My aunt/uncle bought their house for $90k in the last housing dip, now it’s worth about 400k

1.5 M is first 35% for Cardone Capital. Other 65% is for investors. You get a 5-6% return on your money (cashflow). When sold you get your money back + % of the profits if there are profits.

Based off my understanding, research, disclosures, etc. GC takes 3% (fees, etc) then once he sells the property, takes another cut (I forget the exact number). Then distributes what's leftover to investors

1% purchase fee for Cardone Capital. 1% every year managment fee for Cardone Capital. 1% when sold For Cardone Capital. 35% off the total profits when sold in a couple of years (65 % is for investors). The 1 % fee is based on the down payment or on the total purchase amount, they are not completely clear on this. Then every month the profits (casflow) goes to Cardone Capital, they take 35% and the other 65% is for the investors. This is a briliant business plan because if he find enough investors he can use the investor's money to completely pay for the down payment and he (Cardone Capital) doesn't have any money in the deal anymore. Then repeat the whole proces and buy another property, and again and again like he is doing now. He has 3 or 4 property's under contract now and every time Cardone Capital has enough money for a down payment on a property they buy if the numbers work. Cardone Capital take his fees and 35% off ALL the profits every month. Like Grant Always say : CASHFLOW is king ;-)

I would just remember to keep in mind though that the property has to cash flow before distributions are passed out. So could a month or a handful of months
