Isn't it easier to just trade on margin with 6% margin rate versus paying a 10%-30% fee on your gains plus the sign up fee?

Since some regulated brokers offer 500x leverage, this is being funded on day 1, no challenge, no rules no restrictions. So why bother with prop firms? I think people who go with prop firms have not properly calculated it through or is it me?

Just note...although you may be told that you have..say..$50,000 to trade with, you actually only have $2,500 as , should you lose just one cent more than this on any single day, your account will be closed and you will need to pay for another attempt, challenge or whatever these guys choose to call it. This 5% rule is pretty much standard practice and Prop firms generate income from would be traders paying fees of hundreds of dollars to take and retake the challenges.
