Are there tax advantages of a Real Estate Fund? Are preferred returns offset by them? How does one exit a fund?

Is this the same thing as a DST? Landlord sells her property and puts proceeds into a DST, to avoid taxes, but continue to get profits…mailbox money. Thanks/
