Hey Bridger! Very nice video and I understood everything so far. I only have one question though : How do investments actually make money? Let's say that the we call money from the LPs and we make investments into Real Estate or into a company e.g. a medical company to fight off pesticides. What's the process that both the GP and LPs make money out of it? Would highly appreciate your thoughts on this one please.

I notice that the fee structures you described here are different to some of your older videos where you’ve mentioned X% pref, carried interest, etc. (about 4 years ago) Has the industry shifted towards the model you mention in this video in recent years? Or is there still a variety?

Bridger, love the content! I have been thinking of creating a private fund for real estate investing. I am intrigued by the other funds you discuss. Do I need a and of the securities licenses ti do it? 65, 7, or any others?
