It can be tricky to determine the final "all-in" price of a new build home. In this video we explain the formula we use to help buyers determine an estimate of the final cost, which includes the base price, lot premium, structural selections, design center options, and some hidden costs.

This is exactly how it works. The sales reps will be very shady and tight lipped about any pricing. You'll see the model home and not realize it had $200k worth of upgrades. Also, in the design center, they go out their way to make the base options the worst possible options known to man. You will be forced to upgrade. For example, Richmond American base flooring was peel and stick vinyl with carpet 5 feet from the entrance... To upgrade to laminate throughout the home it was $30,000. The soft close drawers you saw in the model home is a $7000 upgrade and the base kitchen options wont have soft close, corner cabinet has no easy access, cabinets are 10" from the ceiling. So, you'll definitely want that upgrade. All the things you didn't think about, it's an upgrade. Every tiny option is an upgrade and it won't be cheap. To estimate, whatever it cost you to do with a contractor, multiply that by 3x. With that said, this video is spot on. Add a minimum $100k to the base price.

I know it’s all about location; but, I must say: 90,000-120,000 for an existing decent condition house in the Midwest. Nice house 150,000-200,000 starting. Very nice house 250,00-300,000 and up.

is it for children? Everybody knows it from any builder prospectus. I would say irrelevant information. I would prefer to know how you calculate framing, foundation, electric....etc.
