2 doors is better than 0 doors. Dont let other people's goals hinder yours. Yours is what you can get so far, maybe only 1, but remember, 1 is still better than 0. You can do it bro. I love real estate and would like to start, I still have 0 doors cuz I have no money and nobody to invest, but my goal is gonna be 1 door, and after that you just forecast and adjust to your needs.

I really don't care about how to buy 150 properties or even 1500 properties in 1 year. I want to know how to keep those properties when tents start to lose their jobs in 2023 and unemployment skyrockets. Being overleverage like this is insane. I expect that all these people bragging about how fast they grew their empires will be the last people to come back here and give updates when unemployment goes to 15%. They are all sitting on a house of cards, overleverages ticking timebombs. As their properties start to go negative cashflow they will be trying to dump them only to find no buyers because rates are sitting at 8-9%. I just found 1 AZ couple that is dumping all their local properties by following their LLC structures. They have over 50 LLCs and the properties they have in AZ and CA have crash so hard in value I'm guessing their are dumping properties they bought only a year ago in order to try to get some cash to pay off those balloon payments. Mark my works 2024 will see all these people crying and not on a youtube stream.

Warren buffet says “when the tide goes out, you get to see who’s swimming naked”. Leverage is a dangerous tool without extensive experience

We’ve been investing since 2005. Market conditions always change. You need to be able to have the reserves to weather any storms. Save your money

Our goal is to acquire 3 doors this year through private lending. We're currently busy crunching the numbers for two deals and it looks there could be a ROI of 15% 🤞

When you say that as a broker you don’t expect a commission are you telling the other brokers that they will get the 6% commission than on the property? Or how does it work?

Can you elaborate a bit on the lingo "gunpowder in the portfolio equity"? I'm just trying to understand whether you meant pulling out cash without being hit with capital gain or something else. But if you already liquidated a big portion of the portfolio and realize those equity gained in the crazy market (big elite move by the way), then I assume you did 1031 on all of them. So again, just trying to understand what the lingo above mean. Thanks alot for the solid contents as always! Michael Duong

This is why the Fed needs to raise rates and keep them their for longer because of all of these speculative investments. The bigger the play, the bigger the fall.

We are exceeding all of our projections on all of our holds. Short term high profit deals did hurt though. All in the IW!

If you bought in 2022 vs 2024, you overpaid from a value cost and interest perspective. In fact I don't think interest rates will ever go back to under 4%.

Market timing is not your thing I suppose. Just kept buying at the hight. Also it seems to me you are giving the audience an excuse that you bought 150 unites at the hight of the market So we cant call you a Warren Buffet of Real Estate. 😂😂😂

It’s all in the math! We purchased a ton of properties in 2008/9/10 which was a terrible market. All in the numbers and structure
