I did that in Hamilton, Ontario with a few small differences (I lived in the house for a while) and I was able to buy another property in a better neighborhood. Now I have a rental and a principal house and I own 20% of each. The cashflow is negative because of the interest rate but I'm holding for the long term. Great content as always!!

Does the ability to refinance also depend on your personal income to debt ratio? Your income for the past 3 years as a freelancer / entrepreneur would have to be considered if you don't have a 9-5 job right? I think that's the sticky point for most people, since their normal salary or yearly income can't convince the bank to refinance at a higher amount. And banks only take into consideration 50% of rental income, if any, in the first couple years (when calculating your personal debt ratio)

It works over here, but yeah having the money to do the first one is near impossible for most. You need to really flip 2x before you start seeing proper profit. Many rich friends of mine do it all the time to get more rich, the tax on landlords is even lower than other business tax so renting makes loads of sense long term. But again its only possible if you are already rich. Oh and over here you NEVER sell the house, the tax on sale is expensive, so yeah just rent! You can do the same thing with cars and fixing up if you have no money. But time and skill is required.

I see certain hiccups in this. Why would the bank finance in the first place as it isn't realy profitable for them do to the you mentioned it resection. A Time in which finatial taps are closed rather then flowing. How can you proof that you are going to have that income, what is your experience. How about repairs do to rentals, people are going to brake stuff. One very importend thing you also seem to forget is taxes and insurances ect, that is going to kill you and f it all up. Can you emagin the tax on 300K profits? Let alone the income on your rent scheme. Do never forget that every dollar earned 75% is basically for the country. You get nothing. That is why I don't think it is going to work. But I'm open for corrections . Please prove me wrong.
