This is a great story :) I have my Airbnbs in Toledo, a couple of hours from Cleveland. I get a similar return because property is soooo affordable in Ohio. My biggest house is in the most desirable neighborhood within the Toledo borders among the most valuable homes, and it's probably the busiest STR in Toledo. I bought it for $174,000 5 years ago. However, I don't "renovate" or remodel. I update fixtures, paint, wallpaper accent walls, and decorate uniquely in keeping with the home's charm. Lots of DIY, some handyman help, electrical and plumbing all pros, used high-quality furniture; $10,000 budget for set ups. Many people rent my homes to visit their family, weddings, funerals, graduations, holidays, etc. I also get bookings for university events, concerts, marathons, golf events, hospital visits... and work related -nursing, construction, auto and energy industry, etc. You can stay busy without a nearby major attraction.

I needed this. I’m also a working professional. I don’t work wall street or have the type of income she does but I clear almost 250k a year for nothing. My days are wasted and my kids are teenagers now. I accidentally became a landlord because of the pandemic and moving. Now I’m on rental number 2 and they’re only making about 12k each per year. Gotta go bigger.

My wife and I both did this and now we have the best of both worlds: Salaries and benefits plus real estate income with plenty of time to manage both and still enjoy "family time".

Wonderful podcast. Just want I need it. Not having IM in the bank - should not be - an impediment to starting your own $350K short-term rental business because you can borrow the money from a hard money lender, refinance, and then make the payments from the $50K income per triplex.

Not to be a naysayer, but you have to remember that she paid $100k more than they are worth. You can only do that when you have that kind of money to “leave in” the property because you don’t get it back from a refinance. She said her contractor tried to stop her because he thought she was overimproving the property. Overimproving is one of THE most common new investor mistakes. It worked for her, but she did a lot of other things right that are not replicable just anywhere. Spending significantly over the value of a property will sink you in most cases.

Great episode! Certainly helps to start with 1mil and huge salary, but I also question her numbers. Property taxes in Cleveland are quite high for example (2+% in some areas). I guess as long as her occupancy remains solid it will work, but if there's a hiccup in the Airbnb model it could be a big challenge for the model. Thanks for the episode, very thought provoking.

A lot of comments make it seem like it's easy to do this with her salary. Its certainly easier but a few things. Its telling that it took her 20 years or so. If youre making $400k in NYC, you lose 140-180k in taxes (i live in NYC and am an accountant for many high earning w2 professionals). Her rent was probably 2500-5000/month in those years. And if she had student loans she was probably paying at least 1500 month. Plus life expenses, savings, 401k. Again, far from poor, but still impressive. Lots of ppl are sitting on cash and have no idea how to deploy it or have analysis paralysis despite binging BP lol.

Nice. I'm building a house this year in a tourist trappy market. I'll have the option of selling it after 2 years of living in it and making $500k profit tax-free by selling my primary residence, or I could make $40k-60k a season on short-term rentals. I'm thinking of building 2 houses and selling them to build a million dollars cash to invest. Then, I'd switch to building rentals. If I build 5 smaller rental houses, they could cost $200k and be worth over $500k each, but bring in $40k a season from each place. Debt free. We'll see how it goes. I think I could make more money faster by just building and selling. Also has lower tax and legal liability.

@@josephziolkowski217, I'm not going to disclose my location but it's a small tourist trappy town of 4k people. If I build small 1500 sq ft slab on grade rental, on a $40k .8 acre lot. I could either Rent it out on Airbnb etc. for $40k-60k a season or sell it for $500k. The median household income in this little town is $41k, but the median house price is $750k. That's for a old 1500-1700 sq ft 3 bedroom built in the 70's that needs work. Saw one listed for $1.2 million near their little hospital that was renovated. It's pure lunacy. This can't be the only place. Look at small costal or lake communities around the country where they have healthy tourist industry and Airbnb's are allowed.

Likes this episode. However, when you buy a property with cash, you can cash flow. Being able to retire is all about the cash flow. Most people don’t have the funds to purchase a property cash or even put a large down payment. Therefore, cash flow opportunities are either nonexistent for most or greatly reduced. Huge fan of Bigger Pockets but keep putting out content that teaches creative approaches for the average owner and saver. How do they achieve cash flow, whether in real estate or otherwise? Thanks!

I checked Cleveland Airbnb everything there near the clinic seems to be around $60/night as high….if 20 days of the month are rented, $1200….triplex will be $3600 gross…7 of them will be $25200/month gross. And yearly $302400…GROSS. But in the show profit is $350-450k. Anyone can tell me what info I am misunderstanding 😢😢😢

I was trying to figure out the same thing. Assuming $20k for operating cost/taxes per year and here mortgage is paid off, she would need 70k gross for each building. Each unit from a triplex would need to make $2k a month. In the show she nentioned $100 a night as an air bnb means Kate is renting 20 nights per month. The above is just my assumption but trying to put context into it

There’s so much wrong with this comment it is staggering. First, you don’t know her entire life history and the challenges that she has overcome. Also, she is clearly an intelligent person and probably has something worthwhile to hear. And, she is clearly a very hardworking individual and that alone should be inspiring to most people. Finally, it shows a lack of imagination that you don’t think you can learn something useful for your own goals just because the person had a good paying job at some point. It’s very interesting how people explain their real estate journey and everything sounds sooo easy. In reality there are soo many details that are missed and that can literally make or break your business. Not mentioning that any investment made before 2022 ( when interest rates were so low ) is absolutely un relevant now when interest rates are 8% . Even if you got cash , you would need substantial more money now vs 4-6 years ago to buy the same property.

I'm seeing more and more towns recently banning or limiting airbnb properties. When no short term rentals are allowed, that is highly impacting the purchase price in order to make the numbers work on long term rental income alone. Now that the property has negative cash flow and is valued less than the purchase price, are there any examples of what other airbnb owners are doing in this situation since the rental income doesn't cover the monthly MTI on long term rental alone?

I don’t believe the numbers are that good. She said 9k per property? That’s at 100 percent occupancy. I think she mixed up and meant to say gross is 350k rather than net

@DavidGreene24.averaging a net profit of 50k is extremely difficult. How can she possibly do that for 7 houses? I run airbnbs myself and I can tell it is hard to get those numbers and mine are successful

Amazing and inspiring Kate! My question to you, say you make average $100 per night its $3,000 a month but what about all the Mortgage, insurance, property tax and repairs expenses ? That $3,000 isn't the net profit right?

3000 per unit So 9000 for triplex - 3 units Assuming 70 % occupancy = 6300 Mortgage , expenses etc =2300 Net profit 4000 per month Annual 50k approx

It’s not a easy job. She basically got a new job, just the time is more flexible. If she manage the short term rental herself, that’s a lot of work! This lady is a very hardworking person. Not that close to passive income.

@@joannahighet7266 it does involve an attorney. So there are cost associated with doing it but if you have over 50k to pull out it makes sense to pay the attorney fees versus paying the IRS

Sorry I tripped on the answer in the podcast. It’s ~$350k pretax profit, which was my income before leaving the w2. RE has better tax treatment, so I’m a little ahead with the same pretax income. I used round numbers to make it simple but I average $50k profit per house (last year one profited $65k and one was $40k but the podcast isn’t long enough to go through each one). I use maximum leverage, 30-year fixed rate loans. Keep in mind the seasonality of STR’s. They might rent for $60 per night in January and $400 per night when we have a major sporting event. $100 per night per unit is about my average across the year and it makes the math easy to understand. Anyone seriously interested in following this path can read Avery Carl’s STR Long Term Wealth book and you’ll have most of the tools to do what I do, assuming you’ve saved money for retirement.

Thank you Kate very impressive video! Could I do this in Ohio if I hire an Airbnb manager if I live in NYC or Miami (meaning if I am not on-site there)? Is this possible? Are there still good deals in those areas? And did you buy those properties all in cash or on a mortgage? I think you mentioned a mortgage but please elaborate on this again when you have a moment. And last question, did you find those houses through a real estate agent or by yourself? @@katelynch3475
