We use screws for everything we build. They are more secure and eliminate having squeaky nails in flooring over time. The other thing is, if you need to take something apart, it's easy to do and the wood can be reused in most cases. I like the Torx screws.

When you make your plans, do you make the plans according to the windows you have, or do you make the windows fit the way you're going to frame it? Not sure if windows have standard sizes or are commonly custom made.

Great question! In this case I knew the dimensions of the windows before I designed the wall framing plans. I made the openings the appropriate size to properly fit the windows.

Are the stainless screws used to frame structural. I’ve learned that screws are brittle and that’s why you’re supposed to frame in nails and not screws. Are those special stainless framing screws? Can you share the product because I’d like to use it?

Thank you. In part the sponge pad placed under the boards that lay on the floor helps. In addition when the siding is installed it is done so in a way it hangs over the wood making sure water passes by. I have a breezeway 6 feet by 20 feet along the back of my house with one side and one end open. I think it was designed to let you walk from the garage to the back door and stay under the roof. I want to enclose the open side and end with windows to make a mudroom and breakfast nook. This video makes me think I could do it.

Thanks Andres. I used 2 X 6 framing mainly because I like a beefy wall and wanted the ability to add extra insulation. I think I had another particular reason for this project but I cannot recall of the top of my head.

I am currently enclosing my deck as well however I am not quite sure how to tackle the existing floor. I have 5/4 pressure treated deck boards spanning the entire floor not concrete as you have. The deck floor is in perfect shape and looks very nice however now that it will be enclosed I don't think this type of floor will be suitable for an indoor living space. Can I just lay a 3/4 plywood subfloor directly on top of the existing deck or what would you suggest??

The wood framing part of the project was one of the less costly components. The cost of the lumber and fasteners were the main cost here and the room did not require a significant amount of framing wood.

They are many unique variables to these types of projects and the cost for constructing a room addition will depend on many things. I would recommend trying to estimate all the materials and services you will need for your project to get a better idea and/or talk to a contractor to get an estimate. Yes to have a have a continuous mounting surface for the wall plywood sheathing. In hindsight it might have been easier to use a 2"X6" top plate and just block out the area above it.

A plastic barrier was not determined necessary for this room addition project. There were several reasons for this including the type of flooring utilized and the condition of the original patio floor the new concrete floor was poured over.

Thanks for sharing. The furnace system in your house was likely selected based on its ability to properly maintain the original house size. It may not be able to handle the additional space created from the new room addition. If that is the case it seems like adding a barrier like the doors you mention may be a good bet. The framing materials for a small addition could be relatively inexpensive. to get a rough idea you can estimate of rough idea of the amount of lumber you will need and then price out the cost at a local wood supplier.

I prefer screws as I feel they are better with securing over the long run. Many professional framers use nails though which hold up well when properly utilized. It takes more time and effort for screws but I do not mind that.

I want to enclose my patio like this but my roof overhang goes about 4 inches into the patio where my wall would be (my patio has a slanted roof). Can I still enclose it? Do I just notch the 2x4s around the roof overhang?

Will, I am not sure I am clear of what you are asking. If you are referring to the beams that holds up your roof it would likely be easiest to build/frame the walls directly under the beams. That is what I did in this example. I used 2x6's instead of 2x4's so I had to notch the 2x6's to wrap around the beam which had a width of a 2x4.

The wall framing part of the project was relatively inexpensive. The cost of framing lumber is low and assuming you have the tools the only other cost would be the hardware (nails/screws).

How do you decide how high to build the sill of the frame?

A concrete pad was poured on top of the old porch floor matching the level of the concrete floor of the house. The wood walls were built directly off the new concrete pad height.

@@MrKistel Ok thanks for that. I have been doing searches and it seems that you can line up the top of the windows with your doors. But to me that doesn't seem that important so I think I'll just do the same as you.

2x6 is great choice, more room for batt insulation, so we can get bat R90-R160 inside a house. No one can get that much insulation R value in a house except the 9-duice

This room was built on top of an existing concrete floor after we poured additional concrete on top of it to make the new floor level with the living space floor. It is hard to say the cost of a new room add on project as every project is unique and different contractors would have different approaches. Probably the best way to get a solid idea is too reach out to a few contractors and ask for an estimate for your intended home addition project.

Thanks for watching and your comment. I do not recall the cost for this particular room addition project. Regardless, every project is different and has its own set of variables. Things like geographic location, materials, existing conditions, and so much more factor into the overall cost. I would guess building a new room could cost could cost as little as a few to several thousand dollars. The cost range could be very widespread.

Anyone know why the screws were stainless steel in some parts? I'm guessing the other screws were regular screws?

Stainless was not absolutely necessary for this project however I did utilize them for some of the framing. The remaining screws were decking type screws.
