I'd like to provide an example for you to use. I found an absolutely amazing deal in my area here in iowa. I bought a house outright for $20,000 (forclosure, assessed at $75,000) . No, I did not forget a zero. House only needed the carpet cleaned and some paint. I rent it for $700 per month. Im 20 years old. Theres no reason it can't be done.

Graham Stephan An advantage of the midwest! I put an offer in on a duplex, $22,500. Needs about $5,000 in work, but each side currently rents for $600. I have a real estate friend locally who has $4,500,000 worth of properties, but nets $75,000 per month ($20,000 cashflow)

I bought a 240K dollars Apartament and spent another 60K to make it nice for my family. What a shame I haven’t seen your video before. I could’ve add another 200K, but a land, build an apartment building, make the top apartment my own and profit from the land or sales....Huge mistake

My question is how do you find contractors if you want to make changes, fix or upgrade to the plumbing or electricity of a home, that are trustworthy and for a good price?

Thanks man! Good question...for me, it's been word of mouth. And even now, I've yet to find something I could use for all jobs that I fully trust. I'm still trying to find that. But the best way to avoid getting ripped off is get multiple bids for everything. Meet with 3 contractors. And inspect the job as it goes along. The more you do this, the more you'll learn, the better you'll get. Bring on someone else to help you if you need to, plenty of networking groups out there and I've seen so many people in RE helping each other out!

Can you talk about your education, studies, how long it took you to finish a degree, any student loan? Because that can be big disadvantage in real estate career.

Graham, this is exactly what I want to do. Live for free so I’m not a wage slave. But can you do a risk analysis of owning so many rental properties? This is the only fear I have which is stopping me from committing fully to the plan.

I like this idea very much and I am thinking about doing this. But I have a big quiestion which I appreciate if you can answer. I live in Europe so some of the laws might be diffrent. But if you buy a duplex, that means that you are buying two properties. The reason for that is that each property has its own title deeds. Which means that you are buying two sepparatly properties. And if this is house hacking, it really doesnt make sense. Because if you are going to buy two different property, rent out one of them, to pay down the mortgage, you an easliy just buy two different apartments and do the same. Another quiestion is, how can you find a duplex, threeplex or fourplex for sale? Who is selling all of the properties at the same time?

Hi Graham! I've been watching your videos since the start of last year😁. I wanted to go study, but took a gap year to work on private yachts in France🌎🛥️. Saved over $15k in 6 months, while traveling the world. Just bought my first apartment in Cape Town and renting it out on airbnb and making $2.5k a month and I'm only 19. I LOVE the advice you give about keeping track of your expenses & cutting back! 5 years ago I was an absolute MESS Graham. Bouncing from job to job with no clear direction. I'd spend all my paychecks on booze, cigarettes, random things at stores like Target, Walmart, etc. My mind was in a very dark place, i truly believed money was "evil". Pathetic!! Haha! Now, i'm on a mission to build wealth! I quit smoking cold turkey, cut back on the booze, SAVE my money & invest into my side businesses & passion! Fellow drummer here!! Thank you for everything Graham!!

I just did this in Texas. I bought a lot that has a 3 bed one bath and a 2 bed one bath on the property. I qualified for a grant that payed for my down payment. I bought the property for 100k with 0 of my own money down and instantly nullified all of my living expenses by renting out the bigger house and living in the smaller one.

*NOTES* HOUSE HACKING As an over exaggeration, if you can save up for the down payment, you can live there for free essentially. Buy a house, renovate it, refinance it as an owner occupant for a lower rate than if it were an investment property, which lowers the debt to income ratio, that way you can qualify for a more expensive property on your next house. NUMBERS BREAKDOWN: TOTAL COST: 3,100 MORTGAGE: 2,200 PROPERTY TAX: 585/ MO INSURANCE: 120 / MO MISC: 200 / MO ADDING UP AGAIN TO: *3,100* AFTER RENTAL UNIT: 1,550 EQUITY GAIN: +800 / MO MORTGAGE INTEREST: +400 / MO PROPERTY TAX WRITE OFF: +80 / MO HIS DETACHED STUDIO FOR MAKING VIDEOS IN,Write off the space: +300 / MO *TOTAL: FREE* AFTER EQUITY & TAX WRITE OFFS, *HE COMES OUT AHEAD $1,200 A MONTH* Additional Notes: House Hacking is easier everywhere over LA and NYC because of the high down payment You do need to have a down payment saved up. So you need a different job set up first, this stuff takes years to do, it's not something you can do in a day. Once you start doing the BRRR method, Buy, rent, renovate, repeat, and start churning out properties, you can get your passive income set up

Only if you want to up your chances of becoming financially independent, of course there are other ways of going about it. But I would say this is one of few very straight forward ways to go about it, plus you add another source of income to your bag of tricks. Granted you want to create as many sources of income that’s the main goal.

I LOVE the house hacking concept. I can't believe more people don't do this little trick. You can build such an awesome portfolio by buying multi-family homes and living in it then moving onto the next one.

I can understand why most people don’t do this simply because buying a multi family unit is really expensive! I live in Denver and tbh I have a solid income but I don’t think I would qualify for one simply because it’ll be too much. My goal is to find a duplex I barely qualify for likely. It’ll be hard esp for someone who’s single

I have an opportunity to purchase the two unit duplex i live in for $45,000. the monthly mortgage on the home would be $510. The home would come with a tenant pay $650 a month. would it be smart to purchase this home while i'm saving to buy the home i would like to live in?

Hey Brandon, congrats on buying your first property! Auctions can be great, as is finding a property in foreclosure, short sale, etc. at the right price. I'd keep doing what you're doing, putting as little money down, spending the remaining, building up some equity, then pulling it out to use on the next project. Slow and steady!

Graham, I'm a bit confused. If you write off $400 of interest expense doesn't that just mean you just don't pay tax on income you would be claiming as income? so if your tax rate is 50% you just save $200....

what about buying foreclosures cash from the courthouse then flipping the properties. Yes i know about the fact that you have to do lien searches, so what! It could prob be profitable

I worked a LOT. The first 5 years were pretty busy. I'd say a solid 6 days per week, open houses every single Sunday, and working about 8-10 hours per day. BUT, it never really felt like work and I had a lot of fun, so it didn't seem too much.

So does it make more sense to outright buy (I have the cash) a duplex and then rent out one side? Or should I get a mortgage from a bank and use the money I receive renting out one side to pay off the mortgage? It seems like using debt is the better option.

I bet you killed it at monopoly... If you don't mind answering, how much do you generally set aside for issues such as appliance breaking, heat pump/AC stops working, etc per rental property? (Edit: Now that I think about it, I guess you don't have heat in LA...)

It's been way too long since I've played monopoly! I usually just keep a few grand per property sitting in a checking account for random automatic payments, bills, etc. If something is ever more than that, I'll just pull it from a personal account, although I've yet to do that!
