Back in the day, when I purchased my first home to live-in; that was Miami in the early 1990s, first mortgages with rates of 8 to 9% and 9% to 10% were typical. People will have to accept the possibility that we won't ever return to 3%. If sellers must sell, home prices will have to decline, and lower evaluations will follow. Pretty sure I'm not alone in my chain of thoughts.

If anything, it'll get worse. Very soon, affordable housing will no longer be affordable. So anything anyone want to do, I will advise they do it now because the prices today will look like dips tomorrow. Until the Fed clamps down even further, I think we're going to see hysteria due to rampant inflation. You can't halfway rip the band-aid off.

Home prices will come down eventually, but for now; get your money (as much as you can) out of the housing market and get into the financial markets or gold. The new mortgage rates are crazy, add to that the recession and the fact that mortgage guidelines are getting more difficult. Home prices will need to fall by a minimum of 40% (more like 50%) before the market normalizes. If you are in cross roads or need sincere advise on the best moves to take now its best you seek an independent advisor who knows about the financial markets.

Interest rates for a loan in 2012 were 10% for residential property and more for shops i.e. commercial property. For a loan of 20 Lacs the EMI cost would be around 17-18,000 a month not 10,000.

Commercial tenure was also 10 yrs or less, minimum EMI 25,000/ m very difficult to digest , he could still afford but as he mentioned few times initially his salary was 38,000/m so he could pay it from salary,

No intentions to discredit you, but the math is not just adding up For a 20 lakh loan to come at an emi of ₹10k per month, the interest rate needs to be 5% and loan tenure of 30 years Even at this rock bottom interest rate, the emi comes to 10,736 Kindly tell us, when in the history of this country have interest rates on loans for property been 5%? Circa?? Second How did the bank/nbfc fund you not 100% but 133% of the transaction?? when most banks don't fund beyond 80-85% of the property value.. The story looks just that, a story!!

there are few flaws in this 1. no 20 lac property will give you 12000 rent 2. banks wont give you 100% loan on property , max they give you is 80% 3. interest rates as per today are 8.5 % so the emi would be almost 15k. so how is thi workable... can u explain, coz i am genuinely curious to know

For commercial property banks give max 60%. And ROI 8.5% was for home loan, for commercial property its min 15%.

Such properties are called distressed properties, where the seller is willing to sell it due to some urgency and the buyer gets to buy it less than the market price.

Sir, bank does not give loan to buy commercial property, you might have taken personal loan. And most important rent always does not cover EMI. And itne appreciation Tu possible hi nahi.

If you got a loan of 20L or 22L @6.5% still your EMI for 30 years would be ~13000 and total interest amount would be 15%+charges if you prepay it in 5 years. Please clarify how can you rent out the property and prepay it in 5-10 years while having an inferior rental income than the EMI 😂

It's a well known strategy. Here is a quick look. 1. Maintain good banking transaction. 2. Find out depressed property and close the deal as below as possible. 3. Go to bank with the property documents and get a loan. 4. Renovate the property and rent out for higher price. 5. Pay your emi with the rent. And you become financially independent. Pros : one target gives you multiple ownership. Strong investment/real estate investment. Cons: the individual should have a good personality to be able to close the deal. Convincing and getting the documents of the property from the owner is a big deal. :::::::: Its just my opinion. The trick to make anything work : don't care anything, JUST DO IT 🙌 All the best

Sir, Commercial property valuation ka 30℅ loan milta hai.. Aur agar 100% mil bhi gaya.. Phir bhi 20 lac ka EMI at least 16000/ hota hai...

1st ---- 20 lakh k bank loan me 10k emi.... usually above 10k he rakhte h .. ..it's mean tenure is 30+ year definitely 2nd --- bank property ka approximately 65-75% loan krega ..us hisab se maximum laon 15-16 lakh ...he ho sakta h ....

His numbers are inaccurate. And for a commercial property the loan amount will only sactioned upto 70% of the value. And usually interest rates on CRE are much higher than a home loan around 8 to 11%. The numbers don't add up at all

There are even many more "भू माफिया" in each and every City who are even ready to buy disputed properties... लेकिन यह बात उन्होंने बिल्कुल सही कही है कि दिमाग, पैरों से तेज दौड़ता है... Opportunities को grab करने के लिए हमेशा तैयार रहें... अपने आंख और कान खुले रखें ...जब भी कोई अपॉर्चुनिटी दिखाई दे, अपनी यथासंभव शक्ति से उसे प्राप्त करने की कोशिश करें... रिस्क के लिए बिना कुछ भी संभव नहीं, परंतु बहुत ज्यादा रिस्क लेना, भी तर्कसंगत नहीं...

1. Loan amount worth 20 lakhs and EMI was 10 thousand.. Back then banks used to lend for max 20years.. So bank gave you loan for less than 4%.. Must be bank from US 2. This all started when you were 18 and in next 2.5 years you seal the deal.. So you were roughly 20.5.. Hard to believe you finished your graduation and secured government job.. Bravo 3. You will be 1 men on earth to get home loan approved in couple of days, that too with government job. Do you even know for government employees there are certain documentation that need to complete before any loan gets approved.. Definitely you have money and you have worked hard but you need to work little hard on your story.. Cheers

It is very hard now a days to get 5 to 6 % of rental yield at very good location... Avg rental yield is some where between 3 to 5 % for commercial property and don't ever look for residential properties... India Is very crucial market with Higher property cost and very low rentals for retail investors... Still very good option for regular income and long term gains

Fact 1 : You are not given the tuition fees in account. The story is atleast 10 years old and before monetization, UPI... who heard about it... So, you got the loan because of govt job and not everyone has that luxury. Fact 2 : The amount that bank gave you as loan that must be in a form so that it reaches the seller. Like cheque, draft etc. So how you got the extra money and who paid tax for it. Fact 3 : The rent and the cost of shop increased like no reality and that too in a mall. An individual shop costs more than a crore... Is it in Disney Land or something. You surely are a motivation but pls keep things realistic so that everyone could follow it.

I can share some that helped me 1. Plan towards it 2. Be frugal and minimal on spending time (don't buy why you don't need) 3. Save money towards retirement (Roth IRA/ 401k) 4. Hi, can you please clear about how you arranged for margin money. Bcoz when you apply for a loan you have to pay 20-25% of the margin money so if you took a loan of 20L you would have paid around 5L. How did you arrange for that? Or is there another way to manage it? Please clear my doubt.

10k EMI for 20lakh loan is simply Fake. Even @ 7% for a tenure of 30 years(30 years impossible for commercial property) the EMI is 13,306.Check emicalculator - Closing the deal next day by taking loan.... 😂 Banks take weeks (if not months) for property valuation and disbursement. --Just a click bait and the bragging about sheer luck and boasting so called strategy. --At the age of 22-23 earning a net salary of 38000, where does that make a person show as poor

abhi aap 31 yr k ho to 18 yr k hoge 2009 me, 2009 me loan interest tha 9.50 %, to 20 lakh loan pe interest hoga 19000 na ki 10000.

Rohan, plz keep in your mind this thing that developer is promising to give you 38,500. The control is in his hand. After few days , you may running behind these shameless and their team fellows for your rent and they will not take your calls, no response on emails. Your visit to office will be first restricted to waiting lounge, and you will get information that accounts person is absent. You will be frustrated and will be running behind these dogs for your rent bcoz police, politician and court all are in their pocket. Police cant intervention in such cases, and you know better how much time you may take to get justice from court. No value of that agreement papers. Who will listen you? Supertech towers demolished without any punishment to single person of authority, developer , politician. Who suffered? Those who fought for 11 yrs and those who invested in those towers

How did you get loan of 20L in your account.. I guess the bank disburse the amount in opposite party's bank account.. Also as per my knowledge you cannot decide the loan amount.. the loan amount is some percentage of the agreement value..
