If you're selling high priced pieces in a low income area that could be part of the problem with not getting the pieces moved fast enough. Also, using the styles that reflect the average populations taste and/or modernizing "ugly" pieces will help too.

10,000 IS ridiculous, yet it is the norm in our present system. 1 root canal can easily be 2300 bucks these days. Anywhoo, I have loved every single restoration you have done.. Thank you or watching! We bought out house when we moved here, so my fiance is the only one on the mortgage & it helped he was military. Time will tell at our next assignment when we need to move & buy another house! I do think it helps to have an LLC though, you could buy the house under the LLC and do it that way. Mortgage rate is usually higher but the line of credit is way bigger. I also have an S corp so I have a pay-stub that I can show versus a tax return. look into that if you make over 60K a year! Major tax benefits
