When my kids were selecting a contractor to build their home I told them to go look at the contractors current projects and pay close attention to the fit and finish of their framing. Tight joints, nails showing and straight cuts. If a carpenter has the skills and takes the time to get the stuff you don't see right, he will get the stuff you will see right.
@ncooty

I agree with your general principle, though it's unlikely that the framing carpenter is the finish carpenter. Cabinetry is a whole other level. Different skills, different tools, different tolerances, different pros.

Unique problem for homes built with basements. In my area, it's all on slab foundations without basements, so 50 people is nothing. But it's interesting what different climates and soil types have made building practices in different regions.

San Francisco has very strict building codes, with earthquakes in mind. Even older public buildings have been retrofitted by law. In fact, the majority of California cities have codes based on earthquake resistance.
@berkleyman1
@berkleyman1 Жыл бұрын
What I can see, the architect dropped the ball. Center island with a large granite slab requires doubling all the joist underneath to carry the extra load. 2x8-12' 16" on center meets minimum code if they are douglas fir/hemlock which carry a heavier load. SPF (spruce pine fir) lumber is not as strong. Species of wood makes a huge difference. Also the span tables are being shorted since the wood we now get isn't as strong as it used to be. We get new growth (younger trees) now while in yesterdays we had old growth which was much stronger. More tree rings when comparing the same size of lumber. A floor of this design make the design for stiffness of 1/360 deflection factor (1" deflection with a 360" span length of run) but gives a bouncy floor. You might get away with a slightly bouncy floor if it is carpeted and less noticed. You need to ask the home owner a lot of questions. If they lived a house with a on grade concrete slab they are used to a very stiff floor. Design it 1/540 for a stiffer, less bouncy floor and if you are going to tile the floor. If doing stone flooring design it 1/720 for minimum movement. Had they done a tile or stone floor they would have had a real nightmare to deal with. The steel beam should have been at least the next size large in depth and solid wood framing bolted into both sides of the web. Then using joist hangers this would limit any rotational forces on the beam and any joist movements. I hope they used pex-aluminum-pex for the under floor heating. If using just pex tubing it expands more than the pex-aluminum-pex and makes for a noisy install with the change in temperature. Make sure you use oxygen barrier pex for the heating at minimum. The aluminum automatically give you the oxygen barrier. Feedback from Minnesota as we have some kick ass codes that are statewide and are also minimums. Everything I build usually exceeds building code. With the lawsuits, liability, insurance, etc. your ass is always on the line. If you work on something (a deck for example) that is not up to code, you need to bring it up to minimum code requirements. You are the last one to touch it, you own it. An example of another local contractor that put new composite deck boards on an old existing deck but didn't bring things up to code. (joist hangers, tie ins to the building, bracing, etc.) The home owners then had a large deck party and it collapsed from the second floor sending several people to the hospital which cost him $65,000.00 out of his own pocket and damn near cost him his contractors license being pulled by the department of labor and industries. CYA

@Cheepchipsable
@Cheepchipsable Жыл бұрын
Yes, how many homes have 50 people in their house? To be fair he does mainly use the phrase "up to code". Codes tend to be about best practices and preventing damage, injury or death through design, even though it might be a remote possibility. If there is a 1 in 10 million chance of someone dying, and you have 100 million homes, it means 10 people will die. If simply rerouting a wire or putting it in a junction box will prevent that, then why not - a few minutes and cents to prevent a death

I love your program and have for years. I don't know if you can answer this but I have a 120 yr old house which is 25x24. I have a large supported beam in the centre. The floor joists are rough cut 2x10 with cross braces (X, not straight across 2x10) between the joists. Like this one the floor is bouncy. Can I fix this using proper cross bracing or do I need to laminate another 2x10 to the originals? I know it's tough to answer without looking but since I am in Northwestern Ontario (Thunder Bay) your best guess would I think far outweigh mine. Thanks :)
@seanhazelwood3311
@seanhazelwood3311 Жыл бұрын
2x10 can span 12' no problem, especially old true 2"x10". So if it's bouncy, the joists are either rotten or termite damage. Check the sill plates and center beam also. X-bracing is actually better for preventing joists twisting than simple straight blocks. Have it inspected and do what your local codes require.

Homeowner mentioned they have guests of 30 persons * 75kg's average = 2250 KG's, the weight of a F-150. Would the homeowners consider parking a truck over wooden structure thinking it'll hold? Probably not. Contractor did the legal minimum and unless the homeowners specified to overbuild, contractor did nothing wrong.

Did you watch this? The contractor never told them not to have that many people in the area. Mike took one look and said it was designed incorrectly. Beams too far apart without a support pole. And one person made the floor move. Even without 50 people there would have been issues. If the contractor had told them that then he knew he hadn't done it right.
@man-bagdammit2297

The issue was they built the kitchen on floor joists that were over spanned 2x8s / 16 inch on centre. Had it been built with 2x10s / 12 inch on centre over the eye beam they would have likely had zero issues. A centre post would have lessened the issues even more. The home owners admitted at the end of the show they were more worried about aesthetics of the basement ceiling then the strength of the floor.
