We live in Buffalo, NY. got many quotes and found a guy that was newer like you said but had alot of recommendations, his quote was 25k less than some of the bigger name pool companies here!! Got a 20x40 liner, salt water system, electric heat pump, diving board, slide, safety cover for winter.. all for 45k!. Could not believe the price difference. Shop around! Only extra expense we had was that we had to install a French drain for 1k due to our yard being alot of clay and a horrible rainy July. And we were responsible for the electric. That was an extra 3k. So grand total still under 50k for a beautiful 20x40 same shape as yours.

Great videos on the pool build. One thing you didn't catch, but the built in steps / exits really was not a bad option cost wise compared to the cost of the stainless steel ladders and molded steps. One ladder set with the anchors could cost you $1000-$1500 easily. Similar to the cost of a diving board, maybe more.

22x44 gunite pool with an 8x8 gunite hot tub in Utah. Thats includes the saltwater system, automatic covers for both pool and hot tub, a 400k btu heater, an automatic vacuum system,, and a small amount of concrete decking...147k. Vinyl lined pools are far less expensive, but there are pros and cons. In Utah, no heater is a no go. Also, vinyl doesn't do well with salt water (neither does gunite for that matter), but concrete lasts far longer than vinyl. My pool has a 9' deep end and a 5' shallow end. Hard to compare with this project because so much is different. However, the best pools all around are gunite and this should give you an idea of what one might cost.

I only lived in my house for 6 months when we started building the pool so I don’t have a great comparison of before and after costs of electricity. I’m guessing the pool adds at least $50 a month but no more than $75. My pool has not required many chemicals. Not compared to what I see other people going through. I check the water chemistry every week and add this or that when it needs it. I add a 40lb bag of salt about every month or every other month. It depends on rain and sun. I use less salt in the winter time. Salt is only $6 a bag at Walmart. I’ve had to add a 4lb container of cynauric acid 3 separate times in the last year. I think those are about $15 each at Walmart. I’ve had to add a few other things here and there to increase water hardness or to adjust ph or alkalinity. I might spend $10 - $25 a month on chemicals and salt. My pool is open all year. In the winter I’ve gone several months without having to add anything. I think if you stay on top of cleaning and water chemistry it really isn’t that expensive for a salt water pool. I see other people having problems and spending a lot more money than me but they don’t check their pool everyday like I do. I check my skimmers every day. I brush my pool regularly. My Polaris vacuums every day. I check my pump skimmer at least once a week. Some of our friends will go months without checking pool chemistry or they’ll go a whole week without checking their skimmers. Their pool turns green and then they have to dump a lot of money into it to get it back right. It only takes five or 10 minutes to check on my pool every day.

I have heard that a variable speed pump can lower your monthly electric bill. Supposedly, it costs more upfront when you build but it is more energy efficient and saves on your monthly bill. You may want to ask your builder about it. If I ever have to replace my pump I will look into getting one, but it depends on how much more expensive it is than a regular one. Electricity is not very expensive where I live compared to other areas.

I am looking for as many people as I can only decent deal was a fiberglass pool that is 14x24 and they want $45k for the whole project got about the same amount of concrete work needed as u. IMHO for pool cleaners, the original Kreepy Krawley is the best. One moving part that you can replace with one screw driver in less than 3 minutes. They last about 5 years total. Worth every penny. I used to pay couple hundred bucks or so. Replaced a part or two, then throw it out after 5 years or so, and get a whole new one. It takes a few minutes to replace one. About as fast as you can unpack the box, and connect the hoses together. The best product ever. Al the other robot style pool cleaners are absolute garbage. Too many parts, and point of failure.

The Polaris is very complicated and has a lot of moving parts. It has worked good for 2 years. Only had to replace the debris bag so far. If it ever quits I’ll look into the Kreepy Krauly.

How deep is your pool? And when you did that wiring thing is that because you didn’t have an outlet close by for the pumps? Asking cause we are looking to build soon, but our outlet is closed behind our screened lanai, and not sure if that’ll be a problem.

Our pool is 8’ deep. We have a Hayward AquaPlus control panel that runs our pool equipment. The wiring I installed was for that control panel and an electrical outlet.

I’ve always heard that the NE was more expensive than Georgia. I’ve heard that labor and building materials cost more. You also seem to be building something nicer than what we have. We got a black chain link fence because it was the least expensive. The aluminum fence sounds more expensive than chain link. The pavers are probably more expensive than concrete. Our concrete was about $6 a sq ft.

We don’t have a pool heater. It’s warm enough in Georgia that we can swim for 8 or 9 months without a heater. Well, my kids will get in when the water is colder. They were swimming in March. Not me. I didn’t get in til June.

I do not want to give my pool contractor any more referrals because of the way that our project ended. I know he built at least one pool because of my referral. That was before our project came to an end and I was left.....not very happy. I’m going to be making a video this weekend about how to save a lot of money on building a pool. It is something that I learned about pool contractors and it should help you out. Definitely shop around get a lot of quotes. I will try to get the video out as soon as I can.

That's for 4' concrete boarder, no cleaner or diving board. Hearing your price is making me question the markup.
