Budget Girl $200k where I live in northeastern MA *might* get you a tiny one-bedroom condo in an old, decrepit building. $300k might get you a foreclosure or a small fixer upper home. $400k-$500k is pretty much the bare minimum if you want anything even slightly nicer or bigger than that here.

$200k usa dollars in my country of Australia where I live you can get a 3 or 4 bedroom home with a large yard, in a really nice outback small town. You will need to pay council taxes of about $2k usa a year. The house will be about 40 years old but pretty good. In Sydney it won't buy you anything. In the bush you will live like a Queen. You might get a nice home for $90k in the bush but it might need some work.

For $200k where I live you can get a beautiful lake front house. I live in town, about 1,500 people and our house was $49, 000. It was like stepping back into the 80’s when I first saw it but it is a 1910 bungalow, 1,200 sq feet, 2 bath, 2 bedrooms with a room in the basement that is finished but the rest of the basement is unfinished. Our house sits on .25 acres with an unattached garage.

In my county in florida houses average around 180,000-220,000 for a decent 3/2 house, I have found fixer uppers for 125k but they are total guts, land alone goes for 69,900 an acre!!!! Where I grew up near the florida alabama line, houses are around 79k-120k... but no job opportunities.... 70% poverty! It's all about location!

I live north of Dallas/Ft Worth and bought a little 3/2/2 house (1364 sq feet) and a little yard for $205,000 2 years ago. I found it interesting that you consider buying a home as going into debt. I don't see it like that. It's an investment and I would have to pay rent somewhere anyways. Thanks for sharing your journey (I saw the video of your new home tour) and congratulations!

So amazing that you can get a multi-unit family home for 200K. I live in a major city in Canada, and paid just under that for my 2 bedroom condo, OUTSIDE of the city 😩 I'm 28, and a multi-unit just wasn't AT ALL in my price range at this time in my life. BUT, I'm not giving up, my little condo is my first step into real estate, and and only the beginning. We are all on our own journey! Great video Sarah :)

Duplex’s look very different in TX than in Chicago. Here we call them “2 flats” (or 3, 4 etc). Most of the time it’s the apartments stacked on top of each other with a common backyard, basement, main stairwell and garage. I have a two flat- my Mom rents from me. She digs it.

I live in Arlington TX and bought my house for cash after selling a home in Seattle. I paid 147k cash for a 1900sf 2ba/3bd with a pool in a good neighborhood in 2015. I don't know what real estate is here now. I'm far from debt free but I'm just grateful to not owe anything on my home.

I currently live in a $500,000 freehold, 2 bed, 2 bath, 1000sq foot, fully attached townhome. I live about an hour away from a major city (Toronto, Ontario). In my area, this is considered a bargain. If I were to move even 20-30 minutes closer to the city, my townhome would probably be $750,000+. If I lived in Toronto, I'm probably looking at close to $1,000,000. For $200,000 you definitely couldn't get a home in my area, couldn't get a condo... you may be able to afford a trailer at a trailer park an hour outside the city, but that's still cutting it close. For $225,000 in my neighborhood, Bay Ridge, Brooklyn, you can OCCASIONALLY find a 400 square foot studio apartment that needs mega renovations and has laundry access in the basement of the building.

Yup, even if it needs some work, the property values here are insane. If you went just outside Vancouver-proper to the general metro area suburbs, it might drop to $800,000 or so.

I bought my two bed one bath condo with an amazing patio for 210,000 Canadian, now worth a little over 300,000 Canadian. I love owning my own home. Also thinking of house hacking. I own a small home that I am currently doing a few touch-ups on to get ready to sell. It is a two-bedroom one and a half bath adorable little cottage nestled under two magnolia trees on a double lot. Unfortunately, because of the culture and condition of the neighborhood, I will be lucky to sell for somewhere in the mid 40's. That is in North Mobile County, Alabama. Homes here are super cheap. I paid $30,000 for the house about 15 years ago. Added Note: Now is a risky time to depend on income from renters. Although, if you can afford the mortgage without rental income for a while now just might be the time to buy. Home prices will probably be very negotiable in the midst of the current uncertainty.

Here in Omaha, NE the prices seem to be similar. I however, couldn't afford that when we bought our $52,000 house. Now, that I could afford a little more I just can't justify spending more when I have all I need here. Our house is a 2 bed 1 bath 682 sq ft house. We raised three boys here but they are all grown and moved out now. It is perfect for my husband and I. We hope to have it paid off by the end of 2021. I am looking forward to having low expenses when we retire in 15-20 years.

Glad you've positioned yourself to be able to be your own landowner. You're doing it right, a duplex/4 plex will nearly pay your mortgage. Sure there might be months that the other rental is empty or when there are issues with tenants not paying but I'm confident you'll have an emergency fund to pay the mortgage if that is the case. With the current health crisis you should be able to swoop up foreclosures for a song. Just be sure your job is steady before you make your move. :) Keep us informed on your journey.

I’m in the Los Angeles area (Burbank), the absolute lowest listing on Zillow in my city right now is $529,000 for a 3/2 70s built condo. The cheapest non-condo is $729,000 for a 3/2 built in 1924.

In sw mn my house, 3 bed 1.5 bath was 72000 with a huge lot, 3 car garage and a shed...... These prices are crazy to me but are probably good for someone living in an area with a bigger population. My whole county's population is only 10000.

We live in the Seattle area. A first time home, a fixer upper cost user $400k. Standard, 3 bedroom 2 bath 1400 square feet in the suburbs. 3 years later it is valued at $500k+. It’s really expensive, and makes home ownership out of reach for most people.

Where I live, you can buy one property. A lot with a building that has to be demolished and contains asbestosis and probably other expensive things to have removed like oils etc. On the bright side, it's in the centre of the town. We bought our house here at the end of the last crisis for under 200K (price started years before at 319K). Fixer upper aka headache but the location is so great. Hope you are doing okay! Take care.

I agree with most of what Dave Ramsey teaches but not all of it. For 99% of the people buying a house a 15 year fixed rate is the best way to go but I like the idea of getting a house or a car for as many years as I can and then throwing everything except the kitchen sink towards the principal. I got my car on a 6-year loan and I'll have it paid off in a year. Most people just will not do that..

We were at 278 for 4/2 3200sq ft w a pool in Taylor Lake Village TX. Thats outside of HOU near Seabrook and Kemah. Size wise the price per sq ft was low but the house needs updates and was an estate sale. We love it. We will slowly do changes but some of the major things had already been done...roof, windows...all important for a house built in the 60s.

Why do you need to be so close to the University? Go farther out and get a lot more for your money. You won't have trouble renting. I guarantee and you would have a greater likelihood that you would get a better quality renter.

The housing in my area (30 mins outside of Orlando, FL) has gotten insane! Luckily we bought our home a few years ago for $115k - 2bd/2 bath / 1100 sqft - and now comparables are selling for $190k-$200k. Definitely take advantage of that great market!

Jelly! I'm in a 640 sq ft one bed condo in Ontario, Canada. It would sell for 350k with a $460 HOA. A townhouse would list for 499k-550k and detached 800k- 1 million. I would love those Texas prices, nothing to buy here for less than 300k..

Budget Girl so far we’ve only put about $2,500 into kitchen cabinets and flooring (labor included). Still have some sprucing up to do but mainly painting walls. I don’t plan on doing much more to it. It suits our needs just fine. 🥰👍

I live in Lafayette, La and it’s similar in price I would say. I bought a 3 bed 2 bath for 160,000. Depending on the side of town prices will also vary like your showing. I was able to buy my house brand new because it was on the north side of town.

Definitely LOOOVE the idea of house hacking and significantly reducing housing payment! It's a bit more expensive here in California, and for our first place we may not get a duplex right off the bat but rather a single unit to start off. Build some equity, sell for a little gains, then move into a duplex and house hack. Either way, love you have a plan and are working it! Very inspiring!! :D -Matt

Hey Sarah! I just came across your page on IG and I must say that I’m QUICKLY becoming a fan. I’m watching this video to get more comfortable with the idea of purchasing a multi family home so thank you for posting. BUT (yeah I know), I was startled by your comment on “lower income housing people” and honestly offended by your delivery. I’m actually utilizing a purchase program geared toward assisting low-to-moderate income people and people purchasing in low-to-moderate income communities. This is to build strong, healthy neighborhoods in urban/rural areas nationwide through affordable homeownership. And while you’re certainly free to express your opinion-which does have some merit-, to purchase where you will, and not to sign-up to be an advocate for communities/people in need....you would do well to think of your privilege and unconscious biases before publicly passing judgement on specific groups of people. I grew up living in way worse neighborhoods than the one you described at the ~15:20min mark and have since “moved on up”. However, despite not having much (sometimes not even food/water/clean clothes), my family kept our homes/apts clean because we appreciated having AFFORDABLE HOUSING. Some of our neighbors or relatives/friends in similar situations may have needed a bit more guidance on how to maintain a household but that’s what programs like HUD/FHA/VA are for, as well as engaged/supportive landlords who’re more likely to find and retain good tenants-I hope you’ll become one of them. The moral of my soap-box story is this: sure, be cautious entering into business with people of differing lifestyles or putting yourself in environments where you’re uncomfortable. But don’t continue promoting these crippling stereotypes just because you either cannot relate, cannot afford the investment, or you’re simply afraid to take the risk. Please accept this comment as constructive criticism and not a personal attack. Either way, thanks for hearing me out. Happy Budgeting...

congratulation on the purchase of your duplex! so excited for you! Im not trying to bring down the vibe but I do want to share this info with you. I also live in a twin city major university town, pretty close to the same size cities and student population. there are the typical frats & sorority housing and a few student housing apartment buildings. but the neighborhoods surrounding the University of Illinois (and in both cities) were large older homes that were converted into multi apartments and rented strictly to students. this was the norm for about 50 years. about 5 years ago the University started tearing down the older apartment buildings and large houses ON campus and have started building high rise apartment buildings. they are literally building a big city on campus and have acquired land just off campus and are building even more high rise buildings. so that leaves the surrounding neighborhoods (the student housing in the older homes) with no students to rent their apartments. if you are counting on most of your units being rented and even 1 is vacant consistenly, that will cause serious financial issues for the owner. sorry for the long comment but I wanted to warn you to be cautious with your investments. before buying additional, perhaps bigger units, get in contact with the University administration to learn their future student housing plans. here at U of I its called the Office of Capital Programs. good luck to you. so very happy to see your financial progress over the last couple years!

$200,000 would not get us a multi-family unit in our area. Multi-family units in my area go super quick. The last one I saw was $359,000. It was gone within a week. $200,000 would get me the brand new 4 bedroom 2 bath house across the street that is super nice.

Here in chicago,when hubs and i had to move out of our old complex,we looked at studio apartments.one building a block away had a port a potty sized 2 bedroom for $2,000 per month. It was way too small.its just hubs,me,and our 30 pound bobcat,but nope.place we have now we pay $900 a month. Studio,but its pretty big

Yeah, that's definitely a concern I've had before. Something to do is you can hire a property manager to handle all the nuances of the rental property, and keep yourself out of it. Additionally, you'll have access to their repairs/maintenance crew so even if something breaks on your side of property, they can still come out and take care of since they manage the property, not just the unit :)

@@nttwashere I'm sure renters could be evicted easily in a conservative state like Texas. I live in Europe and the situation is dire for home owners. To evict non paying renters is a long, difficult road which always ends up in the courts. Terrible.

@@VADyoutube Yea, eviction is always a drawn out, complicated issue. Here in California it can be tedious, but not sure in Texas or other states. Hence why I'm an advocate of property managers...they usually have the resources to handle issues like that so I, as the owner, don't have to deal it. I'd imagine it would be such a pain, not to mention the income loss as the renter's aren't paying...

those houses that cost 80k would easily cost 100-120k in price in my area and not in a good area to say the least. This makes me cry cause the 300-375k house in your area and equivalent to 500k and your 500k house are 700-800k houses.

Just curious, have you taken any landlord courses or talked with any other non-professional landlord or duplex or triplex? Reason I ask is that my ex and I tried this at one point in our lives. I have nothing good to say about the 3 year experience, and it left us selling for less than we had invested. It's way more complicated than just collecting rent. I just want you to be successful is the reason I ask. I'm a subscriber but dont watch every single episode so you may have already addressed this. I do hope you have great success in your new venture as you have had in the past.

The 2 bd/2bth 1,510 sq. ft. that's $150k there would cost around $260k here (a decent Chicago suburb).

Rasputin Thorpedo a house isn’t an asset unless you buy in cash because the recession you can lose the house if you don’t have a job .

Oksana Knighton Hello. A house is always an asset. If someone buys clothes or food on a credit card, that debt isn’t backed up with an item that can be sold (it’s been worn/eaten) to pay it back. With a house, it’s likely to hold its value - so while you owe the bank 100,000 you have an asset worth at least that you can sell to satisfy the liability if needed. My point want to say debt is good. My point was that owing against a house is less stressful than owing against something you have no asset to back it up with. Whatever your debt journey, I hope it’s going well :) I’m early at £80k left on my house having paid off £100k earlier than I have to :)

Rasputin Thorpedo only a poor person thinks a house is an asset just saying . I use to think that too unless you own the house out right it’s not in asset you will get money out of it . But if you were to lose your job and can’t pay anymore you lose it . Also it doesn’t always hold the value just as in a recession or a depression . An asset is something you own that you can liquidize . Trust me my mortgage is a stress level for me . My husband and I bought a town home and played it off in two years but we also had two kids in that time and was pregnant with our third so we put grew it very quickly and built a new house . We put a good $100,000 in to it and I’m glad but we still owe the bank $400,000 but we also decided to have $200,000 in the bank just Incase my husband loses his job also we have stocks and a retirement account . So it’s different for everyone

Wow you get so much room in properties in the US here in the UK the prices are so very expensive. Fortunately we are now mortgage free, have been for last 10 years but for young people trying to get their feet on the property ladder it’s so difficult

My home prices are similar. I love in Conway, AR which has 3 colleges in the town, and has some beautiful properties for between 150-200k. The blue house would probably be about 75k-85k.

In the bay area half a mile if you're in the outskirts or the hood. Nice neighborhood/silicon valley tear down and rebuild 900k

There is literally nothing for sale in my town for $150k. Barely even any land that is $150k....there may not be, I haven’t checked in awhile! The worst neighborhoods here (outside of Sacramento) are $350k 😞

I am all for wealth but I think adults need their own space and work better with their own space. I wouldn't recommend sharing a home. Of course it's not my decision but there might be another option that is better if you think outside the quantum cube.

Well in a duplex there are walls seperating the families and no real direct access. Maybe I'm not sensitive to other people's noises beyond walls because i've lived in apartments for so long.
