This is such a great story. It take a lot of guts to buy a deal that is negative cashflow. It take a lot of skill to turn it around!!

Recently stayed a few nights in Sedona. Wife and I drove to Orchard Canyon and found it to be a quite unique and beautiful property. Loved the tiny road crossing over Oak Creek. What an incredible find. Congratulations on your vision and ability to purchase. Wishing you continued success.

Sell bare root apple trees. I live near camp verde and would plant your trees. I grew up on long island drinking unpasteurized apple cider and made hard cider, which you could also do, if you don’t.

For 2014 16x365=5,840x275=1.6 mil that's a half mil difference in calculation there, but I get the example. Thanks for sharing, great property.

He forgot to remove the 3 months from the total rentable days so if you do 9/12 * 365 * 16 =4,380 * 265 = $1.16m which I believe is the number he used
@kstealth12 сағат бұрын
@@precisionc3656 Yeah, you're right, there's the 70% occupancy factor, he was still slightly off on his numbers but close enough 😃
