I worked at Truck/RV Wash for 22 years supervising and Managing at the highest quality of work in California out of Fresno. a buddy of mine which was the senior manager at the time moved on to open His own metal polishing/detailing shop I followed him and did that for 4 years as manager til I got a job with the Post Office for benefits. But I still have the drive for detailing on the side as a hobby but I have a dream and a itch to own my own car wash business. This is motivating.

People less likely to break in for tokens. No coin shortage issues like as of late. $1 = 1 token so easier for customer to put in 2 coins instead of 8 which leads to less coin jams.

Miss management where the owner has probably had it for so long and has lost motivation to make it the best it can be. Probably ready to retire and doesn’t want to spend money to remodel it. It may only have two hose options in bay so lots to add there. If it’s the best product for a good price people will come.

Depends how much capital you have. If you have millions to play with then building from scratch would be feasible but without that capital finding a rundown one and fixing it up would be a much better option. Starting from scratch requires expenses city permits and underground work for the drains and clarifiers which is very expensive.

What's the car wash saturation limit for a given area? they are such easy structures to build, can't be hard to put one up on a vacant lot, I bet the permits for a new car wash are hard to get. can't you just use one big triplex pump for all the bays? what about solar water heating? after 10 years you'd probably make more off selling the land than the car wash $
