When you own the business and the shopping center, it can be amazing. You can charge your own business higher rent which will raise the NOI of the shopping center which increases the value then you execute a cash out refi to pull out all your money tax free. What I do if I lived in my own apartment complex - charge myself the highest rent xD. Respect how you slowly scaled your real estate portfolio without any partners. I own 90 units without partners so I respect the grind.
