We are Lia and AK, and we're excited to share our journey with you as we navigate the world of property investing, business, and working together as a couple.
AK: I left my corporate job after experiencing mental and physical health issues, and we started our KZbin channel to document our journey as new property investors in 2019 with no upfront capital. Expect weekly videos where we provide project updates, share best practices, money-saving tips, and our learnings along the way.
Lia: With nearly a decade of experience building my own entertainment channel on KZbin from 0 to over 330k followers, the unpredictable nature of a content creator's monthly income took a toll on my mental health. Starting my property journey was my way of future-proofing my income and creating a stable, regular source of revenue. Ultimately, my goal is to build a secure financial foundation for our future family.

As soon as I heard that you had applied for what we would call “re-zoning” of the property, I imagined that dealing with that would have been a nightmare as it is here in the US! Lessons learned!! Fortunately it all worked out for you guys.

Great video, it worked out well at the end, well done. I'd try to find other uses for those rooms that can't be rented out as bedroom - A cheap office for a freelancer, additional storage for a local business, a meeting room, a community room... If you apply yourself, I'm sure you find a suitable use and added income.

Interesting on how it is doing and twist with you working with the local council. What you call surveyor in the UK, we call appraiser who determines a property’s value. Her int US, Surveyor deals more with land issues and establishing property boundaries.

Well done. Now it’s leased to the council Is it classed as an HMO or not? Couldn’t find an 8 person HMO on the council lists in Grimsby. Just wondered if you still needed the HMO license before the council took it over.

Thank you for sharing guys!! Amazing project and even better numbers. Just got a few questions: 1. Was there no interest added on the investor finance and did you use bridging finance as well? 2. Will you be able to remove the management fee as the council is already managing on a social housing basis? 3. Does all the cashflow go straight into paying off the mortgage for 2.37 years? Well done on making that work. Great cash flow but something to consider, with your total outlay spent you could have bought a 2 bed flat in London with similar yields without the hassle of 8 beds to manage at some point down the line:

Out of interest, why didn't you give it to Serco or Mears Group? They would then manage the property & you save your 12% management, they also cover all maintenance and you get the property back in the same condition you gave it.

- Are there any project tasks you can get started whilst waiting for your planning permission to get accepted? As a means to bring forward the project completion date, and otherwise paying the lender whilst doing nothing. - What minimum size did they require per bedroom? - About the flood risk - was this not flagged up by the environmental risk search during conveyancing/survey? Great content - do you host London-based networking events?

Cool vid, like the detail. For the size of the mortgage and the repayment, this must be an interest only mortgage right (20 years it seems)? That means you still have 296k to pay off at the end of the loan. Shouldn’t this be factored into the ROI figures?

Exactly, his calculation is inaccurate, it would take at least 20yrs at £21k PA for the property to repay for itself.

How come you didnt use bridging finance to buy and used investor money instead? Also, its very hard to get a property back from the council. How do you find a good managing agent as they are very rare.

@@PropertyCouple another quick one: is your contract with Serco / Mears on the asylum seekers? Are you not concerned about the high probability of damage and the horror stories that Serco / Mears do not address any issues and high turn over of staff / inability to get issues resolved?

This is an interesting channel for people who are looking for properties. I just wish that you guys would have a personal channel because we all fell in love with you two on Lia’s channel. I just wish you would finally have a new channel that would be just you two without any property talk. I miss seeing your real life. Please get back to that. You could name it PC Just us. Some of this has nothing to do with a lot of people from other countries and are only applicable to the UK.

Most councils have a social housing department looking to rent properties from landlords. They takes on all the costs for long term let’s but at reduced rates

You gave the vendor extra money after renovation/revaluation, shouldn't you adjust your purchase by the extra cash you had to pay the vendor? It wasn't £180k

I don't see it. You've tied up 180 on buying 160 on refurb and further buying. So 350 and your returning 20k a year. That's 5%. Doesn't seem good at all

The ROI is on their money left in after remortgaging. 75 % of the cash comes from the mortgage.
