I built my house 5 years ago, looks very similar. Even have a green wall (accent wall), mine is a three bedroom, house is 1738 sq ft, great room is 20x30, master is 14x17, (eventually will be 2nd living area) master will be moved upstairs, with 800'+ to build master, master bath, closet etc., it's already framed out, just needs sheetrock lighting, electrical, etc. The house itself is 30x50, with "current master" 14x17 on the very back

I actually had “stippled ceilings (which I HATE), in my kitchen, and my fireplace/tv room. I had a guy put the same wood on the veilings, then had him paint them white. It’s beautiful, and he used very inexpensive wood to do it. I also have it on the ceiling of my covered porch, with a big fan. I personally loved the pull out linen closet in the bathroom! Now that’s a GREAT idea!

It actually wound up going 16 days before it kicked on. Now that it's hot summer it does run daily.

Thank you for the tour I enjoyed it. I know you two enjoy entertaining and with one bedroom you can tell your company when it starts getting late " I wish you could stay the night but we have but one bedroom , drive carefully on the way home ! " We enjoy the outside great plans for the porch.

Very thorough tour!! You did such a great job with your house and keeping the costs down. 👏 Our stick built 1600 sq ft farm house (in-laws quarters) that we are wrapping up is $81 sq ft and doesn't include septic, flooring, paint or appliances.....and although built to hurricane code, it's not nearly as well-built as yours. We're just hoping material pricing changes before we start our forever home in January 2024. Again congratulations!!!

Very well done! Love the attention to detail you've made. It is well thought out. Would like to have something similar in a two bedroom. I'd add a BAF on the porch, and do the stairs inside in a wrought iron spiral to add to the usable sq. footage downstairs, and it would go well with the exposed black trusses. You could also take a small section inside the attic to set up as an office area and use the loft as a media room.

Spray foam to plywood is my recommendation. Skip spraying directly to metal for the savings.

@@TKCL I'm new to your channel. To clarify, you did a great deal of work/labor on your beastly beautiful home yourself? So to put it into perspective a common person with little construction ability would have to factor in additional costs for labor and permits correct?

Yes that's correct, however this is the first home I've ever built. I researched, learned, listened to others and went after it. That price does include paid labor for the slab, roof, tile shower, septic and drywall. Almost everything else I did myself.

@@TKCL well, you’re right about the prices. I watched one show where the guy quoted I think 150.00 a sq ft. Someone commented that that’s an “outlandish” price. Well it may be, but if you can’t do it yourself, or have the time to do it, you’re at the mercy of someone else. Frankly, I don’t mind paying THAT price, IF it includes the whole build/turnkey, AND if they can get to it, do it, and not take 5 years to get it done. It gives me huge anxiety to even think about entering into this kind of thing, because of my two experiences building a two car garage, followed a few years later by the addition of a master bath.

Great job Andrew. I just know you and Tiffany are going to enjoy this beautiful home you built. You could probably add another $50 a square foot onto the price for labor if you were to farm that out instead of doing it yourself. Can't wait to see the interior completely finished.

Pretty spot on here. $120 per was about what the going rate was pre Covid. Probablya little more than that now due to lumber prices

Absolutely amazing, you over built everything and it's still very affordable. Around here 1800 ft cookie cutter houses 10 ft apart with 100 per subdivision are going for 350,000. Dude you have got to be proud. I am just for making a segestion or 2. I think I was one of vthe first pushing tgd upstairs KZbin office.

I recommend a upright freezer the are easer to rotate your food and the food never gets old

I hate how inefficient they are, always dumping cold air when you open them. Tiffany does a great job of rotating food around in our deep freezers.

Hubby and I are tossing up the idea to build a smaller 1 level house {we have a 2 story house ..5 bedrooms} all our boys are all married and have their own families...it is time to down size and make it easier for when we get older {we are only 53 &58...LOL} so I have been paying close attention to your build for just in case...thank you for the breakdown...very helpful!! A good idea for your stairs to the loft would be to have them made out of steel and paint them black. Sort of an industrial look similar to the trusses. That way you don’t have to build any support walls which would make your living room feel smaller.

Good morning Andrew n Tiffany n Bullet. Love the house tour . U will b in yr house b4 u know it. With the stair case u will b installing if u haven't thought of anything yet. I have seen some people use n inserting bookshelfs at the back of each steps, not sure if u have alot of books for a reading nook or other displaying items, desk n a little area for Bullet to lay down as they love being next to u while ur there . Wow! What a coincidence! We are remodeling a house we moved into 4 months ago. We picked out the same type of flooring, and it's a very close match to your choice. It will go with white shaker cabinets and quartz countertops. Love your house and everything you've accomplished. Looking forward to seeing it totally finished, if there is such a thing. Lol

Andrew never heard of anyone including the porch in the cost per square foot. It is normally living space. Even at 1700 sq. ft. you are still under $100.00 a square foot. The house is looking great and man that pantry is a dream for any person that loves to cook. Tiffany will love it. You are getting so close, bet your excited..

Contractors have been including everything under roof here for years. Our last home that we had under contract to build had 900 Sq ft of porches and those were factored into the total square footage. I don't agree with it, but it's how things are totaled here. Just like the loft square footage is factored in as heated and cooled, but it should be cheaper because there's no more concrete or roof needed to make that space liveable.

Hey Andrew the house is beautiful and you put your heart and soul in it along with Tiffany ..I just moved into mine almost 7 months behind schedule..and way more expensive than yours...I love my house. Its really nice but I love the way you did yours...you have a very nice property ...you were blessed...I have no land just a small yard...I wish I could retire and move and just do a small house on land...I need the Job so I stay here..you sir are an inspiration. So you have me thinking...In 2003 I went with a builder to build a house for me in Williamsburg Va 1640 Sq feet shotgun style house .$164,000 I did sell it..Andrew its almost 19 years from that house. You have land and a house. Love this channel and what you do..you inspire me sir..

Great Job and you saved a Ton by doing most of it yourself. I was looking at double wide mobile homes and they are like 230k.

I'm glad you mentioned that, I've heard they went crazy on pricing. That's outrageous, they were 60-100k just a few years ago.

Thats freaking awesome!!! $59 a square ft but I’m guessing you different figure in you labor ? I’m so happy for you both and so glad I am part of this channel / family. I tip my hat to Andrew for your over build over due them you have . I have a lot of that in me also . When your done with the home and get all the figures done up would you consider getting it appraised? I would bet it would be greatly greatly above the cost for you to build . But would be very interesting to see basically what you’ve saved doing it yourself . Great great job sir as always .

I have been very curious about the appraisal! No I didn't factor in labor, but at the end I'll deduct my price from the average price being built around me for a crude measurement of what I saved/earned. It's way into the 6 figure area.
