I built my house 5 years ago, looks very similar. Even have a green wall (accent wall), mine is a three bedroom, house is 1738 sq ft, great room is 20x30, master is 14x17, (eventually will be 2nd living area) master will be moved upstairs, with 800'+ to build master, master bath, closet etc., it's already framed out, just needs sheetrock lighting, electrical, etc. The house itself is 30x50, with "current master" 14x17 on the very back

I actually had “stippled ceilings (which I HATE), in my kitchen, and my fireplace/tv room. I had a guy put the same wood on the veilings, then had him paint them white. It’s beautiful, and he used very inexpensive wood to do it. I also have it on the ceiling of my covered porch, with a big fan. I personally loved the pull out linen closet in the bathroom! Now that’s a GREAT idea!

Very thorough tour!! You did such a great job with your house and keeping the costs down. 👏 Our stick built 1600 sq ft farm house (in-laws quarters) that we are wrapping up is $81 sq ft and doesn't include septic, flooring, paint or appliances.....and although built to hurricane code, it's not nearly as well-built as yours. We're just hoping material pricing changes before we start our forever home in January 2024. Again congratulations!!!

Very well done! Love the attention to detail you've made. It is well thought out. Would like to have something similar in a two bedroom. I'd add a BAF on the porch, and do the stairs inside in a wrought iron spiral to add to the usable sq. footage downstairs, and it would go well with the exposed black trusses. You could also take a small section inside the attic to set up as an office area and use the loft as a media room.

Yes that's correct, however this is the first home I've ever built. I researched, learned, listened to others and went after it. That price does include paid labor for the slab, roof, tile shower, septic and drywall. Almost everything else I did myself.

@@TKCL well, you’re right about the prices. I watched one show where the guy quoted I think 150.00 a sq ft. Someone commented that that’s an “outlandish” price. Well it may be, but if you can’t do it yourself, or have the time to do it, you’re at the mercy of someone else. Frankly, I don’t mind paying THAT price, IF it includes the whole build/turnkey, AND if they can get to it, do it, and not take 5 years to get it done. It gives me huge anxiety to even think about entering into this kind of thing, because of my two experiences building a two car garage, followed a few years later by the addition of a master bath.

Absolutely amazing, you over built everything and it's still very affordable. Around here 1800 ft cookie cutter houses 10 ft apart with 100 per subdivision are going for 350,000. A good idea for your stairs to the loft would be to have them made out of steel and paint them black. Sort of an industrial look similar to the trusses. That way you don’t have to build any support walls which would make your living room feel smaller.

I have seen some people use n inserting bookshelfs at the back of each steps, not sure if u have alot of books for a reading nook or other displaying items, desk n a little area for Bullet to lay down as they love being next to u while ur there . Andrew never heard of anyone including the porch in the cost per square foot. It is normally living space. Even at 1700 sq. ft. you are still under $100.00 a square foot. The house is looking great and man that pantry is a dream for any person that loves to cook. Tiffany will love it. You are getting so close, bet your excited..

Contractors have been including everything under roof here for years. Our last home that we had under contract to build had 900 Sq ft of porches and those were factored into the total square footage. I don't agree with it, but it's how things are totaled here. Just like the loft square footage is factored in as heated and cooled, but it should be cheaper because there's no more concrete or roof needed to make that space liveable.

I have been very curious about the appraisal! No I didn't factor in labor, but at the end I'll deduct my price from the average price being built around me for a crude measurement of what I saved/earned. It's way into the 6 figure area.
