I'm in Colorado. Hard water isn't really an issue in our area. But I came from South Texas where it is. Anyway. Here I PRINT MONEY rebuilding faucets. I highly recommend it if you aren't in a hard water area.

Yes, I always fix faucets first and always carry an ample supply of Delta rubber seats and springs on my truck. You sound like I could charge a lot more money for that.

One caveat, if it doesn’t say Delta or Moen I tell them to replace. No way I’m rebuilding a glacier bay. The cheap pot metal they make those out of is probably more worn than the springs and seats.

Lot's of good thoughts on all those jobs I frequently encounter. Yes on the stress test to check for drain leaks. I am curious about your process for replacing sink cabinet bottoms. When replacing faucets, need to keep in mind the drain. Some faucet kits include a drain and old sink drain might take up to an hour to remove.

I do have one very short video about the sink bottoms posted somewhere on this channel, but I also do need to make a better and more comprehensive one. I'll see if I can work on that in the near future. As far as the drains, I assume you're talking about bathroom sinks? You are correct. They come with a new drain and pop up assembly. I never installed the new drain, only the faucet, unless I've been requested to install the drain. I don't like the new drains because the pop-up that comes with them is a cheaper plastic one, not to imply that the older style is a whole lot better, but it is a little bit better.

I bought a new faucet at Costco and I asked a plumber how much he would charge me to install it. he said he would have to replace part of the drain too so he would charge $350. I said OK and the I went home and replaced it myself. There were problems so I visited a professional plumbing store and they showed me an extra reducing washer I had to buy for the drain part and get it to fit onto the drain pipe. I also had to buy extra repair parts to fix the shut off valves that were leaking when I tried to shut them off. My whole house water shut off no longer worked either so the water was gushing out while I fixed the under sink shut off valves. Lowes was no help. What a mess! But I got it done.

That's great! It's a good thing too because the plumber would have charged even more for the shut-off valves and the other issues.

You mentioned raising the price for a garbage disposer is now 150. I have an elderly friend who was just charged 900 for a new garbage disposer with labor from a plumbing company and she thought it was high. Pricing the disposer themselves I see pricing in the 100 to 150 range. I think 150 for labor is very reasonable considering you customer would have to call a plumber. I have a friend who is a plumber, and he will straight up tell you he is 200 per hour and it does not go down.

$900 is insane. I have garbage disposal replacement down to a 30-40 minute process. $200 an hour seems to be standard for licensed specialists.

What do you charge for a shower valve replacement. The entire valve. I know they are hard to get to.

Maybe $600, assuming that I'm only opening the wall and doing the valve. Extra to close the wall back up. I would assume a half day to a full day for that.

I disagree about fixing the seal a lot of times it’s because gunk is getting in from old waterlines or the city cutting pipes and letting dirt in and it is messing up the cartridge

I’m so curious to know how you replaced a garbage disposal in 13 minutes. I’m assuming it was corded, not hardwired, and the mounting flange was compatible with the new one 😉 13 minutes may be a WORLD record! lol

To be fair it was when I was racing myself and timing myself on every job. It was corded, the old one came out like it was nothing. I keep a small ace hardware bucket to drop it in and the new one was already corded. I'm chilling more now than then but it was necessary to maximize my income by getting streamlined.

How do your prices differ if you’re providing multiple services during the same service? IE, tenant claims sink is backing up AND leaking. So having to remove the pea trap, snake, replacing a strainer, and replacing all the gaskets.

I'm that case I take into consideration 3 things. 1. Minimum $100 hr 2. How nasty or hard it turned out to be. 3. Always asking myself what price would look acceptable to the PM. Some jobs I charge less because it won't look right. Some jobs more because it will look right. It is always a judgement call on balancing the incentive to charge more with the ethical imperative to remain fair and professional in order to develop a long term strong sense of mutual trust, to the extent a business can ever be trusted. Short answer if it took 1.5 hours probably something like $185 with a very thorough description of all work performed backed up by the knowledge that you likely did it right because your work never gets call backs.
