Have you guys thought about adding a tenant protection plan and requiring customers to opt in? Minimum policy is $12 a month of which you get 60-70% with the protection company getting the rest. 60 customers would be $720 a month with about $400 a month being yours. Also protects tenants in some scenarios.

With the seller financing. Can you pay off seller loan earler if value goes up when refi for commercial loan. How will the refi loan work will you have to come up with 30% or can you use your 250k down that went to seller. Thank you Good video and good info. So help me understand the ROI on this. With a little over $5K of net income per month, you are 41 months from getting your initial $250K investment back before you actually make any real profit. Is it your strategy that you will increase the asset value thru the improvements and increased rents that will allow you to refinance and pull back that $125K each much sooner or maybe flip the property to a new buyer and double your money? Its a great asset on your balance sheet, but I'm trying to figure how this creates any passive income for you guys before month 41.

Usually when you invest at things like this, net cash flow is passive income. That 250k isn't gone, if they sold the property they'd get it back if not more due to the increase in rents.

@@edenk3500 that is a very optimistic view of net cash flow. Its positive cash flow, but not net cash flow. The $250K is definitely there if they cash out and sell, but then the reoccurring revenue no longer exists. Its value on a balance sheet, but my accountant tells me the $125K I took out of my account is still out there and until I get that investment back, I'm recovering that initial investment and any money I get per month is 100% recovery. If you take that $5K per month and use it as "income" to purchase silly exotic cars or boats, then you are shooting yourself in the foot. This isn't a money maker until you get that $125K back....then your "making" money.

@@kipcarr2088 goes without saying you shouldn't be blowing your money but yes it is profit... Your equity is an asset and though not as quickly accessible as a checking account is still your money. Same as owning stocks. Your thinking in my opinion only applies to small businesses where it is hard if not impossible to get your money out but generates an income.

Only people that live on site is my GF an I, she’s puts up with non of that living out of your storage unit nope no ef’n way and that’s spelled put clearly in the contract reading cause she quite literally reads them the highlights of the contract when it comes to that and the penalty of a 3 to 1 day eviction. I feel for your situation but ya can’t do it here. Anyway good stuff lots to consider, our big issue is financing so thanks for covering that some.
